Why isn’t my house selling?

So our house has been on for a while and has dribs and drags of viewings.
I know it’s a bad time to sell but it’s in a great area and in the south east and we’ve reduced by 25k already. The EA has told us not to reduce anymore and the right person will come.

So I’m being brave and going to ask for thoughts on here!

cooden has much more appeal than Bexhill with all it's problems, can the address on the listing be changed to reflect this? It's a perfectly reasonable house, bland and decluttered as buyers are said to prefer. Either it's the price ( very close to o5ners nearby with an 3ctra bedroom) or the market

Nothing majorly wrong with it. Photos aren't the best - the angles make some of the rooms look very small. The one with the cabin bed in particular.

Agree about removing turquoise tubs for photos - make it look cramped.

Could you fit a rectangular table in the dining area? Having the round table makes it look like a breakfast area rather than a proper dining room.

It doesn’t have street appeal, but I agree with others that the market atm surely has a lot to do with it.

I don't know the area but it looks nice on street view and your house looks clean and bright with a decent garden and I can't see anything that would put me off. So I think I agree with the Estate Agent and hang on in there. You could perhaps ask if they will do some new photos. Other than than that - good luck and I hope you find a buyer soon.

It's a nice house! Well presented. Unfortunately the things that would put me off (terraced, stairs from living room) can't really be changed. Also storage - is there a cupboard downstairs for stuff like hoover, drying racks, ironing board? Doesn't look like it from the floorplan. Garage is a huge plus storage wise, but in house storage matters too. I like that the third bedroom is a decent size. No idea on area or price, so can't comment on that aspect.

I look at houses for sale a lot so have some feedback. The house feels very ‘bitty’- lots of furniture dotted all over but not homely or defined zones. The sofa is too big really and the house lacks personality. The entrance isn’t inviting. Personally id overhaul the house for about 5k and put the price back up to the original price.

The things that immediately stand out as potential issues for me:

  • the garden photo showing the sofa in the shade, photographer needs to come back at a better time of day.
  • the cluttered pan / utensil thing above the breakfast bar.
  • i don’t like houses where the full front garden is driveway, but then for some people that’s a plus point so probably not an issue. I think in that situation a straight on photo for main photo is a bad choice, you maybe want to show a bit more of the street, getting in more greenery etc.

Not are on prices in your area so can’t comment on that.

photos:
front, looks like the back- add some colourful planters.
living room- looks like a corridor. Looking at the floor plan the open plan staircase adds to this. I’d turn the sofa to visually look like the room is divided and more balanced.

I’ll try and answer the questions:
the front door is at the side so you walk into the porch and the garage is right in front.
It is a long narrow living&dining room. It would be tight to put the living room by the porch as there’s the doorway and the stairs and it would be cramped but we may try it if we have to.

The storage boxes are to store slow cooker, kids snacks, baking stuff.
Maybe I need to clear out any non essentials so it doesn’t look like we don’t have enough storage.

The feedback so far has been upstairs is great (which compared to even the houses we’re looking to upsize all three bedrooms are bigger on the whole - our third bedroom fits a double too.) We also changed our son’s bed to a double in bedroom 2 to show its a good size.
downstairs is too small or the garden is too small.
I wondered if the photos make it look larger than it is?

interesting to hear lots of you feel the photos aren’t great!

Nice house, zero curb appeal.

I'd take down all the blue storage bins from all the places you have them. I'd also take down the hats(?) from the place they're hanging near the front door. Or is that a sad looking rubber plant?

There's a good deal of clutter shoved in under the raised bed - get rid.

Take down the wire shelf that's above the breakfast bar in the kitchen. Put the stuff that's currently on it out of sight.

I like the colour of the walls, the dark brown floors, and the blue backsplash. The back garden looks pretty well kept.

Two things really stand out to me (ignoring the fact I only like period properties)
You must be short of storage as there's lots of clutter throughout the house plus extra storage boxes on top of the kitchen units, utensils hanging on the wall etc. Secondly the garden is small and very overlooked from all angles, there's a house literally at the bottom of your garden with a window facing you.

Have a clear out, how often do you use whatever is in those blue boxes for example? Can't be very often as it must be a pain getting the boxes down. Try and get rid of the thing on the kitchen wall with pans & utensils on, that will make the room look bigger.

To be clear - don't have an aversion to the blue boxes. They just make the kitchen look smaller as you lose the gap between the units and the ceiling. Agree with poster above that renoving pan shelf thing might make room appear wider

I just asked what was with them…as in the reason they are there. But yes it did stand out to me (as it did for others!) it screams “I have no storage”

The downstairs layout probably doesn’t help with the size perception. It’s not too bad a size but for a family 3 bed house I’d expect to either be able to have a dining table in the kitchen, or a separate dining room. Dining table in the living room makes it seem more like a 2 bed space.

Good price but prices may have plummeted, surprised its so low

Means ours must be about 250ish!! We're along the coast about 80 miles along in a very very cheap area and I thought ours was about 280ish but probably less then

Just have to reduce a bit lower.
