I really feel now that this isn’t going to happen. Nothing from my solicitor today despite being desperate to exchange Monday or yesterday.

It still hasn’t happened and I’ve ended another day not knowing what is going on. I do not know where everyone else is the chain is at other than me and my vendor.

Just a crumb of information or an update - I’ve had nothing. No response to my email from this morning.

DS is upstairs packing some toys away and I don’t even know if it’s going to happen. Trying hard to hold onto ‘ no news is good news’.

HavenSprings · 19/03/2025 17:38

Thanks @WimbyAce ! Got our signatures witnessed by the same person, will get everything scanned and sent tonight and the paperwork dispatched tomorrow. Still doubtful that we'll exchange by Friday as our solicitor still hasn't asked for the deposit, but who knows. Hopefully, Monday might be the day.

hotandpermi · 19/03/2025 17:46

@PuzzlingRecluseso thing is are you or your sellers in a rush ? For me at any rate I kicked off the searches ahead of schedule because they can take months and flag anything I might want investigated further.

@Bec123451995 wtf have I just read. Sad to see this type of bollocks is still happening. I think they think they have you over a barrel - I’m not sure how the EA managed to form the words over to you tbh … tell them to jog on. Ftb are also living up to their rep as being a pain (disclaimer I realise this doesn’t apply to all ftb and it’s a generalisation)

@hairyunicorn had the conversion got building regs approval ? If so it might be it’s not a requirement but a nice to have. She says knowing v little about building regs

@Feelingstrange2 I hate to say it but I fear that your son maybe one of the rare people who don’t take advantage their position when it comes to houses. You clearly did a fab job raising him, I do know others who wouldn’t think twice about pulling stunts where money is involved.

@Limeandsober don’t give up hope - my chain went dead right before kick off. I would be calling the EA, your solicitors everyone you touch and saying right what’s the hold up. Emails can and do get ignored esp given the deadline.

@Feelingstrange2 good to hear some people are decent! @Bec123451995 I can’t believe you’re having this s%t!

WimbyAce · 19/03/2025 18:34

Crazy day! We are on for exchange on Friday but there's a big BUT about completion. Sellers need removals, arghhhhhhhhhh!!!!!!!!!

Feelingstrange2 · 19/03/2025 18:36

Yay @wimbyace

Let's hope they can rope in a few mates!

Nope they have said they must have removals. They have found 1 slot for 28th but obvs won't pay until exchange. I can't blame them. This has all been v quick and it's basically me driving to complete before deadline.

Just spoken to DS who says the cost to him is having to pay almost another months rent and costs as he can't put in notice until exchange. Removals cost is a red herring as they now have another month's rental to formally move. He might offer a token amount to take these costs into consideration and only if they can rearrange the mortgage in time. Absolutely nowhere near the 10k.

He's sucking the extra rent up but he's in an unusual position and he gets on really well with his landlady and they may have someone lined up to move in anyway, in which case he'll not pay. And that person owns a van and is going to help him move out! See, that's what happens when you are nice to people!

WimbyAce · 19/03/2025 19:11

At what point did people hit the button on insurance as I know its needed for exchange? Eg the night before proposed exchange?

We were suppose to exchange on Monday so mine started then. First payment comes out in April .. it was with LV if that helps with choosing

Thanks, I have found one that is same price to pay monthly, my plan is to start that one for exchange and then I will transfer our existing for completion and cancel this new one.

hotandpermi · 19/03/2025 19:59

@WimbyAcei had the quotes ready to go and when my solicitor called to say is defo happening I was like oh bugger pressed go on ours. We didn’t have a cancellation fee so I was pretty happy !

PuzzlingRecluse · 19/03/2025 20:32

I’m also in rented, my rush is more I want to get out of here! I’ll also potentially be in a situation of paying rent & mortgage if I can’t get the timings right. I won’t be giving notice until exchange if I can do that end of April & complete start of may that’s my ideal… seller had house sat empty since August & wants it gone asap too

gottagetthruthis25 · 20/03/2025 05:00

@Limeandsober@Feelingstrange2thanks both, solicitor clarified he meant the only writing required would be a signature from me and have it witnessed. Then posted. Not sure why a scanned copy emailed over doesn't work...
Now I need to arrange removals...my sleep is shot to pieces.

hotandpermi · 20/03/2025 05:08

@gottagetthruthis25 your gonna do this (feels apted with your user name !!

why on earth we still have to do snail mail rather than email. Have you got your removals pending ?

I will admit I have slept a bit since exchanging but now have fallen quite seriously ill with some type of flu so not sleeping again.

I suspect none of us will until completion day tbh

OP posts:
gottagetthruthis25 · 20/03/2025 05:33

@hotandpermi AHH exchange and Flu?
I'll take it 😉 although I hope it's not too bad. When do you complete?
I'm waiting to hear whether I have secured my rental and still need to get availability for moving on the 31st.

notgettinganyyounger · 20/03/2025 05:44

I started my insurance on the same day as exchange, but AFTER exchange happened. I'd looked at quotes during the day so I had an idea of whom I was going with, and once I received the exchange email, I kicked in the insurance.

To the poster whose buyers want to drop 10k I think they are trying their luck. Hold firm.

hotandpermi · 20/03/2025 06:58

@gottagetthruthis25im not complaining it’s just my doctor asked if I had been under stress and told him re moving and he said let me guess when you exchanged you got really sick (I’m automune compromised so they like to keep tabs on me).

so we move out of our property on 26th and complete that part of the chain . Then we are homeless for a few days and then complete/move in on 28th on our purchase.

im now incredibly glad I got packing included with our removals - it wasn’t that much more tbh and the stress of all this drama has taken its toll on my body. I’m crossing everything for you !

@Bec123451995 I cant believe that! If you pull out they will loose a considerable amount due to surveys etc. I'm not sure they have you over the barrel they think they do. Out of interest what will be your stamp duty extra if you go past the cut off?

Hoolahoophop · 20/03/2025 09:20

Does anyone have any good lists they have found online with all the things that need doing, info updating, utilities arranging etc. before move. I feel I am missing lots of stuff I should have done and would love a check list. I have a new fancy notepad to write it all in and everything!

I’ve just been scribbling a list as I go. If you have a pet remember microchip address

Change of address checklist

If you have recently moved, read our checklist to make sure you remember to change your address for companies you have business with.

Another day of little sleep and more chasing........Sellers are waiting to secure removals. Buyer is taking his time paying his deposit and getting his docs back, I don't think he realises the urgency!!!

HavenSprings · 20/03/2025 12:08

So, if our solicitors still haven't asked for our money, that means there's little to no possibility that we'll exchange tomorrow, right?

@WimbyAce ugh, I really don't get some people (and I actually envy them, because while we're here wasting nights' sleep and our sanity, they are surely living their best life!). When I got my documents yesterday I rushed to get a witness, scan everything and dispatch the paperwork first thing this morning, missing my bus to work! I even asked if I could start sending this bloody money like I can't wait to get rid of it!

We might want to learn how to live in-between these two extremes. Somebody please tell me how!

WimbyAce · 20/03/2025 12:19

Same! I have been asking when they want the money! I was ok til last couple of days. Had to request WFH today as I'm having a meltdown, super stressed!
