Why isn’t my house selling?

So our house has been on for a while and has dribs and drags of viewings.
I know it’s a bad time to sell but it’s in a great area and in the south east and we’ve reduced by 25k already. The EA has told us not to reduce anymore and the right person will come.

So I’m being brave and going to ask for thoughts on here!

It's the price. It's always the price. There are houses that are just as nice locally for less. Your asking price is a 65% increase on the 2015 sale price, which is higher than the national average of 40-54%, without any big improvements to justify it.
Removing the storage boxes would help with the photos, they really do scream "there's not enough storage here".

We have gutted the whole house and it needed everything doing. I’ll try and find some photos of it before.

Can you turn the sofa round so there's more of a snug living space feel? With the sofa facing the patio doors rather than the dining kitchen area?

And agree with the blue boxes. They're overwhelming and scream lack of storage. Even remove a few of them so they're not a solid line.

Can you take a garden photo at any time of the day with the patio area in sunshine?

Otherwise it's the market. And there's not much you can do about that right now. It's so depressing.

Reduce your price if you need to sell fast, hold on if you don't.

Picture 13. The furniture doesn’t look like it belongs in a dining room it looks like a wardrobe. The room would look better without it as it gives the impression of having to put furniture in random spaces because that’s the only space you have for it.

Ah ha, I see now thank you. I agree it does look a bit like bedroom furniture!

Such a small thing for us to keep mentioning BUT I agree - the boxes are pointing out a problem in the house (not enough storage) and these are the things you want to cover, not have on show.

Number 28 on your street sold for £310,000 in 2025 and it’s much nicer inside (no offence meant!). The market has sank since then too so I would say you are overpriced.

I would be put off by lack of sq ft on the listing - makes it feel like you’re hiding a small home.

id add some colour to the living room - your sofa and floor are very brown and make me feel depressed.

but you have real grass which is a plus and it feels like a very reasonable property otherwise!

I’m not an expert at all but I feel like the house looks really dated. Quite early 2000. I guess this might put people off if they want to move straight in

It’s a lovely house and seems a good price but I think it’s just the market now.
If anything, the photos aren’t great and for me personally, I wouldn’t buy a house with the stairs open to the living/dining room.

Could just be that it's been 'early days' for current times. Houses by me seem to be waiting 6 months to over a year to get 'sale agreed'.

That one lost their buyer and then dropped a lot to sell and not lose the house they wanted. They don’t have a garage attached but it is round the corner on the end of the street.

I do think we will need to drop though.

Interestingly we had their agent come round to value ours and they said (could be all words) that ours is done to a better quality than that one and the photos made it look better than it was. Could be all EA speak but maybe our photos are really rubbish.

it’s a double driveway that’s ours alone.

I’ve lived in a property with a similar driveway and I would now want a clear divide between the driveways. A fence, posts or something.

Ours was a smaller space but it did cause issues. Neighbour encroaching on our drive, one of our cars being damaged by the neighbour getting too close. Their guests parking on our drive thinking it’s shared.
A fence in between would have prevented this.

It’s fine when everyone is being reasonable but end up living next to a dickhead and there’ll be issues.

Another example. I'd look at maximising how open and airy the house feels and see if that helps.

Yeah that was ikea for kids stuff and it fit the space.

OP had a front garden previously with a tree, and a driveway but explained she wanted a double drive, which I understand

Problem is it leaves it with a massive expanse of hardstanding. Hot too no doubt

Honesty, there's nothing wrong with your house. I like it as it is! But it would be a lovely blank canvas for anyone who wants lots of colour.

i don't know the prices in your area, I'm further up the SE & you can't buy anything at that price. I wish I could face starting again in a new area, but due to health complications I really can't.

Just sit tight & be patient hopefully the world will calm down a bit & people will feel more positive with more sunshine!

Not sure what I think about that, or the one with the living room because unless I see where people their stuff, I think 'where can I put all my stuff'

I also think the empty kitchen looks cold and clinical

Whereas a unit in the alcove, makes me think 'oh I can utilise that space in the alcove'
