Ok so I know technically Im not sold yet but I rang the estate agent on Tuesday . He came around to look around and to discuss marketing and price

Hour later he rang and asked if we could do a viewing within the hour as he had a buyer looking, so we said yes

Wednesday he came back to do the measurements, photos and video

Halfway through he takes a call, can he bring the viewers back without us there - sure

4pm Thursday hes back saying buyers have offered 5k over , are in position to proceed , everyone in their chain is , my new house I have on reserve will be ready in January, will I accept

Not even a brochure published and the house sold STC

We only thought about moving a week ago and now it seems we are

Did you get an offer and complete on the same day though, like a previous poster said happened to them (on page 1 of the thread...)

@BatchCookBabeNo, but we managed it in 7 weeks.

That’s really good as long as you’re not under priced! Years ago I saw a house for sale that I liked the look of on a Friday (we hadn’t even thought about moving), we viewed it on Saturday. Had the house on the market by Weds and sold it on Thursday. I thought that was quick!

mumumental · 09/10/2026 18:13

@BellismaHe just knocked on the door in my small road

My husband sold his flat really quickly. Estate agent came round measured up, gave guide price, he agreed. She called him the next day to say he had asking price offer.

All went through smoothly, although we later found out it was turned into a cannabis factory! Had a full size, massive loft 😬

mumumental · 09/10/2026 19:10

@BellismaHe said that he had someone keen to buy on my road.

Grannalintab · 09/10/2026 19:16

You originally asked about the speed of your sale and I would say your experience is not so unusual, as we sold to someone the agent knew was looking for the type of place we had, before the listing was even drawn up, and at a fair price. The subsequent process still took months though.

Towmcir · 09/10/2026 21:36

My mum was showing someone around the property before my dad even got home from signing the papers to list it (and the viewers offered immediately and subsequently bought it).

It ended up being a 3 way exchange, obviously with cash moving hands, between people in the same village that wanted to move and knew what they wanted.

I was dumbfounded and didn’t believe them when they said this, needless to say they were quite naive about the state of house buying when I bought mine 30 years later!

Since then a lot of changes and when here, and we were discussing , he asked me how much would I be happy to get and my figure was too low, I found his to be frightening high. So we agreed offers over

I can't figure out why you were so quick to take what is in effect a low offer compared to the value.

If he said £800K and you felt it was worth £700K, why not compromise on Offers over £750K rather than selling it for less?

Given he has produced a buyer so fast and they have offered over your 'guide price' it does see they have a bargain and you're at a loss.

You may not NEED the money now, but you may have another 30 years ahead of you when that £50K+ would be very useful - for your own children if not yourselves.

You seem to have panicked a bit by being worried you'd lose your new build and I understand that, but the best option would have been to advertise it higher and take lower offers. If it's so sought after, it would be snapped up anyway.

Tuesday same time the EA came. He came on the back of the house I wanted still being available , it was,

If the new build was not there, I would never have considered moving. Mum is only dead 6 months, Im still working through her bits , the house is upside down, Ive boxes shoved everywhere , still working through probate. Moving was for some time ahead

Yes my house is a bargain, floor and ground space wise, but it needs a new kitchen , the shower upstairs is on its last legs, as is the downstairs bathroom and the French doors are warped - just a few things that need sorting . Then the ruddy upkeep - oil heating - over a pound a litre so a thousand to fill the tank, and we got through 3 fills a year, then the coal and logs . The fact that you cant even get a pint of milk without a 9 mile round trip and the cost of diesel . The amount of lawns that need cutting, trees and bushes needing kept in check , patios that need weeding and power washing, the drive, the fences , the railings - its a lot of work , a lot

For the sake of 50k - Im leaving it all behind

Like I have said upthread, life isnt always about money

Why would you cap off an en suite rather than having it fitted now?

Do you not want an en suite?

Is there a choice over where the garage goes?

