This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

Funnily enough I live quite near a road of very similar 60's architect-designed style houses in commuter-belt Surrey and they are snapped up (and 4 x the price of your mum's!)

Have you thought about having an open day?
We had one for our big standard ex local authority house and it was amazing how much interest it generated. It seemed as if people were scared of others getting their hands on something that they wanted themselves and we had multiple offers.

It's beautiful. I would switch to a national estate agent though. It's the sort of house which will attract buyers looking for a house like that rather than a house in Huddersfield.

It is gorgeous BUT you are right, it's the location.

Same money you'd get twice the property in Eg Devon, and better weather.

late to the party but love the house (very disappointed hoping for some run down shithole)
the only thing I didn't like was pine ceiling but thats personal taste

It's hard to value a house when there isn't a precedent to follow true, but it's worth what someone is prepared to pay for it and if she's had no offers then I'd say it's overpriced. I love it and I love the way your mum has furnished it, but Yorkshire folk (and I am one myself) aren't going to pay over the odds for anything. They'll also be well aware that when they buy it it will be an empty box without all your mum's lovely mid-century stuff. It will be interesting to see what next door goes on the market for. Price-wise I would have pitched it at price of similar-sized three-bed in that part of Huddersfield with a small premium for it's charm. I'd say she's tried with a big mark up with no joy so she can either wait and see if someone eventually bites or drop the price. My guess is people with a budget of half a million in Huddersfield will be looking for something bigger and those looking for a three-bed won't even be seeing it on their searches at that price.

justasking111 there is competition, but I prefer the mum's house! Some of your linked houses require, ahem, extensive cosmetic work (or ripping out everything and starting again). Definitely more pedestrian. Whoever said market this nationally was right, the market is more likely to be Londoners looking to move to the country/nearby than the local market, I would think.

My DS went to uni. in Huddersfield twenty years ago, he went back this year to the uni. was shocked at how the town had decayed, he would not live there now. At the time he loved it.

It really is absolutely gorgeous, I love the garden/surroundings. I'm down the road from Huddersfield, and wish I was in a position to buy it!
