Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

Oh man I think that WhatsApp tip is going to be lifechanging! Thanks for that @KatyMac My DH could definitely benefit from it too, he’s even worse than me, so between us it’s a wonder we ever manage to even leave the house.

Enjoy your day off!

I think I’m get the cold that my DD has been fighting with for a while now. I’ve managed to chop some dead bits off a few of my houseplants but that’s it so far. I’ve lost the pointy bit of my vacuum cleaner which is hampering efforts somewhat. God knows where that’s gone.

KatyMac · 12/02/2026 10:24

WhatsApp and our family calendar save my life - the calendar has space for writing where I'm going and what I need to take!!

The pointy bit is in 'a safe space' you won't find it until you are looking for something else🙄

Today I am doing lots of lightweight (thinking of my back) general tidying again & putting doom bags/boxes away - I did 3 last night while sat in my chair watching old call the midwife with DH before we realised we'd watched that series on my login so swapped and caught up on the Christmas episode!

Who knows after that

Reminding everyone that small tasks are so valuable & I saw this recently which helped me

Have a calm day everyone

Blimey you’re on fire @KatyMac! Amazing work. Sorry if you’ve already said somewhere and I’ve missed it, but are you working to a deadline for getting it done?

KatyMac · 13/02/2026 21:16

Well I need to get photos done and get it on the market asap; if I set a date my adhd will wait until then to do it

So I tell myself it has to be finished tomorrow everyday, so i keep on trucking

I've also:

Hidden the stacked wardrobes!
Hidden 11 boxes of car boot stuff
Failed to flat pack a shelf hidden a loadbof wood

I have some flat packed wardrobes boxes to hide now

I've mounted an old picture with no frame in an old frame with no picture (& trimmed a piece of mount as it didn't fit) phew!

Knackered now

You are doing fantastically! I am decidedly not. Although I did unblock a sink today by pouring stuff down it 🤣. And tidied my dressing table. Small steps!

KatyMac · 15/02/2026 01:09

5 minutes is a success, 10 mins is fab

2 jobs? You are a Queen!

However I am still working and I know not why?

Sortis · 15/02/2026 11:41

Wow OP that’s a big difference!

I am returning from holiday, recovering from food poisoning or something similar 🤢. Should be home tonight and then I really focus on getting the house on the market.

KatyMac · 15/02/2026 16:14

Oh no! Poor you

We have booked a valuation and photos for 23rd

I have continued tidying that room, DH has washed some crystal so we can take photos and sell
Disassembled a bookcase (total nightmare!)
Tidied our futility/conservatory which is finished

I have a week!

All this sounds great. My parents are thinking about selling their house but there’s so much clutter and stuff especially in the attic.

KatyMac · 15/02/2026 19:50

So much clutter - I resemble that statement 🙄

I now have 88 active listings on marketplace and loads of photos to list

OP posts:
KatyMac · 15/02/2026 21:02

I have photographed and packed away my wedding crystal (32 years ago) used maybe a dozen times!!

I will wait a few days to list them on Facebook to let the decision bed in

It was hard

OP posts:
KatyMac · 16/02/2026 00:48

Under the stairs cupboard
Bathroom cleaning stuff
Electrical doom boxes

Listed a pile on fb

Quieter morning again little bits of tidying while I come round after a busy day yesterday

Put some pictures up and did hours of work instead of decluttering

OP posts:
massinsaln · 16/02/2026 21:59

I'm in a similar position. I moved 14 years ago and had decluttered at the time, but the stuff has reaccumulated over the years. I'm also disabled and our bedroom is downstairs. I have AuDHD and also sew (and some other arts). I also teach, and combined, could fill a whole room with curriculum, resources and crafts that I fully intend to use. I've had all the family things passed down to me, and am both sentimental and sad about the bereavements, so don't actually want to part with what I've kept. I already regret getting rid of some things a few years ago, so don't want to repeat the mistake.

I cleared my older child's toys out and sold the majority, but have 3 boxes left to sell. We've kept quite a lot over the years as hope to have another child. I cleared the kitchen and our wardrobes; only 1 appliance left to sell, and 2 massive bags of clothes. I scanned each room and got 2 black bag-sized amounts to sell, things like curtains, that seem a pain to list and sell. Our box room is now full of stuff for sale. I've taken books to the supermarket drop-off, and a couple of puzzles to the charity shop.

My first job was to have a clear out and tidy so that I could get some broken sockets fixed, a new plumbing system installed, and fix the broken shower. Once these are done, we're extending or moving. The main difficulty is that I'm also doing a Masters, have multiple medical procedures coming up, and am midway through IVF treatment. I'll have a lot more free time in summer, but that's a long time to wait.

The photos are inspiring! I had a friend who decluttered to move but she simply put half of her house into 2 skips the 2 weeks before listing. I wish I could do that!

Sortis · 16/02/2026 22:06

Tiring day here. Quite a bit of other stuff gone on, but one suitcase of out-of-season clothes, one cupboard and one box of kitchen stuff to storage. A few bits and pieces offered for free on FB but I don't think I'll bother doing that again. It'll just be quicker to take a full box to the charity shop.
One bedroom now looks worse than it did before I started decluttering and the estate agents are coming round on Friday. Might just make every effort with the other rooms and see how honest the estate agents are with how the rooms need presenting.

I keep having moments of panic that I can't face/do this. Have to remind myself that there's no rush and a lifetime spent staying here would be worse. Hope it's true.

KatyMac · 17/02/2026 07:43

@Sortis it always looks worse before it looks better - we are both doing so well!

Im envious of your storage - we can't afford it yet

I've done enpretty well on fb marketplace over £200 but its hard work & I got rid of some pretty large pieces for free (including 2 large speakers yesterday)

I am planning 3 car boots but one got moved because of childcare

@massinsaln you're doing amazingly too! The way I treat heirlooms is "does DD want it" if not what percentage chance is there that the generation after her will want it? Will that person feel bad that you are anxious and upset about disposing of their 'gift'? Then it goes

I have thrown things away but generally they have been rubbish, I will have another purge after the 3 car boots and split between bin and charity shop - but a surprising amount went in my "for free" tub at the indoor car boot that is really a jumble sale imo

It's the furniture that's a pain to sell i think or maybe its just my furniture!!

OP posts:
KatyMac · 17/02/2026 15:54

Booked a tip trip, broadly speaking tidied the garden (no weeding or timing just moving stuff and collecting rubbish)

Put spare furniture in the shed tidied the deck - is it ok to have a small swing/slide and som6e chairs on it?

OP posts:
Sortis · 17/02/2026 21:19

Two boxes of board games and jigsaws ready for storage and two of material, clothes and books for charity shop. Back bedroom is still a tip.