No I dont want an ensuite when the house has a perfectly good bathroom next to the master bedroom. I dont want yet another ruddy bathroom to clean when Id rather have a built in wardrobe . Someone else who's already in has done the same - waste of floor space having two bathrooms when for 99% of the time there are only 2 people living in the house - two bums do not need three loos

There is no garage , we are building that ( husband is a builder) , the developers need to know so they can put the water/electric and drains in place

I had a call from estate agent Friday Pm to say “ this house coming on sale Monday is everything you wanted , have a drive past over weekend and let me know if you want to arrange a view for next week . “
I drove there , had a look from outside and a lady came out , I recognised her from a local club I go to , spoke to her , she invited me in for a look round and we agreed a sale right there and then . Board never went into the garden for even an hour
Sold .
Still there 17 years later

FruitPastel54321 · 10/10/2026 07:02

We had valuations across a Tuesday and Wednesday from 3 EAs, we specifically wanted a quick sale so went with the middle quote who was the most used EA chain locally. Photos taken on Monday, listing went live Tuesday, 14 viewings across Thursday and Friday and accepted an offer 5k above asking (we marketed at OIEO and had 3 offers within 2-5k over) from a cash buyer so accepted.

I agree, once you’ve had your valuation it can feel a bit of whirlwind! This was early last year, and we do look back now and think we definitely could have got £5k more, if not a little more, but it was a first time buyer home, we didn’t want to be greedy, we had a price in mind and sold for above that, so we were really happy. It took us 6 weeks to find a bew property we liked, but the sale went through super smoothly and we moved within 3.5 months. Perhaps we were some of the lucky ones, but don’t be put off by negative experiences - every house sale and every buyer is different. Good luck with the move!

You might be very grateful for an en suite when you are both in your dotage and can barely shuffle to the loo!
I think you are underestimating the benefit. You have family who will stay? Adult children?
We have 3 loos and 2 full bathrooms. They are a boon.

You'd not get your £50K if the buyer has a survey! You might lose another £50K.

Your buyer is in for a big shock and I hope they appreciate the amount of work needed. From what you say your house needs tonnes of work at great expense. Even if you were offered another £50K I would pick away at that if I was the buyer.

Kitchen, 2 bathrooms, doors - maybe subsidence or damp is doors are warped?

It sounds a nightmare.

Oil is expensive but £3K pa for fuel is pretty normal for a large house- we're close to that for gas and electric. Presumably you choose to have coal and log fires.

Does the house have gas or is the village not on gas? New owners might want it connected.

@BatchCookBabeNo, but we managed it in 7 weeks.

That sounds fairly normal. Not that uncommon to have completion 7 weeks after putting a property on the market. One poster (further back in the thread) claimed they have known people to have an offer, accept the sale, and complete on the same day! Which, of course, could not happen. They're obviously getting muddled, and must mean, they put the property on the market and had an offer the same day. That can happen, (and has happened.)

Yes I agree. I don’t see that it’s possible in a day.

It's not because it takes time for the money to be transferred.

tardive · 10/10/2026 11:02

Brilliant OP - well done!

It's funny people are calling you a chump and saying you've accepted too low a price.

If the buyers had posted here instead they'd have been told similar - that they're chumps and offered too much as it was accepted instantly!

Sometimes a good deal really is a good deal all round.

Oh come on - OP made it very clear she knows Sold = Sold subject to contract and it's not all done and dusted.

ThatOldWomanNextDoor · 10/10/2026 11:44

It's not at all unusual to get an offer on the day of a house being marketed, or before the house goes 'live' especially in sought-after locations, where buyers are on the ball. Agents often contact prospective buyers before wasting time and money advertising.

But offers are just that. Buyers can change their minds or the chain can become an issue for one or more.

As a seller I'd be more reassured if a quick buyer booked a 2nd viewing before things went too far. even after having an offer accepted. Most people will view twice.

@suki1964 What's happening now? Are you and their solicitors on the case and is it moving forwards? Are the buyers in a chain?
