I think they should do the show in a different order . Do the build first , then look at houses and make an actual choice rather than a theoretical one. They could get a real up to date valuation of the newly renovated house and know exactly what budget they have to work with and direct comparisons on what is on the market.
In the current format they could fall in love with another house but its all hypothetical as they cant put their own house on the market while its part way through a renovation. But that house or similar is likely not on the market by the time they are ready to sell.

That's much better plan.

Agree @Noseylittlemoo as all the houses shown are lovely tho sometimes not suitable

but they are never going to buy one of them

it’s just what they could get ….

I even remembered that though they said they'd love it in the episode shown last night they then decided to list it a couple of months later. I was hoping they'd do a revisit.
