Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

I've opted to do my viewings myself.

I just feel really free and light. I think some things won't make the move from storage to the new house.

Lots and lots of luck with tomorrow's viewings!

Im not resenting anything that ive let go

But I'm anxious that ive let go emotionally but I still have loads of it that I'm trying to sell

I get this. It was quite nice, but the house is topsy-turvy again now that I'm back to the decluttering.

Well I get verbal diarrhea and I have a bit of rsd with my sdhd

So id says the wrong thing and feel mortally offended if they don't like it

Whereas I can pretend its not happening if someone else does it

Plus if I dont like them I wouldn't sell the house to them

So you’ve not had any feedback from today’s viewings?

I managed to get quite a bit of non-storage stuff disseminated to family, friends, charity shop and tip today.

Nope - the last one was at 4:45 & the office was already closed and I made the grand total of £10 at the car boot

I went in our loft today and got together 10 large crates to sort out, first one is down and most of it’s done. I found an old purse with a blockbuster video store card in. They are the oestrogen as stuff just tossed in and very mixed up.

2 at asking price (mid-point of range)
1 at low end of range
1 at 95% of low end
1 at 90% of low end

I guess it was worth it

Not sure yet - They have asked for final offers

I'm wondering of they have put us on too low - 7 viewers, 5 offers within 6 days

It is amazing tho'

Even if it’s been a bit too low consider the following:
They will be keen to complete
Less reason to renegotiate post survey
Less chance of them trying to gazunder

You will have more confidence in telling to go walk if they try it on!

Your progress is very inspiring. I think i need to give myself a deadline, tell the estate agent and get him booked in for photos. That will focus my mind.
The house is nearly ready (so long as nobody opens a cupboard door) but I need to find a window cleaner and I need a day of good weather to tidy the gardens.

No, right now you are in the best position.

Tell the estate agent ( they work for you, you pay them ! ) that you want the viewings to continue - tho they could ? let the viewers know in advance that there is 2 ' asking ' price offers already in hand.

Are you happy with the 2 highest offers ?

You never know one of these potential viewers may offer more.

in the meantime I expect the estate agent to have checked out the circumstances of your 2 highest offers i.e. cash buyers / mortgaged etc. property themselves to sell / under offer.

Make the agent work for you. They need to go back and iterate to potential buyers that you are still looking and there are a few viewings to still go ahead.

Also what is the position of each potential buyer. Have they sold and are desperate for a fast completion or are they still to sell. All of this matters.

We have rejected the 3 lower offers but havent accepted the 2 highest offers- they are the same and both first time buyers

The estate agent is a but unhappy with me and said they might pull out

might be the word !
and might not !

and it's possible ( maybe even probable ) that the people still to view may make similar / lower / higher offers...

so it is entirely feasible / reasonable to allow the booked viewings to go ahead - providing they know there are offers on the table

and of course

there is no reason why the estate agent doesn't get back to all of the lower offers and inform them that there are 2 offers at the ' asking ' price
as he/you don't know if any of them like / want it enough to match or even increase the ' asking ' price offer

I put the word ' asking ' price in hyphens as I am unclear if the house is on at offers from £100,000 or if a guide of £95.000-£105,000 was put

I have made up the numbers btw as ' we ' don't need to know the correct figures

Yes they are offers at the midpoint of the range

& to be fair there is no way to choose between them

Both first time buyers and the same offer
