Why isn’t my house selling?

So our house has been on for a while and has dribs and drags of viewings.
I know it’s a bad time to sell but it’s in a great area and in the south east and we’ve reduced by 25k already. The EA has told us not to reduce anymore and the right person will come.

So I’m being brave and going to ask for thoughts on here!

There are a few things that would put me off.

  1. The sofa is too big for the room. The living room needs to be more defined into zones. The space at the side of the stairs could be better used or boxed off as a cupboard.
  2. All the boxes in the kitchen and bedroom, and the stuff hanging up in the kitchen needs to be put away in the garage to free up the space.
  3. I would put a hedge or tree to screen of the window behind your back fence. I do not like being overlooked by neighbours, especially in the back garden. Swop over the playhouse and the garden furniture in the shade.
  4. Maybe add some window dressings to soften the rooms.
5.get some new photos taken. The current ones are not great.

I’m now imagining everyone on mumsnet with these long, winding driveways that lead to their homes.

I guess, like my parents, who have a larger front garden so it doesn’t seem like your driveway is against someone else’s?

JMO, but for me there is just sooooooooooooo much WHITE. And grey. Not enough colour. I know that I could decorate but I don't want to have the faff of moving house and then having to decorate throughout. (Carpets, doors, decor, curtains etc... as well as all the walls...)

Kerb appeal is average IMO. It's very square/bland to look at... Is it ex council?

Stairs coming down straight into the living area. (Heat will go straight upstairs.)

I really would never buy terraced.

It's got its own driveway though, and a garage which can be kind of appealing and it is tidy and neat and presentable, (my fave room is the kitchen,) and you bought it, so someone else will at some point. You may need to drop the price though.

There are not many terraces round here - it’s mainly detached or bungalows as it’s by Cooden which is a very sought after area.
The end of terraces within a mile are quite a lot more.

After all the comments about storage boxes 😂 we want more space - another living space (some round here have converted the garage) but we also want a bigger garden.

Im earning more now and we aren’t desperate to but can and want our forever home. We’ve loved this house for over a decade so I wanted to see if we were being objective enough.

downstairs is too small or the garden is too small.
Years ago, we were selling a house with 2 1/2 bedrooms. All the viewers said the third bedroom was too small. We removed almost everything from the room, except a bed. All of the subsequent viewers were happy with the size of the third bedroom, and we sold not long after!

With that in mind, your viewers liked upstairs, but thought downstairs was too small. Therefore, I'd store the sofa somewhere, borrow a two-seater, and arrange the room to look like less of a corridor. Put in a bright rug. You can't change the garden, so do all you can to change their perceptions of the downstairs.

Having said that, I think it's the market, as it looks a lovely home.

Yes - we wanted a double driveway as parking can be busy round here now as not every house on the close has a driveway but there’s loads of roads around with lots of parking as they’re full of big detached or bungalows.

The first picture is off putting. Get one of the front door instead and put that one with the garden pictures as it looks odd with the garage and no front door.

I would only buy a mid terraced house if I was desperate. I note there’s a few end terrace three bedders that are selling in your area cheaper than £310k. Also three bed detached and semi-detached selling for not that much more than what you want, even a nice semi-detached selling for £275k (offers over ).

I think it’s time to again reduce the price.

This post captures exactly my thinking about the photos. Cramped and cluttered in summary. There's definitely potential but don't make buyers work to see it.

Funny enough OP, we viewed a house like this many years ago, and the house ticked a lot of boxes, although we might have needed to knock through to the dining room, but I just could not get past the height of the bedroom windows, they made me feel really closed in and cell like

Yours are the same height. I dont know why builders built houses like this, it just feels uncomfortable. Nothing you can do about it, so very unhelpful sorry.

It needs a pic of the front door. The front drive and garden do seem very boxed in so maybe new pics that don’t show that? Lower angle of the garden maybe? Pots out the front to help with kerb appeal?

Not within this area though.
If you go into Bexhill then yes you can get something a lot cheaper but people buy here for the area although maybe less people are bothered about that now.

Picture 13. The furniture doesn’t look like it belongs in a dining room it looks like a wardrobe. The room would look better without it as it gives the impression of having to put furniture in random spaces because that’s the only space you have for it.

It's the price. It's always the price. There are houses that are just as nice locally for less. Your asking price is a 65% increase on the 2015 sale price, which is higher than the national average of 40-54%, without any big improvements to justify it.
Removing the storage boxes would help with the photos, they really do scream "there's not enough storage here".

So I think the outside does it no favours (also it’s mid terrace, which I’d never buy). I think you need to tart up the outside and make it look more beautiful.

Remove all the storage containers in all the rooms because they shout this house doesn’t have enough storage.

I personally would swap the dining area so it’s not what you trip over coming in the door. That also says, not enough space.

Only other concern is that you look like you’re on a close. Is parking a nightmare? You may have parking and a garage (great!), but is everyone parking like a numpty in front of your house?

I think the inside looks lovely though. My guess is some people are looking at the first photo and passing because the front isn’t particularly attractive.

What are you looking at to see them, theres nothing cheaper than OPs house if you're sticking to the area and the type of property

There are some in Bexhill yes, which are older style (which I prefer but thats by the by)

Agree that the boxes on top of the kitchen units need to go.Top of the unit by the dining table, too.

Apart from that there aren't really any glaring issues.

How do you feel about a bit of short term staging?

People are largely unimaginative. if you show them a white box with beige and brown furniture, not all can imagine the place any different.

I'd be tempted to pop the big sofa and the art works in the garage or a unit and replace them with smaller pieces to make rooms look bigger. Pops of colour around the house would also make a difference. Cushions and flowers and rugs.

Can you borrow some comfier looking garden furniture from anyone? Or buy a little barbecue set? Make it look like you're having a good time on the patio of a weekend?

It's part playing the game but mostly just waiting for the right one, isn't it?
