Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

Life getting in the way is so annoying!

I've had a cold now for about 2 weeks and I am so tired - im barely out of bed

I am feeling pressured by the estate agents and I dont have enough mental energy to deal

It's the estate agent that should be feeling pressured by you, he should be firming up the offers - is anyone increasing.

Should he be thinking of going for best and final offers by xyz date or should he be suggesting the house was not correctly marketed at the correct price ?!

His job is not finished because you have offers, he needs to achieve the best offer.

Are there any more viewings in the pipeline ?

I've sent an email saying I only want to deal with offers by email in future as I have memory issues

I've asked for more info on the 10k over offer and pointed out the top of the range offer is subject to a leasehold sale which is often protracted

I suspect that the first 5 viewers didn't see part of the house and I want that clarified

Off house hunting today

My daughter spoke to one of the mid range offers as she knows them socially and they couldn't believe it was on for so little - we are hoping to clarify if they saw the hidden bit

God that sound so daft "hidden bit" but we have a second staircase to the attic in the back of a cupboard, like Narnia! The attic is only storage but its huge and with a proper staircase its so useful

Let us know what your DD comes back with? And let us know about your viewing. Is this the first time you’ve done IRL viewing as opposed to spending hours on Rightmove? (That might be just me).

I have a routine of checking “last 24 hours” every teatime after work. I wish there was a way of storing my filters and using a keyword on the browser version.

Hmm do you "save your search" if you create it on your phone and save it- it should be on your browser, unless you mean something else?

Yes, that’s what I mean. I use the same log in on phone and laptop but don’t sync the searches. They do have the same saved properties though.

I save the searches and set alerts and they are on both my phone and my laptop

I also use the drawn areas but they are only on the laptop until I have saved them as a search

I asked the estate agent to accept the range high/asking price offer & they emailed back to say when they told one of the midpoint offers I had accepted a higher offer, the mid point person then offered the top of the range price

Shouldn't that discussion have happened a week ago?

So is the estate agent suggesting you accept the new higher offer from the previous mid point person that offered ?

Yes, but I won't- they were asked for final offers last week and they offered the mid point range fair enough

But if a few days later they suddenly find more money when told of a higher offer?

Technically they're abetter offer as first time buyers but the other person will move in with family so its prob OK

Im not greedy enough to hang on to see if the 10 k higher offer sell theirs

Pretty much done. Just the shed to empty really. Had photos taken this morning. Starting to feel very real and I got a bit weepy in front of the estate agent. Annoyed with myself for that.

Hard to know how to price it at the current time (I've gone for "realistic" and I'm also worried about no forward houses coming up that I can afford). Another house on the same street has dropped by £10k this week.

Its so hard isn't it - i reckon we could have got more - but a bird in the hard as they say

It will work out, don't worry and don't beat yourself up - its a big change
