For those feeling more anxious than excited add me to the list. Its a bit decision to move house. Bound to be some nerves. We are not even going very far, we know the area very well and will still be close to everything and everyone we care about.

Yes, I'm thinking that this lack of urgency is either my solicitor's incompetence or the rest of the chain taking their sweet time with signing and transferring funds. Had they been waiting for us, surely I'd have got at least a call from the EA

@Bec123451995 100% what you said! When people tell me "Oh, you must be excited" I reply "Am I, though?"
I honestly haven't had the opportunity to feel anything other than stress and mild panic.

Have you chased solicitor and agents etc to find out the state of play? As should just be you sending funds and then they use that deposit up the chain. I spent 3 days on a load of emails between solicitors and agents to try and get us over the line. Praying for today now 🤐

Same, we are moving within the town/village 5/10 mins away, same schools etc, but we've been in the house 14 years and brought our babies home to it so yes I will cry!

I chased so much yesterday that I’ve mentally exhausted myself and yesterday the stress was definitely affecting me at work.

Nothing more I can do now so I’m going to focus on work and a bit of self preservation today.

Maybe I will get the phone call I’ve been waiting for.

It's awful isn't it? I did get more sleep lastnight which was something but I'm not good with stress and have lost a stone in weight. I know I have brought it on myself for pushing for stamp duty deadline and people are saying "it's only" 2.5k but that 2.5k would be really useful for us.

I do have the £ to pay the stamp duty if I have to but that money was already allocated to sort the heating system out and my offer was accepted below asking because it needed doing.

I don't think the rest of our chain were that bothered about it. I am assuming none of them thought we could make it which tbf at the start neither did I. But being so close is worth the push to me for 2.5k.

I can’t cope with the stress!!!!
I was gutted but accepted that we wouldn’t the 31 March deadline.. all 3 solicitors within the chain are hoping we’re going to make it and we’re going to exchange and complete same day 31 March (we’re in the middle of the chain and STD hike only affects us) . I can’t do anything more other than continue to pack and hope for the best. Has anyone exchanged and completed on same day? What do you do with removals? We’re hiring but they can’t confirm booking until we’ve exchanged

@lemonwrighty if your solicitors are onboard with exchanging and completing on same day, try to find a removals firm that doesn’t make you pay a fee if you have to switch dates.

mine were bloody brillant to be honest. Didn’t require a deposit, held the dates(that’s another story) I would be approaching them now and being really honest and say we are looking at x date can you accommodate?

I do constantly, and I get unrelated replies in response, like that completion statement arriving (which in the end didn't even arrive yesterday) when all I was asking was to transfer the deposit. Honestly, I feel like most of this process has been happening because of me as, if I hadn't chased and pushed for things as often as I have, we'd probably be a few steps behind now. Which is absurd, considering how much these solicitors earn. It is not a nice thought, because it makes you think 'what if I hadn't chased anything? Would the chain have broken by now?' or I have the constant feeling that I should be thinking of something and use this to remind the solicitor.

For example, as soon as I said 'I'm concerned that if you send the contract via post we won't make it' the contract popped in my inbox 2 minutes later. It shouldn't be me to think about this stuff, surely?!

Anyway. Fingers crossed that something will happen today at least for you! 🙏

I’m a complete newbie to this whole process so worried I should be doing something. FTB, offer accepted and memo of sale sent on Tuesday. Mortgage broker is sorting mortgage application, they just need to do the valuation. Is there anything else I should be doing or chasing at the moment? Haven’t heard from solicitor yet or anything from EA since memo of sale. It all feels eerily quiet 😅

With ours, the first thing we got was a pack through the post from our solicitor with info about how to pay for the searches and some forms to complete with our details, proof of ID etc. Then once that is done, they crack on with the searches and then will let you know if anything comes out of that for you to be aware.

