Checking in. On the plus today our seller has offered to leave their dishwasher no charge so that is something.
We never expected to be this close to making the stamp duty deadline so if we miss it by a week or so it's gonna be annoying. Would rather miss it by a month tbh.

Sounds like the one major outstanding piece of missing documentation on DSs purchase has been provided now so hopefully all the enquiries have been replied to satisfactorily as the others were important but not, I think, so difficult to supply.

I still worry about price drops but he can afford the home and has some hedges against risk (LTV and potential for a lodger) and he desperatly needs to move for a few reasons.

Re SD deadline...

My DS doesn't need to.worry about the date but he doesn't want the vendors having to pay it and will do all he can to meet the date as he would find it gutting if it was him. I hope you make it.

Pleased they are leaving you stuff. DSs vendors are too - he's buying a few things and they are leaving a few - because he owns nothing because he is on a furnished let and they are leaving an open plan place and moving to a house with walls, so some stuff doesn't fit.

@WimbyAceim totally with you. I think I would have mentally been fine if we hadn’t been hounded to death and exchanged a month after all this rubbish ! Glad you got a win re Dishewasher (always found it weird that people would take items like this) mines integrated but also I was a little astonished that people take bulbs and plug sockets so frequently that it has to be listed on the fittings and fixtures forms !

@Feelingstrange2i think with houses there’s ebbs and flows in price but ultimately if your on a repayment mortage and it’s always going to retain it’s value (unless you buy in times like Covid which inflated the price 100fold at the time).

@BarbaricYawpI’m not gonna lie I’m currently wallowing in despair but I know a tiny bit of hope will creep in by tomorrow. Permi menopausal and house move aside I promise I’m not usually this anxious or angry !!

spoke to my solicitor today and she said a lot of firms have taken to much work on and just don’t have enough people to push things through. Not a problem if your in a small chain but there was always a chance with a chain as large as mine this would happen. She said she’s dealt with a 10 buyer seller chain and it just blew my mind a bit.

Very jealous of all that have exchanged and completing. I keep thinking is this all worth it seems to have tansihed the whole excitement for my new house tbh !

tomorrow is a new day folks (I’m gonna go have wine and cheese)

@2025willbemytime sorry you've had a crap time! From my experience and watching these threads it sounds like it would be a quick turn around to be completing now after chain closing (think that's the right word!) in November especially when not a lot happens in the month of December with solicitors. I don't know the details of your chain obviously but I think most chains are taking a good 6 months to complete.
Hopefully I'm wrong in your case though!

My chain was 'closed' in October and we are completing on 28th March. I've been chasing since November to get to exchange and we did on 3rd March.

I was in a chain of six and I was number three. I had to pull out. The original one and two stayed and eventually broke the chain and completed. The new chain became one (was original number two), two (me) and my second choice house. My vendor is buying a new build which is running behind.

July - house on market, sold twice, offer accepted from me.
Sept - my buyer pulls out. Stupid reason.
Nov - I have to pull out of my purchase due to lying and sneaky vendors. Find new buyer quickly and also find new house.
Feb - hoped to move.
March - was supposed to move.
Today - expecting to know when can complete. Haven't exchanged of course.

Hi all - joining the chain as I’m now waiting for exchange and completion.

chain of 3 (me, seller and their onward purchase).

I’m ready and have suggested completion by 28th March. Seller confirmed they are happy with the date but have outstanding points on their onward purchase so they are trying to push the file through to meet the date. Not sure how feasible it is but at least they say they are trying!

My lender needs 6 days to arrange the release of funds so if they are not ready next week then I think we will tip over the SD deadline…

I'm currently going through a house sale and purchase and it's just been so shit it has really taken the shine off things

We are in Scotland. We were meant to have a cash buyer but then they decided to sell their home and it's now turned into a chain of 6 and then us buying a new place.
Our buyers are not moving an inch with our requests even though they opened a can if works. I'm so fucked off.

How likely is a chain of 6 all going through seamlessly in one day? I think very unlikely!

This is my third thread I think. Yuuhuu!

I honestly think I've been very naive. I didn't really think about a potential stressful situation straight ahead when back in October I put an offer on a house! I either didn't realise our vendors would want to rush to meet the deadline or I simply thought that we'd be done sooner. Honestly, I can't even remember anymore.

I feel very tired, I've lost the love for our current flat which is quickly becoming a mess, and I'm not even half-packed yet.

I am very curious to find out what our sellers will leave in the house. They tried to sell us everything, from 7 years old appliances at market's value to curtain poles and lamps and toiler roll holders (at £40...).

I really hope we can exchange soon, but I'm also relieved that we finished everything on our side, so if we don't I won't feel guilty that we caused our sellers to lose thousands of pounds.

I hope most of you (us!) are nearly there!

For me, the sad thing is that I avoided the agent's recommendation because I knew they are mostly awful, I went with the broker's instead, and they have super high reviews on every single partners in that firm except ours 😆Talk about luck!

I’m signing everything tomorrow having had an enormous bundle of paperwork through today. With luck we can exchange and complete in what now feels like a race to the finish line.

Felt quite delirious today. Also had a wobble while reading through everything and the ‘buyer beware’ stuff.

Just want it all done now, I am emotionally done in. Thread 3 for me ..

Also joining the thread (lurked on the previous one). FTB here. Had a sale agreed on a property mid-December, but the vendors pulled out mid-January as their circumstances had changed and they could no longer move. I've been looking for somewhere else since then.

Viewed a place a week ago on Monday, loved it and made a full-asking-price offer the next day as I didn't want to risk losing it (it had only come on the market the Friday before and mine was the first viewing, I believe). Other offers went in, but I found out that Thursday that the vendors had decided to go with me without going to Best and Final offers (after recommendation from the estate agents) as I was proceedable and wasn't in a chain.

The Memorandum of Sale was received last Friday, so I paid for the searches. The money has now cleared for that, so my solicitors have ordered those today. I spoke with my mortgage company on Monday about getting my previous offer updated , and they confirmed the next day that this had been approved. My solicitors have received the amended Mortgage Offer today, so I expect mine will arrive in the post in the next few days.

There's just me and the vendors (probate sale) in the chain, and we're not affected by the Stamp Duty changes at the end of the month, so there's no imminent rush to get things through. That being said, I can't believe how much progress has been made in the space of a week since my offer was accepted. It all seems like a bit of a whirlwind, to be honest. 😆 Really hoping this sale doesn't fall through (although I'm now extremely pleased the other one did as I love this place so much more 😁).

Joining for thread 8. I doubt I'll be graduating on this thread as I expect it will move quickly with the stamp duty deadline fast approaching. Hope you also all move quickly!

Awaiting completion of our new build, still apparently on track for end of April. We're going to need to make a call on agreeing a latest completion date with our FTB so we can get the exchange over the line which may require breaking the chain. Hoping no delays with our build

Welcome all the new joiners and rejoiners !! @TheWheelOfTime you may already know this but try to ask what the long and short stop of your house is.

they bury it in paper work and my friend got a professional snagged in on her new build so that was helpful as it forced the building company to fix it. But I suspect it’s personal preference!

im crossing everything for people hoping to exchange today (we are hopeful) but you know I have been here before !! Aghhh we thought we would have completed way before march deadline… oh how naive I was.

if it helps anyone I believed my EA that this would be relatively simple. Laugh with me now all !
