He made a kind suggestion that I could keep my furniture in the house if I couldn’t move it before the day of exchange - complete. And pay him rent.

Hello everyone, have been lurking on this thread and the previous one for a while...
We're in the fortunate position that we have now exchanged on our house sale, and tomorrow we're due to exchange on our purchase (the timings weren't looking likely to align for a while so we thought we were going into rented at one point!).
Now exchange on our purchase is imminent I'm starting to get really nervous... is this normal?!
We're moving to an area we don't know that well, and while on paper it ticks the boxes you just never know until you live somewhere. What if the people are horrible?! What if the neighbours are a nightmare? What if our solicitors have missed something and we are walking into issues. Honestly, my brain is whirring.
I think the stress it's taken to this point has taken away the excitement and shine. Has this happened to anyone else? Anyone else feeling wobbly about big changes?

@Abra1t please tell me that your buyer isn’t serious given the delay is due to him fucking around ! If he wants to exchange and complete on the same day make sure you pass on the charge from your bank to do this (if you need a mortage)

@Youabsoluteblinder- I’m crossing my fingers for you

@HavenSprings I have given up even trying to guess what the process is and what order certain documents go in, because it seems each solicitor does their own way !

@WimbyAceto be fair the postal service has improved of late re this type of thing (I suspect due to actual competition)

@2025willbemytime I had this - keep the faith and keep hounding. Ask why no one called you back ! It’s hideous in totally with you !!

@Feelingstrange2 you know your sons very lucky to have you ! The legal wording and sheer volume of paper work when selling and/or buying is insane. I had to call my solicitor a few times and ask ok so dumb these points wayyy down for me.

@MovingHouse2025 I have had these feelings recently maybe just linked to me being quite sick and not getting better fast enough (I blame the stress) I think it’s totally normal and it’s your mind’s way of protecting itself if it doesn’t work out. Most change is scary, doesn’t mean it won’t be brillant.

@MovingHouse2025we are moving to a new area that we love but don't know very well! It is nerve wracking. Especially as we are moving children to a new school which, we have viewed and love and seems all ok but hard to know how it will be until we are in there! We have researched and visited as much as possible so hopefully it all pays off and we will be happy there.
I am sure it is just the nerves talking and everything will be fine 🙏🏼

I know! He’s unbelievable. I don’t have a forward purchase thankfully. The furniture is actually going tomorrow but he doesn’t know that yet. I’ve asked my lawyer to speak to his.

So further to our buyers asking for a reduction as they are not benefitting from the stamp duty increase, we’ve caved in & said we would meet our buyers half way so a reduction of £5k but if they are unable to meet the deadline then the price will increase so they cover our increase in stamp. It’s now agreed but they are trying to get their mortgage offer amended so that it reflects the reduced price. It was submitted today by their broker & we really hope we hear something tomorrow so that we can go ahead with next Friday completion.

on top of that their buyers solicitors have thrown in that they want us to buy an indemnity policy for an internal wall that was moved before we moved in…. So we’ve just agreed with it so we can crack on😭🤦‍♀️

Just off a 90m call with DS.

One item with no warranty and still lacking clarity. The reply from their solicitors to a fair point that had been raised was very arsy, and not at all professional, which surprised me. Hopefully it can be resolved.

He's paid the balance now so that's done!

One sweet thing tho. I was proof reading a reply and he had written....

"I will post this tomorrow with a 1st purple sticker."

That's shows how old we are and how little the youngsters actually send in letter form!

Ah good luck, hopefully we'll both be fine - from research it sounds like these nerves are very normal. It's so hard when it's not just you who the move affects. I can't stop thinking about the fact my DD and unborn son will grow up there and what if it's a huge mistake. It will shape their lives forever!
Urgh must stop being so negative!!

Thanks so much @hotandpermi - sorry to hear you're feeling unwell but to be expected with all the stress. My DD has been off the last couple of days and I can feel the beginnings of it hitting me too.. what great timing!

We ended up exchanging and completing on Wednesday wohoo! So relieved but the stress has been something else this past couple of weeks.

I chased so much yesterday that I’ve mentally exhausted myself and yesterday the stress was definitely affecting me at work.

Nothing more I can do now so I’m going to focus on work and a bit of self preservation today.

Maybe I will get the phone call I’ve been waiting for.

Yes, I'm thinking that this lack of urgency is either my solicitor's incompetence or the rest of the chain taking their sweet time with signing and transferring funds. Had they been waiting for us, surely I'd have got at least a call from the EA

I’m a complete newbie to this whole process so worried I should be doing something. FTB, offer accepted and memo of sale sent on Tuesday. Mortgage broker is sorting mortgage application, they just need to do the valuation. Is there anything else I should be doing or chasing at the moment? Haven’t heard from solicitor yet or anything from EA since memo of sale. It all feels eerily quiet 😅

As I walked kids to school this morning there is a house that went on market beginning of Jan with removal vans outside 🤣 super quick!
I was like oh stop, don't rub it in mate!!! We listed ours on 1st March 2024.

It’s the fact that everyone else probably thinks it’s not their life that is being messed about. If the chain falls through then people could potentially lose out thousands but for
some it’s not their money so they don’t care🤦‍♀️
