@HouseofDreams I agree, I would let them look. We took nearly a week to sort out MOS. And tbh it means nothing, they can still pull out anyway if they wanted.

I would also let buyers come again for a viewing. If you don't, it may appear you have something to hide. Most people, when they've made a decision, feel more attuned to their choice, and the brain does a clever reinforcement trick.

We've had no joy with exchange today. The buyers have been arranging home insurance so now solicitors are aiming for Monday.

In other news, weve been for an evening stalk of our new house. The fences were down and the driveway laid so we could go right up to the house. The driveway and garden look really massive now we can get up close.

On the down side the developers appear to have fitted the wrong worktop. I ordered quartz with a recessed sink and splashback at extra cost and they have fitted a big standard wood effect laminate! Were they hoping I wouldn't notice?! This was an upgrade that we paid £££ for, and I can't believe someone had failed to double check before they pressed 'order'. The developers are pretty responsive to email so I've sent a concise email detailing the issue and hope they will pick up first thing tomorrow and offer me a resolution before I've finished my morning coffee.

We have booked a home demo for the 24th so I'm really glad we had gone snooping g otherwise I would have found this significant issue 4 days before we moved with no time to rectify

re survey - I read it about 10 times & after initial panic settled I realised the surveyor had no clue about older homes.

the internal doors some of them have gaps 🙄

most of the survey was obvious stuff ie floors uneven, windows too low (style of building at time nothing wrong with the actual windows), cracks in walls stuff I expected for age of house & can see. Kitchen has step up into it … these were all in red needs attention & urgent action before exchange according to him.

Gas recent (past 4 weeks) all checked, gas fire is capped off as rented previously, surveyor said it was dangerous & risk to life.

electric I have an electrician friend who has read the full report & can sort advisories for me, non were what he felt to be red needs urgent action.

Im having a contractor assess roof/chimney/ceilings as that’s the bits I can’t see & don’t know enough about.

I can see why people don’t bother with surveys tbh

Some of the stuff is relevant though, the door thing, gaps, and cracks, uneven floors are potential subsidence or movement, it depends how much movement, we were just saved from buying a house with too much movement, would have been a very costly mistake.
Found another one without these issues, but so glad I had a surveyor to look.

Our buyers keep saying they're coming then deciding not to, fair enough they have to travel, but we're really close to the end of our sale 🤞🤞🤞

Is there room for a rant here? Been vaguely following for a couple of threads but everything has just been ticking over so not had much to say.

Found out today that our buyers have pulled out, we've been waiting since November. The only reason they gave is 'pissed off waiting' yeah, US TOO MATE. Everyone above us in our unreasonably long chain has done much pissing about but why now?? Why now when we have a complete chain again and are about a month off?

Back to the sodding drawing board with our house back on the market then, took 4 months to get an offer in the first place. If our sellers catch wind and put their house back on I'm just done 😭

Same as us. It’s soul destroying. Our buyers buyer pulled out on 2nd of jan, they begged us to wait for them to re sell so we did (and looked for another purchase), they re sold at the end of jan and we couldn’t find anywhere, they pulled out at the end of March because they didn’t want to wait even though he had. I’m so gutted. We are back on the market and had 7 viewings but no offers so far. Apparently one is coming on Monday but I don’t believe that. Absolutely Sod’s Law we’ve found somewhere we love now but we are no longer SSTC. This has been ongoing since August!

How long has the house you love been on for? Is it likely to go quickly?

We've had 5 viewings now with another 4 booked, 3 interested parties but whether that translates to an offer remains to be seen. Fingers crossed something comes through next week, especially now the cat is out the bag with our sellers.

@NeverGoingToMove its a new build but it’s a big plot so I can’t imagine it will hang around! We’ve asked if we could pay a larger reservation fee but they said no. It’s so horrible having to go back to the drawing board and no offers yet is so draining! Ours is a period property so not everyone’s taste so I’m worried now we will struggle. I hate the waiting for feedback/offers! It’s like really shit dating.

