I’m most definitely out for completion on the 31 March.
My FTB is waiting to receive their HTB closing statement before their solicitor can work out what the end balance will be for them. Google says it can take up to 7 working days and by snail mail only.
All paperwork has been signed and witnessed between the 3 in the chain ready. So gutted we was so close but at least we’re at the very end with just money to be sorted.

Limeandsober · 20/03/2025 12:37

Another one in the pits of it all - still

I'm good to go, vendor good to go, number 3 complete radio silence. Solicitors’s can’t chase them as only vendors solicitor can - they are but nothing.

I’ve got the EA on it as he has the list of all the EAs & solicitors in the chain.

my DS none the wiser and merrily packing away his things in the evenings.

I cannot do anymore now

hotandpermi · 20/03/2025 12:42

@WimbyAce can you use your EA to say look if we don’t get it back by today tomorrow you realise this will go over the stamp duty deadline ? And the chain will collapse ? Sometimes you have to spell it out for some people. When a EA starts to see their commissions at risk suddenly they activate.

@HavenSprings not necessarily- as long as you aren’t sending it by cheque. Our 6 people chain took 2 hrs to exchange (admittedly 1.30hrs of that was my vendors faffing around). I haven’t found the balance of it helps- genuinely think non considerate people would be thinking solely of themselves and probably would be joining a thread like this.

It's getting doubtful for me here... EA chased the seller yesterday and asked them to chase the EA they are buying from to answer those last queries. Haven't heard from my solicitor today.

I think tomorrow is the last day the lender can take instructions to release funds by the 31st...

2025willbemytime · 20/03/2025 12:52

Thanks for asking and answering @Hoolahoophop and @Limeandsober . That is going to be useful for me too I'm sure.

I haven't chased as assume I'd be told if there was any news but I read a couple of posts on here then decided to do so. I was told last week my vendors new build was hoped to be signed off this week and they told every one to get ready 🙄. We all did and it is now Thursday afternoon and no one knows if it is coming. At the rate I'm getting two days notice I'm moving which is fine in itself as I'll pull all nighters to get the last bits packed, but I need to say goodbye to people. Grrrrrrrrr.

It definitely wasn't on my mind to send the money by cheque, and still wondering how other people could even get there with their mind 😆Glad it turned out OK for you in the end!!

I'll keep somewhat hopeful still, then! It would be nice to have a relaxed weekend after so many I had to spend trying to distract myself.

But again, the common issue to everyone: who knows if everyone else in the chain has already signed and sent everything through, or are taking their sweet time, while we rushed like mad? We'll see.

WimbyAce · 20/03/2025 13:52

Apparently his money is there now and the docs should be received tomorrow. Its just whether sellers will be able to get their removals. Not heard anything from their side today......

Abra1t · 20/03/2025 13:57

I might be exchanging this afternoon or tomorrow. Completion on the 28th. Fingers crossed.

Abra1t · 20/03/2025 13:59

@hotandpermi hope you’re feeling better.

WimbyAce · 20/03/2025 14:15

Fricking joke honestly getting people to agree a date, sooooo many emails!!!

WimbyAce · 20/03/2025 15:08

Can I get what this is and if it's pertinent to exchange? I'm getting mine as well today but that came in response to me asking where to send the deposit. Will there be info on where to pay?

Basically it's the bill! So everything solicitor fees, agent fees, stamp duty, any funds towards purchase.

hotandpermi · 20/03/2025 15:50

If it helps we exchanged and haven’t received completion statement yet - first part of the chain is on 26th, 28th is when we move into our forever home !

Hoolahoophop · 20/03/2025 15:52

No completion statement here either and we exchanged last week....and have repeatedly asked for it so that we can get funds together 🙄

HavenSprings · 20/03/2025 16:18

That's why I'm confused! If I asked to send the money for exchange, what does the completion statement have to do with it?! There's no correlation.

notgettinganyyounger · 20/03/2025 16:38

I got completion statement after exchange.
Pretty much 4 days before completion, sp o Sent all the monies straight over so I would be ready for completion date.

Limeandsober · 20/03/2025 16:46

Todays update. We were meant to exchange on Monday ..

solicitor no 2 has responded to say we are just waiting for confirmation our client is happy to complete 31st.

Their client already has his removals booked and has been chasing them himself! I can’t see it happening in time now not with mortgage drawdown to factor in.

Maybe miracles will happen and we will all exchange tomorrow..

Exchange is deposit from bottom of chain. Completion statement is for everything else for completion.

hotandpermi · 20/03/2025 16:59

@Limeandsoberso your exchanging and completing in one day - are you ok with this ? Assuming your solicitors have told your bank etc as I think some charge a fee…

Spoke too soon. Buyer f…ing around with his other transaction now. Wants to exchange and complete on 28th.

Yes, this is what I gathered - so, it doesn't explain why the solicitor replied to my query (when can I send you the deposit money?) with 'I'm sending you the completion statement today'. What a mystery!

Youabsoluteblinder · 20/03/2025 18:02

Well we're hoping to exchange tomorrow or Monday at the latest, with the completion date set for 31st March. The buyer's of my parents house are on board, just waiting for the seller's of the bungalow to also agree. Our solicitors have drafted the completion statements. Hopefully I'll have good news this time tomorrow.

Feelingstrange2 · 20/03/2025 18:07

@wimbyace And it's not like there are many dates to actually choose from!!

I've been summoned to a call by DS tonight (he's severely dyslexic so always wants a second opinion and proof read of his replies).

Apparently he's been spammed by his solicitor today and come home to a mountain of emails. So it could be a long night!

Good luck everyone on this final push for the line.

I think next week will make moving home look like an Olympic Demonstration Sport!
