Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

almost 450 views on one day is astonishing - was that the day it went on ?!!!

people can register on websites to be notified when something new comes on in their price range / their location

doesn't mean they were actually going to view the property !

Have the joint offers been asked to come back with their best and final offer? I would definitely give it a a week or two more.

Yes neither changed their original offer but the others ( all but 1) all raised it by 10%

2 more viewings since the big day on Saturday plus one more booked for

It seems a huge number could they have sent bots after it?

Next door but one put there's on the market (probate) & its 10k (or 20k) below our asking price and I think the differential is ridiculously low

I think it's fantastic news OP, well done you. (And selfishly, I'm learning a lot!).

I was hoping to have a couple of days fully on the house but tonight my disability has knocked me for six for the third night in a row and I'm already heading for bed. Got a trip away on Sunday that I really want to conserve my energy for.

Oh, and I agree with this now I'm at my laptop and can see things clearly on a bigger screen. The difference does seem to be worth more than £10k.

Apparently they aren't supposed to tell them 🙄 which is thought was odd

We had one more today but they havent sold theirs yet and they haven't sorted out their mortgage

Im not greedy exactly just needing to maximise my assets

So right now you have one top of the range offer and one over the range offer ?
and 2 offers at mid range.

Yes 2 x mid range, 1 x top of range and 1 x top of range plus £10k (the range is 10k btw)

All sorts of life getting in the way here, but still managed to get the back garden done. It was going to look a lot better in my head, but I only have so much energy. I think I'll buy spring bulbs to lift some pots but there's a patch of resown seed that I don't think is going to look green any time soon.

I think I'm quite close to being ready for photos, but it's hard to judge how much time I need and what time I have available in the next couple of weeks.