I think I popped in once about 3 threads ago but we are still waiting to possibly exchange on a sale today. Our purchase is a nightmare with our seller saying we either exchange and complete Monday or they want to wait until after the budget and they will decide if they still want to sell.

I don't know if I am just very sensitive but the whole process is making me quite ill. I can't eat living in this limbo. I am shaky, lost about a stone in the process!

Honestly, I don't think it's to be taken for granted that they kept you informed all the way - that would have made a WORLD of difference for me. That's really all I was asking for, and as you say, it shouldn't really be that much.
So, I don't think it would be weird if you feel like it, especially if you don't really feel to go for the hug in tears 😆Just to let them know that they really helped during this sensitive time! I think it's a nice gesture.

@Billybobidy I think we had a similar quiet moment around that time. Most people wait to have the mortgage offer in place before proceeding with searches and a survey, so in the meantime you can just start looking at possible surveyors, maybe? So, when the time comes, you are ready to book one in (provided, of course, you want to go for one!).

Also, you might want to confirm to your solicitors that you are waiting for the mortgage offer before you instruct them to proceed with the searches, so they know they need to hold off till then.

@Skandar If our solicitor gets us completed before the 31 March we will be sending them a hamper full of goodies as well as our EA who have been chasing all parties the last few weeks to get us to the finish line. Not sure whether to get a little something for our buyer who in my opinion has had a very stress free first purchase and potentially completed in 9 weeks.. will see.

@hotandpermi just spoke to hubby and he said not to bother with removal firm, he’ll hire a van and get his brothers to help so there’s more flexibility if we do/ do not complete

@Isthatarealname you are not alone. I usually sleep well but now wake very early. My transaction has dominated my life for the last four or five weeks. I have felt as if I am the one who has done all I can to make it go smoothly—provided documentation quickly. Answered queries same day. I have booked and cancelled, booked and cancelled and then reinstated removals because my buyer couldn’t commit to a date.

My short holiday this week included moments of insanity trying to reply to solicitors from a cable car with little mobile connectivity. It was supposed to be a brief respite and booked before this guy made his offer on our house. I couldn’t cancel without seriously inconveniencing others.

I’m not getting my buyer anything. Not after he suggested, after suddenly wanting exchange and completion on the same day next week, that I could ‘rent’ the house from him after completion for a few days until a furniture removal could be rebooked.

I had already scrubbed out the washing machine drawer and seal but now wonder about leaving an anchovy in there as a welcome present <— not really.

Ugh, I'm sorry they managed to disturb your holiday! I feel exactly like you i.e., that it was on me mainly to keep on top of everything.

I'm not buying anyone anything. The biggest present they can all give me is to move far away from my life 😆

I can’t take much more now. The hold up is apparently my vendor disputing something to do with the boundary of their onward purchase. It makes no sense to me, they wanted 31st and have booked their removals.

Their solicitors have come up with a solution which they agreed to but now changed their mind.

Will hear later apparently what we are doing but I’m feeling like months of effort, hope excitement and money are all going to go in an instant

To the poster who said they are losing weight not sleeping etc you are not alone. I am still jabbering wreck especially when my pal told me a horror story of a issue that cropped up with her pal.

They had exchanged on their forever home the owner was old. Two days before completion- the owner died…. Honestly that stopped me sleeping for a bit tbh.

I don't know if I am about to annoy everyone in the legal process and chain but I've just sent my solicitor an email saying I need to know today where we are and especially when we are exchanging and completing otherwise I might not be able to agree to it.

It's not okay that developers and solicitors can just refuse to answer and inform.

Thanks everyone for kind words that made me feel not alone! We are buying from a landlord so appreciate he is a lot more experience in this and doesn't have the emotional investment but for everyone else in the chain, these are our homes and the not knowing is awful. We are extremely lucky that we can stay with family if the purchase falls through but that does leave us with 2 children with no actual home.

It seems like the solicitors and the estate agents have different ideas on what is going on a lot of the time. We should have fixed our mortgage for 10 years because I can't face doing this again!
