Why isn’t my house selling?

So our house has been on for a while and has dribs and drags of viewings.
I know it’s a bad time to sell but it’s in a great area and in the south east and we’ve reduced by 25k already. The EA has told us not to reduce anymore and the right person will come.

So I’m being brave and going to ask for thoughts on here!

They are not comparable to OPs house, if you want a house in that area which is like OPs house

You're looking at Bexhill, often scruffy main roads, no parking, bins outside, one house is next to quite a dishevelled house, many need considerable work, near or on main roads.

Yet OPs is priced higher £/m2 than some new builds in the area

And
If the price was right on a property that’s in good condition it wouldn’t have been up for sale for so long

It is! I love it but wonder if it’s not modern enough for people now - not that I’ll cover it due to cost and my heart breaking!

Well obviously you only base the calc on useable space
What’s the point in doing the calc otherwise
There are plenty available that are far more cost effective and people are savvy to this now.

It looks lovely but You have storage cupboards everywhere it’s making everything look small put them in garage is one in front of house yours swap it with a plant in a pot consider removing rug In sitting room temporarily, swap toys (house ect) to bottom of garden and seating area outside the door.

No, don't apologise! I think sometimes EAs learn certain things from when houses sold easily and just advise badly. A house has to look clean, and livable. Good storage and a functioning space. Sometimes EAs say it's the duvet or the ornaments or whatever, but as long as it's not crazy cluttered, it really doesn't matter if they like china pigs, or fan pictures of Take That!
I bought one house from a couple with twin babies. It was chaos. There were clothes on the bannisters and not a clear surface anywhere and random socks in the kitchen. However, I could tell it was basically a good house, in area I wanted and a decent price. It was a good buy!

I quite like it. Downstairs layout is a bit odd (door to kitchen right next to that massive lounge), but I could make it work. I think a picture showing that the kitchen has an outside door to the garden is missing too.

Agreed no curb appeal out front so needs some greenery. I do think curb. appeal is a big factor for many people. Even a large colourful pot plant or 2 next to the garage and below that window would help. Can you also take away that storage thing by the entrance and put some plants/bushes there?

I can't see anything terrible on the listing.
I would definitely get the agent to add the total area to the floorplan-people want to see that.
You could consider making the front of the house more attractive with some plants.
Apart from that, I think you have been badly advised by the agent. Listing at too high a price actually reduces what you get in the end. I think you have had it on the market since mid last year. Is that right? How much do you want to move? Are larger properties in the area selling? It's generally the bigger, more expensive homes that have been falling in price more but I don't know your area. The war in Iran is causing even more economic uncertainty plus the rise in rates is making mortgages unaffordable for some. If you really want to move, I would probably consider taking it off for a couple of weeks and then relaunching with a decent agent at around 295K and hope for some interest.

There’s a few things I could pick out but that is purely my personal preference rather than a fault with the house

the arse has dropped out of the market going back 18months houses near me went in a couple of weeks now nothing is moving

Hopefully it will just be a matter of time. I think the interior pics are ok, other than your lounge which does look a little like a long corridor. I realise neutral colours on the wall are almost compulsory but I wonder if the result here is that people aren't picking up anything interesting character-wise. Could you maybe inject a bit of colour in the kitchen? A peach, a cream, a fawn colour? Others would undoubtedly disagree but personally I find the white look to be a bit clinical

Also, not sure if someone has mentioned before, but at £310 you aren’t showing up for people with about £300 to spend, and you’re buried deep in amongst other houses for someone with up to £325k. Would you consider OIEO £300k so your property becomes more visible?

If the feedback has been the downstairs is too small then you need to take the boxes away and make it look bigger.
It looks like you don’t have enough space and storage, there’s a wardrobe thing next to the dining table with more boxes on it, this tells me you don’t have enough space.
I agree with others, get the estate agent to take better photos but apart from that it looks a nice house

Number 28 on your street sold for £310,000 in 2025 and it’s much nicer inside (no offence meant!). The market has sank since then too so I would say you are overpriced.

Yes I looked at that sale and detail for 28 and thought the same. That was a better house.

If you also look at both that house, and your house previous sales prices - it sold in 2017 at £235k where as only a short time prior yours sold at 187k.

Prices have receded a bit since 28's most recent sold price for sure. I think your agent is probably still overly optimistic on value because its a nice home and the presentation is pretty good. Nothing major that you could change really. Other than getting it into the next price bracket down. If your origional listing price was at £335k that will have put a lot of potential purchasers off as it would have been way over value at that.

Agree with @DrySherry , your EA really screwed up the initial launch and got you to buy into an inflated price. Wrong price. Wrong timing.

The property was worth £310K 2025 Q4 and should have been initially marketed around that £300K level. Now you're trying to catch a falling knife chasing the market down.

I like Bexhill and you have a great property. Perhaps give the EA their notice. Take it off the market for a few months. Then relaunch with a new EA but do your homework on which ones really do well (see the UK Property Market Stats Show - end section - on YT and ask for competing EA's to share their TwentyEA insights data).

I’d find it more attractive if there were some plants in pots by the front door - kerb appeal.
Soften the frontage of your house and show the front door from the outside.
The plastic boxes in the kitchen and dining room tell me you’re stuck for storage.
In photo 17 the cupboard door under the sink doesn’t seem to be closed hinting a new kitchen is needed. Lose the rack over the breakfast bar and put something colourful in its place. A bowl of lemons, oranges and bananas will provide colour and suggest good health.
In fact I’d add lots more colour in accessories if I were you and deliberately sell a lifestyle. Wine bottle and two glasses, expensive bathroom toiletries, a garden table set for BBQ dining, although cliches, are used heavily where I am to seduce purchasers. I know it’s naff but it must work…
The grey bedroom looks cold. Do you have a warmer coloured duvet cover and can you put something brighter than your curtains at the window?
Seeing the patio in full sun would entice me more than the photos you have. Better still, get Keyleftinthecar to do all your photos as they’ll be superb. This poster’s view of your kitchen from a better angle proves what can be achieved.

You really really don’t need to do half the stuff in this post op. People really won’t view your house based on what toiletries you have and wine glasses. Especially people buying a mid terrace.

Op have you always been with the same EA? Is it worth considering trying others?

Nice house. The listing only states one bathroom though. When you have two. It also didn't mention council tax band and you have to ask the agent. Just put it on there.

Why is the kitchen cupboard under your sink ajar? Do the hinges need tightening? In my head I see things like that and say “am I going to need to replace the kitchen”. My advice is always the same, take a photo of your room and look at it objectively. What looks untidy? Also, I know everyone loves white because it looks clean, but every single room is white and lacks a bit of personality. Maybe some nice pictures on the walls (not family photos, arty prints) to brighten up a bit. I also think those short curtains that hang above radiators are a bit dated, I know curtains are expensive but could you get some floor length ones from Vinted or something just to dress the bedrooms a little? Agree with removal of blue boxes and potentially all those pans on the shelf in the kitchen, makes it look like a lack of storage.

@rosiebr it's good advice to step back from your property and be objective, because people have made a home, but are selling a house!
I think anything that makes it look like a very usable, flexible space is good advice. I'm not sure about the curtains, but certainly removing the blue boxes is a good idea, because they do indicate a lack of storage space, which is a bugbear for most families.
