There are a couple of documents you need witness signatures on however some you sign and don’t DATE. Maybe that’s the mix up. Everything back to the solicitor once done.

My son was told not to date it.

But was told to sign and have that signature witnessed.

And send back to his solicitor.

Yeah call and check, or email.

Part of my son's address was wrong....I guess these things happen when under pressure.

My solicitor said she will keep chasing so let’s see, and yes I have signed and returned the contract already so there shouldn’t be any paperwork hold up. Deposit and solicitor fees all set asides too.

that’s weird that fhey haven’t sent you the contract yet - how about the title deed? maybe ask them for it tomorrow so you don’t have to rush to find a witness and post it back etc..

Apparently, our solicitor is waiting for the signed and approved TR1 form back from our vendors' solicitors. At this point I'm hoping that everything will be sent and signed online, as our firm is not local. Otherwise it will be much fun!

Yeah you don't date. Transfer docs need to be witnessed. Other bits just signed. Done mine this morning and posted back first class. Although could still be no point if the chain doesn't agree.........

all that time worrying it wouldn’t happen, now it is we are like fuck. We are having packing done but I don’t know what level of packing they do. I assume we have to have a mass throw out of stuff because the small people in my house bring random plastics and I can’t have the packers packing crap.

It's one reason why we put off moving...we've now got 30 years of stuff!

Although weve just delivered a cars worth to my daughter who bought a home last year and when DS gets his place then we will do the same...although he doesnt have a loft so he might have to be ruthless too!

I have been gradually sorting and selling/binning stuff but no packing yet......Intending doing it all ourselves and getting a van (moving v locally). I can have a week off if needed.

When we have had a packing service in the past they have packed literally everything. Which would include random plastic things and even a bin full of rubbish (paper etc not food waste!)

My mortgage offer is through!

Everything else is done, as far as I know, so my solicitor can conclude missives (i.e. exchange) on my instruction and I can complete at the end of March as planned. She'll send my contract through electronically and I just have to post it back. Likewise my mortgage offer.

So I really think it's a thing now and I'm actually going to be moving! I'm in rented until June, so I can declutter, pack and move without too much panicking, though it's a long way to go and I'm quite daunted about that (have pets to transport as well as belongings).

It's a huge relief ofc, but has anyone else felt a bit panicky and suddenly sad about leaving their old place/old life once it's clear their move is actually happening? I've lived in this area really long time and will really miss it. I'm excited about the future too, just all feels a bit bittersweet.

Congrats to you too @hotandpermi. Perhaps there's something in the air. Good luck to everyone else waiting.

Hi all, can I ask for advice please? I’m FTB & have no one in real life to ask this stuff! I’ve already learnt loads from this thread.

im waiting for a builder to provide an invoice before my mortgage application can be approved. I have a solicitor but I’ve held them off searches until I’ve my mortgage application. I’m too late for home buyers insurance. I can’t afford to be £1300 down if it goes pear shaped. Sellers estate agent is now prodding builder daily for the invoice 🙄 should I continue to wait for that & mortgage approval before getting solicitor to start searches? Or should I just crack on with searches? Not sure what’s the norm here. Any advice appreciated, thank you

Have been bumbling a long with my purchase, had the survey done and of course it recommended getting all the appropriate paperwork for the loft conversion.

My solicitor has just come back to say no 3rd party wall agreement has shown up in the searches 😢and if the seller doesnt hold the same, an indemnity policy will be needed.

How can anyone convert a loft and not have a 3rd party wall agreement. Both the bedrooms and bathroom are in the loft. I'm scared my sale will no fall through.

As if I'm not stressed enough, I just received contradicting information from the EA and my solicitor about 10 minutes apart. The EA called and said she had spoken to both solicitors. It looks like we should be exchanging in the next few days, with completion on the 28th. My solicitor should contact me soon to arrange the deposits, etc.

10mins later, I got an email from my solicitor saying the seller's solicitor is still waiting for replies and completing before the deadline looks unlikely.

So now I'm confused - but leaning towards the unlikely at this point. 😩

I’ve had an email yesterday that my buyer wants to reduce price by £10k & we were in agreement that we would complete for 28 March. Unlikely now even if we agreed to the reduction as they would need to amend mortgage offer which I don’t know how long that’s going to take..🙃

Literally they are first time buyers & saying meeting the deadline of 31 March would benefit us only so want a reduction in price🙃

They'll have to amend their mortgage too!

Personally I'd tell them to swivel unless....you think the house price has fallen in meantime and you won't get more anyway if you remarket. If that was their view, that's what they should have said, not word it like you are snookered.

I've been worried about my DSs purchase as prices appear to be dropping locally due to a better supply I think. But the vendors haven't been at all awkward and are leaving lots of things many would get snotty about, they've paid the indemnities requested, and are doing the repairs mentioned in the survey. I'd like to think DS has the moral compass to see this through and not throw random figures out there last minute just because he does hold the cards.

Just popping in, we've got a damp survey being done tomorrow but the guys says it's highly likely to be minor, fingers crossed.

Other than that we were ready to exchange with sale/purchase, until this morning. DP is selling his house with his ex which our purchase relies on. She's just said that she's pulling out of her sale. We're absolutely frantic, she's already said she won't rent temporarily, this could mean the sale and our purchase are cancelled, we've spent so much on solicitors and surveys. What can we do?

Agree with @Feelingstrange2, and I think that's unreasonable - they might just be trying their luck or they are hiding the true reason that they don't want to complete by 31st. Like you said, even if you agree, they might not get the mortgage re-arranged in time.

Oh no, that's not helpful at all, is it! I wonder if the EA knows something more which the sellers' solicitors still haven't sent your solicitors, and possibly their response will change based on the latest received and confirm that, after all, you might just make it.

I've just heard back that my chain has agreed on completion 27 March and finally received all the documents to sign! ...and send via post. Fun. Are you buying jointly with someone else? And did you have to use a different witness for each signature?

What the actual fuq?! I seriously have no words for this behaviour. So what if they are not affected? Doesn't mean they have a right to compensation or anything. Are they ready to complete? Did they previously complain about being rushed or having to skip some steps (survey, enquiries, etc.) that might justify this ludicrous request?

If not, I'll just try and call out their bluff. They have no grounds whatsoever for this absurdity.

Yeh I'm still keeping some hope - have asked my solicitor to clarify the situation so waiting for an update.

Oh nice and yeh post is always fun! I'm buying on my own and had the same witness (colleague at work) for each signature. Nearly there!!!!

Quite a lot going on today! The highway search requested today is back already and solicitor is happy with it. I have posted back contract and transfer forms. Report has been emailed. So I think our side is done.
Just waiting to hear if everyone else can do 31st March. Also found out our buyer is not ftb so actually would benefit him too to complete pre April.
