Looking for a house near to Stirling - no idea what areas to consider!

Any help very gratefully received.

We'd like 4 beds, large rooms if possible (or potential to knock rooms through, maybe extend).

Has to be semi-rural, no close neighbours, ideally a converted steading or similar.

Don't mind a bit of doing-up, but really don't want to rip things out that I hate but are seen as 'features' by estate agents (Aga, wood burning stoves, that sort of thing).

Ideally within 20 minutes or so of Stirling University.

I've checked Dunblane, Bridge of Allan, Auchterarder, Dollar - not sure where else I should look as I suspect the place I want maybe won't have an actual town name if that makes sense.

Not sure which catchment you'd be in but Larbert High is a good school and about a 10 minute drive away

I know :( tbf mine isn't that pokey but it needs a wee lick of paint total redecoration and a bit of a tidy round 4 skips and a visit from kim and aggie

I also wouldn't mind moving closer to DSs school to save me having to transport them every day but that would mean vast downsize/rougher area or a big mortgage which I don't want at this stage of life. hey ho :(

If I had OPs £400k i'd be happy as a pig in shit - I could have a nice house in nice area near DSs school and some put away for a rainy day and a holiday to the maldives

Blairlogie is a really small place but it's just off the main Hillfoots road and literally about 5-10 minutes from the uni.

When I've gone on street view, I can't see the church but it may not be quite as secluded as it first looks.

I've driven past the area loads (on way to Coffee Bothy which is on the other side of the road down Manor Loan) but can't say I've really noticed much.

Definitely handy for everywhere but tucked away :)

What did you think of the Powfoulis Lodge one upthread? It's probably more isolated than the Blairlogie one.

Though with the Blairlogie one DH could probably cycle or walk to the uni in your 20 minute commute time :)

It is definitely not secluded unfortunately, main road at end of the garden and neighbours on both sides, it's been for sale for years.

Powfoulis looks like it has a lot of potential and layout could be changed I think - loads of space.

What would you do with the layout? I'm never any good with imagining things - I just want big, unfussy rooms with nothing built in; apart from that, I'd be a bit stuck. Knock family room and bed 3 together to make a big space? Convert attic? Make sauna (?), WC and shower room into one bathroom?

It's hard to tell without being in it, but i'd be tempted to move the kitchen into the living room bit and make a big kichen/diner/family room.

You could then make the existing family room and kitchen into bedrooms and keep all the bed space down that end (but not sure if there is enough space for bathrooms/en suits) and maybe knock the two bedrooms and en-suits out into a big living room. If you could manage to link in the games room into the main house, you could have a big master with bathroom and dressing room?

Actually maybe you could turn the kitchen into two en-suits to serve the bedrooms on either side?

you could maybe lose that bit of corridor next to bedroom three and then link that to the toilet/shower room so it had it's own en-suite too? shave some room next to the sauna (or ditch it if it doesn't appeal) so you have a stand alone guest toilet?

You'd need to fiddle a bit with the entrance to what is currently the family room though.
