Why isn’t my house selling?

So our house has been on for a while and has dribs and drags of viewings.
I know it’s a bad time to sell but it’s in a great area and in the south east and we’ve reduced by 25k already. The EA has told us not to reduce anymore and the right person will come.

So I’m being brave and going to ask for thoughts on here!

While we wouldn’t have gone for a mid-terrace personally, I think your house is lovely! I don’t know much about your area though. I’m also in South East and prices have generally fallen here since last year.

The photos aren't fantastic. But honestly it's fine, seems reasonably priced and there's not much you could change, it's just an utterly terrible market at the moment and in certain areas nobody is moving unless they absolutely have to. Sympathies.

I’m in the midlands and I know you’ll get replies ‘it’s always the price’ but I was surprised to see a 3 bed for that price in the SE! It’s not much more than here. I think it’s beautiful! How does it compare to things that are selling locally?

Normally when I see listings on here, there are points about the listing itself or the tidiness or the decor, but I wouldn’t say anything about those things for your house. It looks absolutely fine.

So I guess it’s the current market and the price given the current market, unfortunately.

Could you redo photos without the blue storage boxes on top of cabinets? Although they don’t look untidy it would make me worry about lack of storage?

The pictures of upstairs are good but all of downstairs feels a bit corridor like.

I think some of the angles don't help and perhaps the furniture arrangement. Is there any way to zone it differently or to get pictures that show it a bit better?

The front would look nicer with a couple of pots or something to soften it. And Mumsnet hates a shared drive (I don't have one at all so no real opinion on this).

I think your house is lovely OP. The neutral colour scheme means anyone could live in as it is and add their own touches when they have time/money.

If I had to say something negative I would say the blue boxes on top of the units scream 'I don't have enough storage space in this kitchen'. They make the units look really dominating too. Could you lose them and get some more photos done?

If I was buying I would lose the breakfast bar as you have a dining area and put more storage there....but that's just me. I hope it sells quickly for you.

I think it’s the market not your house. My parents live in Little Common and that’s a brilliant price for your house especially when it’s a quick drive into Cooden and the sea.
Hopefully now the weathers getting better you may have more viewings and an offer. You may get lucky and have someone downsizing to the coast (as my parents did) and so not needing a mortgage so the worry about mortgage rates won’t be an issue for them.

I don’t think there’s anything wrong with the property but I do think the quality of the photographs are awful. I would ask they get a professional photographer to retake them. Especially the front photograph, it’s not very appealing.

Maybe it’s the price, I actually think it’s lovely but the fact it is terraced would put me off- obviously not something that can be changed though

I think it’s market based - but would say your large sofa is making the seating area look small - not quite sure how you could deal with that though other than by putting it in storage and finding something smaller

Overall the house is lovely @BraOffPjsOn, being nitpicky the things that stand out for me are;

Boxes on top of kitchen units -why? Looks cluttered, get rid of them.
Boxes on top of the unit in dining room - as above
Frontage - it has zero curb appeal, I would get some nice pots planted up (home bargains are cheap for pre-planted ones) and brighten up the front, make it look loved.
Sofa is too big for the lounge area, its making it look small and narrow. If you can swap. I would for 2 small ones maybe. But at the very least get the footstall out the way when photos are done as that will give the illusion of it being wider

Photos are not helping you here at all, they are done from really poor angles.

I have some knowledge of the area and for once, price isn't the first thing that jumps out, although if you can afford to then maybe get the EA to amend to offers over 290/300k as it will drop it into a lower search band on rightmove

It’s lovely OP. They say it takes 16 viewing to sell but also the market is slow at the moment. Sit tight and wait as the right person will come along

There's nothing wrong with it op and it compares well to the other 3 bed terraces in your area price wise. I think the problem is a slow market and the fact that your local market is saturated with 3 bed semi's which are only 15k more than you are asking. As a buyer I woild be trying to bag one of those!

Ok. Brutally honest and I actually don’t think it’s much you can change, although maybe different photos would help.

start with the positive- upstairs layout is nice, the rooms are good sizes. I personally don’t like the enclosed toilet/sink units but that’s just decor.

overall I love the colours and decor generally. And don’t even mind the boxes 🤣

it’s outside and downstairs that would mean I don’t view. Outside is just boring and unappealing. No front door, just a garage door.

your sofa looks like it’s been parked in the hallway. Is the living room that long and thin? It looks more like a corridor than a room.

I also can’t figure out which end the kitchen it at? It looks like the kitchen is at the living room end so you have to walk through it to get to the table? If so it would make more sense to me to have the diner accessible from the kitchen, then make the living space more of a “room” with the fireplace. If you follow me.

new photos of the front from an angle showing the front door and reducing the impact of the garage door? and of the living room/diner so it looks less like a corridor.

I don't see anything wrong with the storage boxes just shows there is extra storage space to me. Possibly better cream though. All looks perfectly nice.
