Thank you everyone. I won't quote individually so as to not fill the thread. I'm going to get paper and write them all down as I'll forget otherwise. Hopefully tomorrow I'll exchange. It's not just moving house, it is moving back to near my oldest and best friends and never having to see ex h again 🥳

We're currently awaiting enquiry replies from our sellers and waiting for our buyers seller to send some over! They were awaiting their searches coming back before raising enquiries.

Our solicitors raised most before all searches returned.

Hoping it's not too long from here. I'm 36 and just recovered from a nasty bout of chicken pox. I think my immune systems been down for a long time and the house stress probably didn't help ! .

Chasing solicitors and estate agent daily now .
Hate living in a half packed house. X

5 weeks post offer and still absolutely nothing other than the memo of sale. It is so unbelievably frustrating and everything is screaming WALK AWAY but nothing is coming on the market so it’s not like we can just go and buy something else.

We've been waiting since September, I Don know why you wouldn't have heard from the sellers solicitor yet though? Are they waiting for you to do searches & a survey?

No. They’re just incompetent and the sellers are dragging their heels. We’ve got a mortgage offer and surveyor lined up. Our solicitor has been chasing for a few weeks.

I'm now on the phone as the sellers haven't had something come back yet so we can't exchange. The same sellers builders who had demanded we all get ready for a set date then weren't ready. Then told its been confirmed the house will be signed off on a set date then wasn't until a week later. Then we were told if we didn't exchange yesterday it wouldn't happen. Then they aren't ready today yet either 😡

Have they got somewhere to go? We haven't started on the sale of our house with our solicitor behind memorandum of sale as our chain isn't complete.

They said they’d move into rented. Which I no longer believe is true.

My first purchase had the top of the chain saying they'd rent, then they wouldn't, then when I pulled out as nowhere near as ready as they should have been suddenly my vendor and theirs were ready. So that was five months wasted.

I then knew the next one was going to be a minimum of four months waiting. I'm at six months waiting, three days after we should have exchanged and no sign as top of the chain still not ready.

Why can't people just tell the truth?!

This is the issue. Lying. Estate agents set expectations which are often lies and it doesn’t improve from there!

Ah in that case you have grounds to be annoyed nothing is happening. I would be asking your solicitor and the EA to chase up what's happening.

We've had a weird update yesterday. It turns out (due to the vendor's previous file handler leaving the firm and a new one taking over the file and reviewing it), that the vendor hasn't given instructions to start the process to sell to my parents (despite the fact the previous file handler sent the draft contract to our previous - useless - conveyancer).

The vendor has now gone AWOL (they live abroad) and hasn't yet given instructions!

Couldn't make this up. 😩

Our solicitor is continuing to piss me off (sorry!) there’s mistakes on paperwork including a payment which is different but HUNDREDS on three different pieces of paperwork! They so still won’t commit to prospective completion dates even though our sellers solicitor is asking for before month end! Pulling my hair out, the way they speak to me too is like they forget I’m paying them a lot of money!

Today marks the one year anniversary of viewing the property we are supposed to be buying. So fed up as there is still no sign of exchange happening and our second mortgage offer is running out. I’m giving up hope of ever moving house. The house we are buying is a probate property. Our current buyers (we’ve had several) are the problem right now as they aren’t responding to anything. Offer was accepted first week of January. They are first time buyers so it shouldn’t be that hard.

Well done to those people progressing and sorry to those stuck in the waiting bit. I was feeling more positive after 3 viewings in the last 12 days. All positive feedback but all said no. Agents say the market is picking up. Trying to go with the flow which is totally against my nature ! Not sure how long to wait before discussing options with ex - like price drop or different agent etc.

This ridiculous! We sold our flat which was totally chain free as we moved into rented - in 3 months. House buying is a nightmare.

Still waiting on our buyer to do literally anything … 🤣 memorandum of sale a month ago a visit from his mortgage company to value the house two weeks ago. Our solicitor says they contacted their solicitors a week ago to follow up on the enquiries etc and apparently they’ve been ghosted. 😬

Omg I'm having a nightmare today.
Last week we were asked to provide consents for the woodburning stove we have to our buyers . (We didn't install it, the previous owner did and nothing was raised when we bought the house).
I only had an invoice to show the flue, adaptor, bends etc being installed by a hetas registered installer but I don't have anything for the actual installation of the stove. I contacted the previous owner and he said he didn't need to talk to the council because he used a HETAs registered person (which is correct). And so I also sent an email asking the council if they had any proof

My solicitor had said if we didn't have anything then we can pay £50 for an indemnity insurance.
But after I told her to hold off because I had asked the council, she then said because I did that I can't now get the indemnity! I didn't have a clue about this.
She said I best get the council to expedite my request ASAP since we are meant to be selling next week otherwise we risk losing the sale.
I'm all stressed.
But the council did reply to me saying I don't need a warrant to install a stove. It does go on to say that's just the building regs point of view and I should still ask planning whether permission is required but I'm absolutely certain it isn't.
So basically it seems like the council didn't give a shit if we had a stove or not, and the previous owner did use a HETAS registered person to install.

Any advice?!

Hetas have an online register I think.

My DD was checking a house with a logburner out as she works for an EA and when they weren't on the register she was nosy and checked our postcode and my parents and we are! Might be with looking at that.

We didn't need planning for ours and we need planning if we sneeze here - in a conservation area but not one of those no smoke areas. We did need the hetas thingy tho
