This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

Found the details online as I missed the link. Wow, what a fabulous house. I love the big windows and the open plan living areas and the setting is beautiful. Well worth £499,000 for a house and gardens like that especially if there is planning permission and plans for an extension. I hope your Mum finds buyers who love the house just as much as she does and really appreciate the design of a house like that.

Actually if it went in the DM it might get the wide enough publicity it needs for your mum to sell it.

I've started reading the thread and although you had the link withdrawn something about it was ringing a bell.

This house has been featured on a website/insta I follow for modernist architecture as a gem to look at. Someone upthread mentioned the orange kitchen and it clicked for me.

I remember wistfully looking at it and thinking that if I were to move up
North, I'd be able to afford it and it's such a beauty. I'd buy it in a heartbeat!

Can you get it marketed by specialist EA like modern house?

Take a look at The Homewood on the National Trust site - its actually 1938, but was seen as very futuristic then. Has similar woodland setting and feeling. www.nationaltrust.org.uk/the-homewood

I think the links been removed now so I can’t see who the estate agent is but if it’s not already with them try Simon Blyth, they seem to work with more unusual properties

FFS I thought this thread was being deleted. Multiple times. The original house link was deleted a long time ago, so no one has been able to see mums house for some time.

@JUstaboy go on Right Move and search for houses with a min and max bedrooms of three and you will easily find it - it takes minutes given the OP's description.

I think it's a fabulous home just as it is. If it was in my part of the country and I had the budget, it would almost certainly be at the top of my viewing list. I can't imagine finding anywhere better.

Anyone still looking, I just put in Huddersfield £500K featured in Guardian. Absolutely love it.

I'd definitely get the estate agent to say in the listing that it has planning permission and/or drawings to extend. It's a stunning house, and those grounds are beyond amazing, but the bedrooms are too small and too few for me to justify that cost.

It's lovely and I agree just needs the right kind of buyer who would kill for it - but in Huddersfield I don't know how many of those there are. You could cut the price by £100k and still have the same problem tbh (cheaper houses with more space - but not the same style) so unless your mum is in a big rush I wouldn't drop the price further but would instead invest in marketing it.

It needs to be advertised nationally. I keep an eye on property in general for an eventual move to the U.K and I would move to an area just for the house. Yours would make me consider Huddersfield! It’s gorgeous.

Your mum needs to change RE agents to the Modern House people.

They will be far better able to price it (I don't think it's overpriced, though I would give my right arm for that style and in a location so beautiful, so I may be biased) and they will also have a far better marketing pitch/ know their target market far better.

The photos on the current RE agents' site give no indication of the flow of the house - i.e. walk in, where do you go next, then after that, where... You should be better able to tell where exactly you are in the floorplan.

The photos also do a poor job of showing the actual rooms, with too much attention to the furniture and too little to the room dimensions and function.
