Can anyone advise what my DS is likely to be waiting for. The last he heard was vendors solicitors had replied to second enquiry letter (because they were useless with their replies to the first). If we assume that those replies are sufficient and we know the survey was OK and mortgage agreed ......is this what next happens next for my DS to enable exchange...

Get a full report and some stuff to sign (with witnesses)
He has to send the live signed/witnessed stuff back by Royal Mail (special delivery nowadays perhaps as mail is so bad?)
Pay deposit (luckily most of this is with them now just a small balance that can be done by fast payments), and
Press go on the insurance quote

@Feelingstrange2 has the vendor’s solicitors confirmed they are done with their enquiries and written a draft report ?

Has he signed all his paper work in prep ? Sometimes this is done via snail mail so worth asking if he needs to sign everything maybe go in person and someone from the office can witness ?

Have they got a confirmed exchange date ?

pay deposit so it’s in solitors account in full.

sorry you may have mentioned this all before but basically… our ftb are MIA and so is their EA (and no one from sales is in today ….

No idea about the vendors purchase but they are chasing so assume they are ready. Its just DS buying and them moving to an empty place.

Only ever signed a mortgage deed that was done by snail mail.

He can't call in as he's working away (although he's in UK and has access to a printer and post office and unrelated witnesses - people he works with who have known him for many years.)

Deposit really is a tiny balance but I can get him to send tonight if best to. He's not been asked for any money yet apart from searches he just did it last week to use his daily max allowance and avoid that being an issue. It might not all be needed for exchange if exchange requires 10 percent.

No dates mentioned yet except everyone's saying "before 31st March please"

I don’t know how I’m going to get through this without imploding/crying/vomiting

48 hours (with a weekend in between) for vendors solicitor to finally reply and say ‘we are waiting to hear from our onward purchase to see if they are ready and will let you know’ by email..

THEY chased us last week to be ready for yesterday!!

feels like the countdown clock music is playing in my head.

Urgh after excitement there is now a fly in the ointment!
Firstly no idea where buyer or sellers are at, if they are even ready.
Secondly an issue on searches with the road. Needs an extra search which can be speeded up but at cost. Obvs cost only worth it if we make 31st March.

Thank you @WimbyAce , @hotandpermi and @Gekko21 ! I can't imagine what it must be like to have to organise removals on completion on top of everything! Luckily we are in rented at the moment, so we can postpone the moving to April regardless of when we complete. Otherwise I would have probably packed everything up already and be living off air and the same change of clothes for weeks 😆

@WimbyAce how annoying! If it's any help, last week we also had to order another search very quickly, due to arrive in 48 hours, and we got it back the same day, 2-3 hours tops! Hopefully it will be the same for you.

Does the progressor have a specific role in this, or will you still manage to exchange today via the solicitors?

Thank you. It does sound like there is a way round it but if our buyer and seller can't make 31st March then no point rushing. I thought they'd all be talking about it but apparently not........

I completely understand. I rushed my side of things and got utterly stressed (and probably wasted some extra money) to the point that I had a tiff with our solicitors, only to now be in a limbo because the sellers, who we rushed for as they are affected by the increase while we are not, are apparently not done on their onward purchase.

At least, though, now I know that I'm ready and have some peace of mind. If they manage to make it, then we'll be ready for them. We did what we had to and, worse comes to worst, it won't be our fault that they end up paying more. Hoping, that is, that they'll still want to proceed, after the hoops they made me jump through!

I hope everyone is doing ok.
Some of our enquiries haven't been answered properly by solicitor so back and forth we go.
I think plan is for price negotiations to cover the costs of FTB stamp duty increase. Booooo.

I refuse to pack until exchanged, my children are on edge about this as it is so I don't want to add to any confusion of it all collapses. House has been fully organized though - charity/tip etc.

This is affecting my sleep too, can't switch off of an evening!

I’ve cancelled two house clearance dates already. So sick of the stress of making arrangements which only benefit my buyer and his stamp duty with very little communication about when the delay on his side will resolve itself.

Today, an hour after I cancelled this Friday’s clearance date I had a message to call the solicitor. I was up a mountain on my short holiday and couldn’t do it immediately.
Have called back and she’s busy.

At the stage where I just can’t be bothered any more.

I made the rookie error of not arranging house insurance from exchange. So doing that today....turns out my new house is uninsurable by my current insurers....and quotes show it will be over double the price of my current home to insure. Didn't factor that in.

Posting to say miracles do happen. The funds have been released from ftbs in the chain and my solicitor has said we will exchange today. Sent over my home insurance for new house and all the documents- just had quotes pending to press the button.

at this points it’s a bit more than what we are currently paying but lord knows I can’t have the chain collapse this late in the day !

I will post if I get the blessed call from my solicitor that it’s done !!

@Hoolahoophop oh, my. Is there a reason why the house is not insurable by your current insurer?

I have another question! Logistically, upon completion, we (FTB at the bottom of the chain) should be the last to get the keys that day, is that correct? How late would you say it can get, in a chain of 3?

I think keys changing hands can really vary.

My DS has a months notice to give on his place - although his landlady knows as they get on really well. So he will move over slowly.

Do you have some flexibility like that? Hopefully not quite as long as him! We are thinking of going up soon after he moves and using his rental as a free holiday home for a week! Probably a cleaning holiday but still. Be nice to see his new place and we can't all stay there as he doesn't have any furniture yet 😆

@HavenSprings we are moving to a house with a river less than 400m from the end of the garden, on a hill, which is seen as risk of subsidence (our house has some serious footings to prevent this though) with large trees nearby. Gorgeous location, expensive to insure.

Still waiting- the moneys gone up the chain but it needs to go down the chain ? My onward purchase decided to make it a nail biter
