Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

Hmm i don't have a friend with a drive locally, let me think

I do think putting crap in storage is worth it, the alternative is putting it in the attic which means getting it out again, which is tricky with my disability

I have thinning it all out & decluttering extensively but there is so much

Take it easy on yourself. You do what you can. Your disability and your health is more important than presenting a house to its best.to be honest im currently looking for a house. And it wouldn't phase me if the lounge was being used as a bedoir as current tenant/owner is disabled, its fine because it won't be that way when I move in. The caravan, some people may say it is an eyesore, but its clean, kept nice (on the outside appearance) and no weeds growing over it etc then i would not really care either.

Do not move bedroom upstairs if it will cause you difficulty and pain.

Wish you the best and hope you get a lively new home thats adapted to your disability. Take care and mind how you go 💐 ❤️

We’ve got this OP. 💪.
Let the collywobbles wash over you.

HappyCrochetHooker · 23/02/2026 11:00

Morning everyone. Hopefully the collywobbles won’t hang around long @KatyMac Mine from the other day have cleared off for the time being. We’ve just got to ride the wave and know we’ll come out the other side eventually. What time are the photos?

Howre you doing @Sortis?

KatyMac · 23/02/2026 12:18

Photos from 1pm

First viewing on new house at 4:45

DH left at 9 to play tennis

Collywobbles are fading as there is nothing i can do now!

Mortgage in principle agreed. Very straightforward and only took 10 minutes. Does anyone know if I can get another agreed, this time with DP?

Sortis · 23/02/2026 13:01

Otherwise no progress here as I’m at work on a late.

HettyMeg · 23/02/2026 14:27

I wouldn't be put off by living room being used as bedroom as I tend to look more at a floor plan. However, if there is lots of belongings it can be hard to picture living there - I find anyway.

KatyMac · 23/02/2026 20:51

I hope the pics will be amazing

The rooms look amazing imo - neutral with pops of colour (which are mainly my possessions, rather than fixtures)

The house should be on the market by the end of the week and now I start working out our new place

Should I throw ideas and stuff here or start a different thread?

start a new thread
as people don't / won't read all your previous comments

OlderGlaswegianLivingInDevon · 24/02/2026 11:40

and I think by starting a new thread on a new subject ( sort of ) you will get new / different posters / comments.

Sortis · 25/02/2026 21:59

When are your viewings?

My plan tonight is more packing and then straightening up the back bedroom for photos.

KatyMac · 26/02/2026 15:34

One yesterday, 1 today and 4 on saturday

Keep that momentum up!

Sortis · 26/02/2026 21:55

How’d it go today? I had a productive night packing but god there’s a growing category of Miscellaneous.

KatyMac · 27/02/2026 08:01

I crashed! Total collapse after acupuncture the day before!

I got up to park round the block while the viewing happened then went back to bed

Up early today for a mammogram! Yuk!

KatyMac · 27/02/2026 08:04

Actually I lied

Unintentionally

I got up early yesterday and pulled/pushed the caravan back on the drive then went back to bed and just before tea I found something invalidate car boot box in the caravan for marketplace and then put the cover on the caravan with DH before going back to bed

It’s so exciting though! Look how much you have achieved 🥳

Sortis · 27/02/2026 10:44

Gas safety check being done. I'm not keen sharing the house with a stranger. This may make viewings more of a drain than expected.

KatyMac · 27/02/2026 16:41

We've had 2 viewings, we have 7 tomorrow, and 2 next week

OP posts:
Sortis · 27/02/2026 18:15

Wow, that is really impressive! How did they go? Have you learned any lessons you can pass on?

Productive day here, about 3/4 of our home office sorted and transported to storage. Also two bin bags of rubbish, a box waiting for the charity shop and a few boxes of stationery and office supplies to donate to friends and family. I have hoarded so many things for so long. I have got rid of so many things I didn't like but felt I had to keep for whatever reason. There were drawers of stuff I haven't set eyes on, let alone needed, for years.

KatyMac · 27/02/2026 19:55

No, I think one of tomorrow's is a second viewing

But the estate agents did the viewings not us

You mus be so proud of yourself clearing all that
