It doesn't appear because it's not actually a requirement in Scotland. As long as the workmanship is ok it seems like it's fine.
But the previous owner did use a HETAS registered person but it seems like it's only for the flue, adaptor and bends not the actual stove install. Or if he did there is no proof of it!
But the council say they don't need to approve it. So I'm kind of lost as to what consent we could have provided to our buyers.

Morning, I've just had a nightmare. I and a load of strangers spent the night in what is meant to be my new house. In real life it doesn't look like that. The vendor had left everything. I was wondering where all my stuff was going to go when I heard a conversation and it turned out her removal man hadn't turned up to pack. No idea where she was when I and a load of people slept in her house.

Now I'm awake I feel sick and anxious. I'm supposed to be completing next week and we haven't exchanged yet. Meant to be Friday, then Monday then yesterday... all different reasons given for why not. None my fault.

It was except I'm so stressed as I'm running out of time to complete to keep my buyers, plus if it does go through I've got four days in which to see people and book a necessary appointment, on top of packing up the rest of the house. Though I can do that Good Friday to Easter Monday when I won't see anyone.

I haven’t slept a wink in the last few weeks as I’m in that stage of waiting for when everyone can exchange. A day that goes by feels like a weeks wait !! Easter weekend is going to be a nightmare not hearing anything from solicitors with them being closed so I know that there’s not going to be any discussion about exchanging. I need to keep busy!

We have been asked if we can complete next Friday, with exchange sometime before that. Unsure how feasible that is with 2 bank holidays & our solicitor is on leave next week.

Does anyone know how long it takes banks to release funds & then how long to clear?

I'm on nine months, three buyers, two different houses.. three months, I'd bloody take it.

Same here, month 8 for us! One buyer who pulled out in March and no offers yet. Viewing number 9 today so let’s see. Feeling really down and disheartened about it all now, will definitely lose the house we want as we need to be SSTC to secure it. Lost two houses prior to this because of the bloody chain! I’m never moving again (or at all by the looks of things!)

I think I've told the tv license people but not had confirmation.

I have sorted buildings and contents insurance plus the car insurance which seems to be the most important thing.

I know I need to tell council tax in the new place but not worked out how yet. How do I register for water and electric as no idea who it is? Ex will be cancelling here but I don't want him to know where I'm going and he won't think to tell them to ring me if it is transferable, which I assume not as I'm moving well away. The link about who to tell wasn't right so a bit stuck there too.

I've also booked postal redirection.

In an update to my stove issue I forwarded on the letter from the council stating no warrant is required and my solicitor just ok we will pass that on. And that's hopefully the end of it. We are meant to be selling next week and I have to pay £2.5k to the removal firm tomorrow but that's so risky if we don't conclude!

Water: Google 'water company [county]' and that will tell you who to register with. Don't forget to tell your current provider you're leaving.

Gas / electricity: is this in your ex's name? If not, don't let him cancel it. You'll have to do it. You go into your account and tell them you're moving. If it's in his name, just choose a supplier and sign up at your new address. Make sure you take a meter reading as soon as you're in the new place.

Council tax: you'll be able to do this online. Go onto your new council's website and find the council tax section. You'll be able to sort it there. Don't forget to tell your current council you're leaving too in the same way.

Omg I'm having a nightmare today.
Last week we were asked to provide consents for the woodburning stove we have to our buyers . (We didn't install it, the previous owner did and nothing was raised when we bought the house).
I only had an invoice to show the flue, adaptor, bends etc being installed by a hetas registered installer but I don't have anything for the actual installation of the stove. I contacted the previous owner and he said he didn't need to talk to the council because he used a HETAs registered person (which is correct). And so I also sent an email asking the council if they had any proof

My solicitor had said if we didn't have anything then we can pay £50 for an indemnity insurance.
But after I told her to hold off because I had asked the council, she then said because I did that I can't now get the indemnity! I didn't have a clue about this.
She said I best get the council to expedite my request ASAP since we are meant to be selling next week otherwise we risk losing the sale.
I'm all stressed.
But the council did reply to me saying I don't need a warrant to install a stove. It does go on to say that's just the building regs point of view and I should still ask planning whether permission is required but I'm absolutely certain it isn't.
So basically it seems like the council didn't give a shit if we had a stove or not, and the previous owner did use a HETAS registered person to install.

Any advice?!

Yes, go to the hetas website & see what they've got registered. It should be on there.
If not, send what you have & I'd suggest that any decent hetas registered person wouldn't have touched it (flue lining etc) if stove hadn't been fitted properly.

It depends on the lender. Some will say 5 working days but will be able to release earlier. Some only require a couple days notice. Does depend on the lender you are with as some can be very strict with the notice to release funds

@NoWordForFluffy all bills are just him or both. Only tv and council tax are in mine. I've told him to do it all as I have enough to do, he's done nothing and I was t sure how to.

A week fgs. It was supposed to be two but then it was supposed to be February..

What if the date is moved? Are the moving firm flexible? Most will shift the date free if charge & charge a deposit if you don't conclude at all. Is that a deposit or the whole amount?
We aren't paying in full until they get here & are doing the job.

Our house has been signed off at inspection so completion confirmed for 28th. This may be a silly question-I have an existing mortgage which is still in a fixed rate period, so will have an early repayment charge. Do I need to contact my provider to pay this separately or will this charge be taken from the balance when my mortgage is settled?

Our charge has been included in our final bill with the solicitors so it's all accounted for

We are into 12 months now. Same purchase, our fifth buyer.

Although in terms of trying to move it’s a lot longer, I’m only counting the 12 months from the date we made the offer on the place we are (still) buying. Not the purchase prior that fell through…

@DeathWish I’m so sorry, it’s so soul destroying to get hopes up each time, but it’s great you’ve kept hold of your onward purchase. Are you anywhere near completion now? We’ve accepted an offer on ours now and managed to secure our onward today so that’s positive. 2nd buyer for us and third house we’ve tried to purchase! anddddd now the stress and worry intensifies again 😩

We have found a new build offering part exchange, seriously tempting to go for it and tell everyone who's messed us about where to go. Has anyone been through the part exchange process for a house?
