Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

Put spare furniture in the shed tidied the deck - is it ok to have a small swing/slide and som6e chairs on it?

I think if it looks inviting it’ll be fine?

Sewing lessons today at a local venue - which means I have to start on tidying the sewing room

OMG!! All month i have been throwing things in to 'sort later'

I moved it - from ground floornto first floor - well I amalgamated 2 rooms into 1 so it's bound to be a struggle - i can't see the floor

I have 90% of what i need for the class - so I thought id tidy up a bit

I was struggling with bavk and knee pain and nine my confusion I took a whole painkiller & i normally break them in half....so I feel no pain at all - its fab but not massively conducive to work!!

This morning we finished the spare room (aka DH's gym - not as indulgent as it sounds he does daily physio to keep his chest clear)

Class this afternoon - not terribly successful

Then family dinner and early to bed for a change

I am yes - taking the whole painkiller was a blessing in disguise

I think we need to move from "taking the edge off" to more structured "keeping me out of pain" as an approach - GP is very worried I'll become.e addicted despite being on them for 15 years and rarely using more than 15 a month

DH has gone to the tip

A friend is coming to help with the sewing room and then DH will put boxes of car boot stuff in the caravan

Who knows after that!

Chipping away OP, today DP took two large bags of books to work. Tonight I’m having a night off Everything apart from laundry.

Tomorrow I’m off work and straightening the house up for two estate agents to visit early afternoon. They’re going to have to use their imagination where the back bedroom chaos is concerned.

I’ve realised that my deco is quite dated - lots of white and cream, with a little bit of brown and orange. Should I replace with greys????

And what about very thin cracks in the paint/plaster? (The house is only 100 years old, but surely some imperfections are to be expected? And at least there’s no bumpy walls disguised by wallpaper. Am aware I’m clutching at straws).

Nooo not grey, apparently people are over grey 😁 it sounds lovely and neutral in the colours you’ve got it, it’s not worth doing anything more than touching up.

We’ve got a viewing booked for Saturday so I’m back to frantically cleaning. It’s one of those things where I don’t think it’ll ever be good enough.

I agree with @HappyCrochetHooker don't change to grey - im changing a grey to a pale green as I dont have any grey and it needs repainting as ive filled some holes

I did not get the boxes moved my sciatica was too bad (my back and hip have been bad but the sciatica is new to this episode - its my more normal state so the back/hip thing was new!!)

My friend and I had a good go at the sewing room

Tomorrow is another day, babysitting and hospital appt for DH so nothing to the afternoon

Frantic cleaning here too, for the estate agents. I reckon so long as no cupboards or drawers are open I'll be ok.

Bit frustrated with DP's efforts, but I think with his ADHD and dyspraxia he literally doesn't see Stuff. I have swept everything in to drawers and will focus on playing to his strengths (which is fetching and carrying, lifting heavy things and rushing out to the shop/tip/storage at last minute without complaint).

Going to research what to ask estate agents. Wish I'd got a third booked in whilst I've made the effort, but never mind.

Busy day. Flat pack storage thingies built for storage and three more boxes packed. About two bags of throws and books for charity and a bag of half used bottles and things kept Just In Case for the bin.

Packed 12 car boot boxes into the caravan and the rest into the car until photos are over - as I was worried about the weight when moving the caravan

Tidied the new lounge - DH hoovered

Tomorrow I need to paint the futility/conservatory and work on the sewing room (around unexpected babysitting)

@Sortis how did it go? Are you collapsed in a heap?

Spare bedroom half cleared, starting to dress it as a double bedroom. Think I need to repaint. Will ask friends for their opinions this afternoon.
Half of DP’s books gone. He’s bought some more packing boxes.

Also bought bedding plants to cheer up front garden.

Saying that I just repainted the conservatory as there were plasterboard patches from putting the washing machine in and I didn't have the same colour so now it matches the kitchen (from grey to very pale green)

Very bitty day, no idea what else I've done but I never bloody stopped

I feel tired out. Need to sort out gas check, EPC, mortgage in principle and conveyancing solicitor next week. Nothing is coming up on the market worth viewing and I'm a bit worried that I'll never find anywhere.

Those of us prepping houses for sale - are you also looking for the next home or something else?

Well we might have had a viewing this afternoon - dunno, we weren’t there 😁 someone definitely went in as they turned off some lights when they left, but it could just have been the estate agent for all we know. I spent the morning cleaning things I’d already cleaned, just to be extra sure.

I hadn’t appreciated just how crushingly depressing and sad I’d find this whole process. It’s thoroughly miserable in ways I hadn’t considered. I’m autistic, and I’ve overthought everything to the nth degree trying to ease the transition a bit and anticipate every possible feeling and eventuality, but it’s still horrendous. Wish we’d never started tbh.

On that positive note I’m going to look at paint colours for the new house.
