Why isn’t my house selling?

So our house has been on for a while and has dribs and drags of viewings.
I know it’s a bad time to sell but it’s in a great area and in the south east and we’ve reduced by 25k already. The EA has told us not to reduce anymore and the right person will come.

So I’m being brave and going to ask for thoughts on here!

You've redecorated, and had new kitchen, but I meant there's none of the big changes which justify a huge jump in value like an extension or a loft conversion. Your redecoration/new kitchen are slightly dated now so probably haven't added the value you might be expecting.
Having said that, I do think the house looks lovely - but it's been on the market since last summer (or maybe not continuously) and hasn't sold, so it'll be the price.

Another example. I'd look at maximising how open and airy the house feels and see if that helps.

it’s a double driveway that’s ours alone.

Don't most people redecorate?
We moved into our home it was decorated out in an older person's taste, floral wallpaper, beige curtains and white gloss doors. If it was about decor only we wouldn't have brought it.

I think You’re overpriced

There are bigger properties
some not terraced
bigger gardens, mature planting etc

for less or similar money

New properties have a lower £/m2 asking price than yours and usually they are more expensive

If you put TN39 and 3 bed houses on rightmove search
you’ll see your house sits, price wise, amongst larger semi detached properties.

I think that’s mainly why it’s not getting much interest

I do also agree the images aren’t helping
maybe add some colour
get rid of the box at the front door
and the play house in the garden image
add some plants at the rear and front

Same here. We bought a house that was painted throughout in that awful depressing grey. We painted over it with bright colours, no problem.

@BraOffPjsOn Don’t waste your money on new sofa’s. Just get a throw if you want to neutralise them.
There’s nothing particularly wrong with your house. I would be tempted to ask a friend to make a test enquiry. Sometimes it’s the EA not actually actively selling your property. Looking at the recently sold prices in your street, it doesn’t seem like yours is overpriced.

I keep reading the market isn't great but there seems to be loads of houses on which aren't selling which tells me there are still plenty of people wanting to move just that they're sitting in houses they can't sell. So if they just put them on at a lower price to begin with it would all start moving again!

Sorry, just get frustrated with EAs giving poor valuation advice. The previous seller made £130k in 20years and the EA recommended that you could make £145k in 11 years (assuming the valuation before the price drop). I think if I was a buyer that would put me off.

Yes I do agree - people have got used to the inflated prices form a few years ago and don’t want to drop.
We need the higher priced ones to drop so we can drop and buy out next house so it’s tricky because if they don’t there’s nothing we’d buy anywayz.
Everything does need to drop and the estate agents seem absolutely useless!

Think is though why aren’t we even getting ridiculous offers? Are people not wanting to buy a smaller house because of the cost of moving?

I’d find it more attractive if there were some plants in pots by the front door - kerb appeal.
Soften the frontage of your house and show the front door from the outside.
The plastic boxes in the kitchen and dining room tell me you’re stuck for storage.
In photo 17 the cupboard door under the sink doesn’t seem to be closed hinting a new kitchen is needed. Lose the rack over the breakfast bar and put something colourful in its place. A bowl of lemons, oranges and bananas will provide colour and suggest good health.
In fact I’d add lots more colour in accessories if I were you and deliberately sell a lifestyle. Wine bottle and two glasses, expensive bathroom toiletries, a garden table set for BBQ dining, although cliches, are used heavily where I am to seduce purchasers. I know it’s naff but it must work…
The grey bedroom looks cold. Do you have a warmer coloured duvet cover and can you put something brighter than your curtains at the window?
Seeing the patio in full sun would entice me more than the photos you have. Better still, get Keyleftinthecar to do all your photos as they’ll be superb. This poster’s view of your kitchen from a better angle proves what can be achieved.

They are not comparable to OPs house, if you want a house in that area which is like OPs house

You're looking at Bexhill, often scruffy main roads, no parking, bins outside, one house is next to quite a dishevelled house, many need considerable work, near or on main roads.

Something else EAs are doing here is photographing rear gardens at night for entertaining, lit and set up for eating with friends. Your garden suggests it’s great for children. Maybe the first time buyers you’re trying to attract aren’t yet parents. Just a thought.

I'd swap the lounge and dining area, ie place the dining table near the kitchen and stage the entrance around the fireplace as the lounge with much smaller seating. I'd lose all the freestanding storage units and boxes. For kerb appeal I'd place some plantars out front and maybe paint around the border of the drive in a contrasting colour to let people know it's not shared.

You have a lovely house that suits you and your family but it needs to reflect what buyers expect to see.

curb appeal. i want to see the front door not have to poke my head around the corner. although the angle of your neighbors door (white trim) looks okay.
i guess it's the mid terrace issue.
i'd be putting up a fence on the property line of the driveway hate hate hate shared drives.
could you get rid of the front storage bin? put a garden bench there and maybe a significant planter?
overall the layout is fine.

I think your house is lovely OP. The neutral colour scheme means anyone could live in as it is and add their own touches when they have time/money.

If I had to say something negative I would say the blue boxes on top of the units scream 'I don't have enough storage space in this kitchen'. They make the units look really dominating too. Could you lose them and get some more photos done?

If I was buying I would lose the breakfast bar as you have a dining area and put more storage there....but that's just me. I hope it sells quickly for you.

Yes could you get a storage locker for a month or so and declutter the blue boxes from the kitchen and dining room? Def get more photos taken. Little things like the water bottle in kids room are just distracting for me.

Hi Trixie, I'm sorry if that sounded critical of your post, but sometimes the advice for very superficial things can add to the vendors exoenses without helping much. Otherwise I agree with your advice about storage - people always value that. Plus I think you have a very good point about the garden, people like to sit out, and I also agree with you about the photographs.
Basically it's location and price, though. I absolutely loathe that battleship grey and I hate kitchen islands, but I bought a house with both. Why? Location and price. The grey was painted over, the hideous island ripped out.
It's a tricky time to sell. Staging isn't enough. I think someone will buy it because it suits them, but she may have a wait.

Listen, we are all different, I found that stood out to me in that room. No need to be rude, just give your own opinion! I would have put it in a drawer before the pics. If she’s tried everything else why not declutter more and get new photos - the photos are pretty bad anyway.
