Can't remember who else is trying to beat the 31st deadline? Probably not that many on here now.
Keep the faith! You can do this. All our nerves are shot to bits from the whole bloody housemoving saga, without the shitty deadline . I'm relieved for all of us who have crossed the line and hoping for the rest of you with every fibre of my being!

I think keys changing hands can really vary.

My DS has a months notice to give on his place - although his landlady knows as they get on really well. So he will move over slowly.

Do you have some flexibility like that? Hopefully not quite as long as him! We are thinking of going up soon after he moves and using his rental as a free holiday home for a week! Probably a cleaning holiday but still. Be nice to see his new place and we can't all stay there as he doesn't have any furniture yet 😆

I am lucky in that way, too - well, to be precise, I'm a bit too lucky! I have one month notice and of course the later we exchange, the later we can give the notice, and we'll end up wasting money on rent. We will do things very slowly too, and family should come up here to help (so we have the space for them) but I don't think even with things going slowly we will actually need the whole of April till after Easter 😆

But at this point I'm too tired to fight this, I just want this to be done! I was more curious about the actual completion day, wondering if I should just take half a day off from work, or if it's maybe better to take the whole day?

My experiences aren't much help.

When we were FTBs the EAs held the keys and I collected just before 5pm. We moved in over that weekend from my husbands - at that point boyfriends - bedsit and I was moving in from my parents house.

When we moved 4 years later it was weird. We bought this house from a friend who gave us the keys months earlier so we could clear her garden! it had been a holiday home but she had let half the garden just overgrow. She saw it as a free gardener if we pulled out. We used it as a chance to.move stuff down during the exchange to.completiin period which (30 years ago!) was a whole month!

Congrats to those who've exchanged.

I've told myself I won't hear until Thursday or Friday and then if it is before it will feel like a win. But it's already end of play Tuesday. I'm stressed as I have things that I need to do before I move and I'm worried I won't get enough notice.

Flurry of communications the first half of the day and now silence.

Ive spent the whole day in a state of anxiety and now it continues into tomorrow

Exactly the same! Apparently they are sorting the very last enquiry and they think they are 'almost there'. Very worried to find out by our solicitors that we are already out of time, although they didn't say.

How you getting on?

My solicitor chased and the seller's solicitor still waiting for the last replies and they have also chased....

It's looking doubtful to meet next Friday :(

I've just received a date of the 31st of March and the solicitor has sent over land registry transfer and contract. They've told me to sign it and have it witnessed and then post it. Is this exchange? I'm so confused

No that's just returning the signed contracts. Then exchange happens when all parties are ready.

DS has contract and transfer form just arrived too! I think that solicitors are working late at the moment!

One piece of missing info awaited only on vendors so that's being chased and will be needed for exchange but all the rest is getting in place!

Apparently a money calculation to come soon too and he will need to actually buy the insurance.

With a current planned completion date of 28th!

Have the people at the beginning of the chain sent their deposit? Or someone in the chain not organised the household insurance? (I didn’t realise I needed confirmation with my solicitor before she would let us all exchange)

@2025willbemytime- all I can say is chase chase chase - I was “told” that most lenders need a week between exchange and completion but I am aware some only need 3. Regardless the whole chain has to agree to the date.

unlike our chain which was dictated to by ftb arghhh

I had a late afternoon nap unprompted 😅 like one of those furbies (who’s battery was slowly draining) luckily i have flexi hours so had finished work by the time we exchanged I don’t know if it was the fear or the nerves etc but my body just shut down like nope enough of this bollocks today

I also feel like im coming down with something (clearly my body has been battling something but the stress kept it away) and now it’s like bring on the house move with the flu 🙃

everyone in the “exchange” waiting room - I’m with you until the end - if not able to give advice I’m happy to provide entertainment of being perimenopause and moving house .

Please please Don’t give up and if you feel like giving up you’re probably closer than you think. Keep hounding them and also it turns out the ftb EA being on AL actually unblocked all the faffing as we found someone (who’s job isn’t sales) actually doing better job progressing things. Things can turn around super fast

I will admit I have been very jealous of people exchanging on the threads, as it took exchange attempt number 8 to do it but we did, you all can too and remember your paying for your solicitors time and your EAs expertise use them

Now my EA knows who I am by voice alone I’m gonna have to add them to my Christmas card list, I think that I may go down in their books as the angry deranged women that chased the entire chain to exchange by fear of me showing up in person !

I am first in the chain, coming out of rented but not a FTB. I’ve paid deposit, insurance in place, everything signed and signed off.

chain of 3, number 3 going into an empty property. He agreed asap and move before SD change, we all did.

now final confirmation all good to go before we exchange and they have gone radio silence as has their solicitor.

I can’t moan, everyone my end has been great. Need to exchange so my mortgage funds can be released in time.

living in a weird bubble trying to not think about what plan b is, I haven’t got a plan b.

A completion proposition (27th) is going up the chain to get everyone's approval. One would HOPE that this means that the last outstanding enquiry has been solved, but nobody actually told me this. I am kind of given up on our solicitor just not explaining anything and am simply replying to what they ask.

It might still happen for you if the last queries are cleared tomorrow. Have you signed the contract already?

I am been given a completion date, and yet I don't even know how my contract looks like 😆

@Limeandsoberi suspect then you will be due up any minute to exchange get your solicitor on the phone tomorrow and be like what is the delay. It may have been something as daft as someone hasn’t insured their tb property.

full disclaimer I only knew I need to get home insurance for both because of this chain. Luckily it’s so easy to have everything ready to go now so sorted it in 5mins or so !

have you nailed down removals ! I remember the bit your in and it’s literally soul crushing but you are nearly over the line, and if it helps my solicitor said she’s got 7 people on her books who weren’t at the same level progress I was (before exchange just like you) who are also hoping to pass the threshold!!

My solicitor said she will keep chasing so let’s see, and yes I have signed and returned the contract already so there shouldn’t be any paperwork hold up. Deposit and solicitor fees all set asides too.

that’s weird that fhey haven’t sent you the contract yet - how about the title deed? maybe ask them for it tomorrow so you don’t have to rush to find a witness and post it back etc..

Can't sleep. Reread my email from the conveyancer about the transfer deed. I need to get this witnessed but I'm not to sign it? It doesn't make sense. Plus I need to send it back to the conveyancer?
