How do I get lodger to leave

Lodger doesn’t have a written agreement. been here 1.6 years.

His behaviour has got worse recently and I’m sick of it. I’m not happy in my own home. So I asked him to leave.

There was an incident which I was waiting for.

i don’t think he realises he has to move.

so I’m going to follow up with a what’s app message.

any tips or anything? I don’t want to get into a dialogue.

In the message you send via WhatsApp make it really clear the day and time he needs to leave by so there is no room for confusion.

I would love that…. But I can’t be a c u next Tuesday.

This. At most end of the weekend. After that, his stuff goes outside, change the locks. If he kicks off call the Police. In fact, could give the Police a heads up in advance if you're worried that's likely.

When did you tell him he needed to leave & by when? Did you 'hint' or suggest or were you very clear?

I would remind him that you asked him to leave verbally on Xday Nth August at 13.45 or whenever. Give 1 week to move out.
Then change the locks.

Are you the op that posted recently about your lodger blaming you for his date not wanting to see him again? If so I’d be more inclined to go with Aquamarines suggestion than giving him 4 weeks. He sounded like he could get nasty.

It looks as if the exact procedure depends on how he lodges, i.e. does he have basic protection. (I would assume not).

Unless you do have safety concerns, I think you should give reasonable notice to quit, which is normally the rental interval, so if he pays monthly 1 month or if he pays weekly 1 week. I would do it in writing, as a letter, even if you WhatsApp the PDF to him so you have proof the message was received.

No.

he said I should give him 24 hours notice to move his bike so I should paint the fence. Wasn’t like he was busy that day (which I could understand).

he also wouldn’t let the plumber come in to do his radiator when he was away.

and then refused when I gave him 3 days to put his desk up in his room, but an hour later sent me a pic

I realise there is no agreement. For the lodger to have basic protection, he would need to not share any living space with you inside the property (so living in a granny flat or similar, it's in your property but has its own kitchen, bathroom, living room).

Just give him a time and a date and tell him he needs to go. 4 weeks is probably too long but whatever you think is best.

If you feel unsafe then ask him to leave immediately.

If it's just general unhappiness, I would say, you no longer require a lodger and want your home back, as there is no written agreement you give him two weeks to find another room to rent, or find a relative to move in with.
