Ok so I know technically Im not sold yet but I rang the estate agent on Tuesday . He came around to look around and to discuss marketing and price

Hour later he rang and asked if we could do a viewing within the hour as he had a buyer looking, so we said yes

Wednesday he came back to do the measurements, photos and video

Halfway through he takes a call, can he bring the viewers back without us there - sure

4pm Thursday hes back saying buyers have offered 5k over , are in position to proceed , everyone in their chain is , my new house I have on reserve will be ready in January, will I accept

Not even a brochure published and the house sold STC

We only thought about moving a week ago and now it seems we are

How long ago was your offer accepted @suki1964 ?

Where on earth are all these sellers going while all the people look around their house? Time and time again, very likely in the evenings? Are they sitting in their next door neighbour's shed?

Bizarre that they're not there. Never known that before.

We all have different experiences I guess.

Very rare for evening viewings. Agents don’t arrange viewings generally for when their offices have shut at 5-5.30

ScotiaLass · 09/10/2026 15:32

We bought our house in similar circumstances. It appeared on rightmove on Friday, I called up and arranged to see it on Saturday afternoon. Made an offer as soon as the estate agent reopened on Monday and had it accepted about 10am. Sellers turned into a bit of a nightmare because it turned out the wife didn't want to move, but the husband did so they put it on the market to see what happened and didn't expect to get a good offer so quickly. They tried to renegotiate the moving date the week before when everything had been confirmed for months and then asked if we'd consider renting it back to them! I hope you are feeling more pleased about your sale OP!

I haven't offered anywhere

Im buying a new build at list price - it's reserved. Same agent so no deposit or sod all needed

place has come up - new build- small development - in the perfect location for us and they are flying off the shelves off plan so I had to move fast as only three left - at least the one we have nabbed has roof on and windows going in today :)

how long ago did you “nab” it?

Not read the replies so sorry if I am repeating what someone else said, but this sounds fishy.
One estate agent puts a value on your house
Then magics up a buyer pronto who offers over
You think you have a great deal

You need to get at least 3 valuations, he could have undervalued it in the knowledge that he would then get a quick sale and commission if someone offered over, especially as he had someone lined up who he knew wanted a house like yours.

I'm sure most estate agents are ethical but last time I bought a house we had one who wasn't, I found out they were feeding info about us to some other people also trying to buy the house we were buying (as they were selling their house and we had put ours on the market with them briefly but not sold through them so they wouldn't get commission if we bought it) so when it went to sealed bids I called her and told her we were at the top of our budget and could only offer an extra £1k. The we put in an extra £8k and got the house. Her face was a picture 😁as she had obviously fed this back to them and they had offered £3k over

I agree with this.

PixieMcGraw · 09/10/2026 15:42

Yeah something similar happened to me - first day of marketing, first viewer. Offered full asking price. Then I found out that the flat above me had sold for £30K more...

JackandVictor · 09/10/2026 15:50

I had similar with my house in Scotland, wasn't even on the market but agent to be sent someone round, they offered there and then and I agreed... sadly my next house sale (not Scotland) took over two years, fell through repeatedly and nearly pushed me into a breakdown it was that bad. One extreme to the other 😂

Crap valuation then
or flat above you in much much better condition

Why all the posts quizzing @suki1964 ?
She's said EXACTLY what's happened if you all read her posts, sigh..

ForLimeHiker · 09/10/2026 15:59

We were very similar on a previous sale! Had a neighbour in property and he’d mentioned in passing once that if we’d ever consider selling that he’d be interested, when it came to it a year or so later we asked if he was interested, and he said not him but a colleague - an hour later said colleague was looking around, the next day we had an offer, and we got an offer accepted the next day on a house we liked. Done an dusted in 8 weeks! Got a great price for the house and no commissions to pay either!

WannaSweetie · 09/10/2026 16:00

Yes I bought like that. Had been buying a one off new build & lots of cut corners by the builder came up along the way so I pulled out. EA rang that day to say had just had instruction to sell property & I bought that. It never went up ‘for sale’

suki1964 · 09/10/2026 16:02

Violetisafruit · 09/10/2026 15:34

You said you had to move fast as flying off the shelf?

As in being able to reserve one in a position to cough up when its ready

The original completion date was March~

Because the EA is juggling a chain which needs completing as fast as possible hes instructed the builders to get mine finished before the last two as they have not been reserved or if they have, the buyers arent in position to move yet

Since Wednesday Ive watched the roof be completed, the windows and doors going in . DH is just up from the site and the Forman has said, we are on this one now till its finished - middle of January . Now Im top of the chain, everything has to work to get me in

Hes been down to mark out where he wants the garage to go and to ensure they know the en suite is to be capped off and floored over - so the option of an en suite will still be there

Laurmolonlabe · 09/10/2026 16:06

You may have undervalued a little- i have never known this except in a small area when there is nothing else on the market or the asking price is very low.

BeurialJimberley · 09/10/2026 16:07

He knew the buyers - he had sold theirs, they were desperate as their chain could collapse at the bottom if mortgage rates moved So he knew how much they were willing to go to , he knew what I would accept for a quick sale and move date - he bought us together :)

This is even worse. He was just trying to save his commission on the other property as he’d put months of work into it - and didn’t care about yours. Estate Agents like this are gross. Who cares if he sold you your house 20 yrs ago - doesn’t make him trustworthy.

Oh my, just seen this. The same agent is selling to you and selling yours. It’s gets worse and worse.

You’re buying a (very profitable for them) new build and the person buying yours had their sale fall through and the EA was ‘desperate’ not to lose his commission. So, despite the fact that the other two properties in the new build are still available, he’s panicked you into buying the new build - and accept a well below par sale on your own, before you’ve even gone to market. I hope you don’t mind him laughing at you

PixieMcGraw · 09/10/2026 16:26

Violetisafruit · 09/10/2026 15:58

Crap valuation - estate agent wanted a quick sale.
I changed agents and got the market price.
My point is that a super quick sale would make me think I had underpriced.

Doesn't make him untrustworthy either! jeez, some of these responses do make me laugh.... 😂

There is a premium for a new build which may lose value in future, and you're selling under the true value from what you've said- accepted an offer £70K below the possible true value.

I appreciate you're empty nesters and in your 60s, but in cold financial terms this isn't great.

EA are only interested in their commission.

You shouldn't be rushed into throwing away potentially £70K just because you are making £250K equity / downsizing. Even if you don't need that money for the new house, or put it into savings, it's a lot of money.

Myli1 · 09/10/2026 16:40

Certainly pretty quick. I sold our last house via a web-only estate agent called Hatched. The agent came round to measure up and take photos and said the listing should be uploaded to Rightmove within the next hour. Almost exactly an hour later he asked if he could send someone to view straight away. They came within about twenty minutes and offered full asking price there and then. I thought afterwards I must have priced it too low - I named the price not the estate agent. Still, all went smoothly as the buyer had no chain.

Why would you cap off an en suite rather than having it fitted now?

Do you not want an en suite?

Is there a choice over where the garage goes?

JackandVictor · 09/10/2026 17:31

Violetisafruit · 09/10/2026 15:57

Yes, went really quick. House selling in Scotland is so much better, once an offer is made you're committed (or you were, haven't lived there for years). I had to slow things down actually because I needed more time to move 🤣