Only at the start of this process of buying AND selling. Feel like we’ve done everything we had to do and now we are just sitting around waiting. Our searches won’t come back until may 21st!! They were ordered three weeks ago. Which is ridiculous but what can you do. We have booked a survey of the house we are buying but that’s not happening until the end of the month. Everything really drags doesn’t it. It took two weeks for our buyers mortgage company to send someone round for their valuation, and we haven’t heard from them since. No one has contacted us to book a survey etc. I thought having a ftb buying our house was ideal but they seem to be slowing everything down so far.

If your searches won't be back until the end of May then your FTB has plenty of time to catch up. Try not to worry at the moment there's a lot of stuff to get done and it is stressful.

There is one solicitor holding the whole chain up. If he did his bloody work we could exchange tomorrow!! Instead he is delaying, lying about who said what and just generally being an absolute piece of work. It's not our solicitor so can't do anything. They had been 3 x complaints made about him and they said he was taken off the case but there was an email yesterday from him so ?
Who knows.

That's awful. I hope it gets sorted for you soon. Can you not contact the sellers who are using that firm and ask for clarification, given he was booted off?

Decades ago, I bought a house and 9 months later was no further along. I had to leave it in the end because he just wasn't moving along. In retrospect, I wish I'd just changed solicitor, but I appreciate you aren't in that position. Would threatening to pull out move things along?

Thanks @Spooky2000we are in regular contact with seller who has made the complaints to their solicitors and are just as frustrated and ready to go as us, just seems like a terrible company! On Friday we seem to have had a bit more progress thankfully and the director of company has taken over our case. So Im extremely hopeful this will now speed things along 🙏🏻

Bottom of chain has said until end of this month or they will pull out.....

We’re in the same position buying and selling. 2 months in and we’re still waiting for our buyer to receive their mortgage offer. Our searches, valuations and surveys have been completed, enquiries dealt with, contracts signed and ready to go. Only the mortgage offer to go and then hopefully a discussion of exchange and completion can be had. If your searches don’t come back until 21st May, this gives you plenty of time to get the surveys and the enquiries for the survey dealt with and out of the way so when you get your searches back, you can then deal with enquiries for the searches. I don’t think anyone contacts you for a survey, you need to organise this yourselves until your lender has given you a survey with your mortgage offer? Ours didn’t and we instructed a local surveyor who knew the area.

Is it ok to email the estate agent to ask how things are progressing for the seller? We’ve had searches back and our survey which is all good so things are ticking along nicely our end. I have not idea how things are going with the seller’s purchase and what stage they are at.

Just got news that top of chain not ready so won't be today for exchange having not been Friday due to other end of chain. 😭 after top of chain said if not today it's game over....

In the interests of trying to be positive, can someone give me an idiots guide to what I need to do once I do exchange please?

So far I have

  1. organise house and contents insurance.
  2. redirect post.
  3. usual new address notifications for car, animals, bank.
  4. council tax.
  5. son will sort broadband.
  6. tv licence
  7. ex h will sort bills on ex marital home.
beyond that I'm stuck. Thank you.

Just dropping in to release some panic. We’re pretty close - I think we’ll exchange at the end of the month with completion in May (though waiting to find out if sellers are agreeable to this). Been fortunate so far in that everything seems relatively straightforward on both sale and purchase, though I know better than to think it’s all plain sailing from here.

Now that it’s feeling more ‘real’ I’m walking round the house and having surges of panic because all of our stuff needs to be moved and fitted into another house!! It suddenly feels like a completely mad thing to do 😂. I stood in the garage this afternoon just staring at stuff that needs to be chucked. Which isn’t very productive or useful at all!

Anyone else?!

Looks like exchange hasn't happened for us today. I got a call from solicitor asking for authority to proceed. I affirmed, and got my dh to emil his authority. Then... Nothing. The assisted move company called me at 4.30 to check we had authorised. She went back to check in with everyone and said she'd get back to me, and then nothing. I was in work meetings so didn't get a chance to call, I sent an email around half five but guess everyone had gone home.

Will they try again tomorrow? I can't imagine it is difficult in this digital day and age to send two contracts up and down a chain of two and send a deposit up the line to my developers.
