Whilst I would agree with Dronfield and surrounding -there are no new 4 bed detached houses being marketed within OPs budget. Closest is in chesterfield at £375 - don't know if OP could go up at all

This is nice though OP on south side of Sheffield and just outside Dronfield, it's not brand new but is 'new' in style and condition and under budget.

I think OP said her budget was £330k - not sure if she could go higher - but yes personally if she could go higher I would rather have a new'ish' house in a good area than a brand new one in a not so nice area- I tried to stick to the £340k max -

i rathe like the look of the ones at Retford and Edwinstowe
Dont know anything abouit the areas though.

Crikeyalmighty · 05/03/2025 20:43

Edwinstowe is a large ex mining village on the edge of Sherwood Forest - it's got a lot of ex council houses ( nearly all really good ones and bought) and is considered pretty upmarket locally - it has lovely walks on the doorstep and you could do way worse . It has a few cafes and restaurants and pubs and several general stores. You would need to go into Mansfield or ollerton

Crikeyalmighty · 05/03/2025 20:47

Sorry- cut me off - for more big name shops or do online shopping- its about 7 miles outside Mansfield and it's not on the train -

Retford is a proper town - great trainline and connections and far more shops- it's very much a drive everywhere place- but it's pleasant

I would personally in your situation pick Retford as you can get to other places really easily by train- which may be important in the future for you

Crikeyalmighty · 05/03/2025 20:51

Sorry that should say edwinstowe is a drive everywhere kind of place - Retford has the train as an option.

The thing about Retford is it's become popular with commuters to London as on the east coast mainline- so I think will hold its value .

Both of these though are considerably nicer than other places you were looking at- I think you will have to go and see what you think OP - they are about half an hour to 40 minutes apart - so easy to see at the same time.

The Beech, Hardwick Meadows, Doe Lea, Chesterfield
www.rightmove.co.uk/properties/158718884
This is is in doa Lea nothing there but about 1 mike from the m1,10 mins from bolsover and about 15-20 from Mansfield.

The Rochester, Glapwell Gardens, Glapwell
www.rightmove.co.uk/properties/155526347
This is in glapwell again about 10 mins to bolsover and 15-20 mins to Mansfield
I'm in glapwell very quiet here, bolsovers nice enough some fairly decent little cafes, but I will warn the public transport is pretty poor if that's something you need I wouldn't recommend

TinyRebel · 05/03/2025 21:27

Newark is a nice town and easy to get to other places, as it has two stations and is off the A1 and A46. Decent adult education at Lincoln and Newark Colleges and the Mental Health support available at Kings Mill Hospital and Newark Hospital (Sherwood Forest Hospitals) is very good. New sports facilities too (YMCA + sports/swimming centre) and the town centre itself is pretty.
I’d look at the new developments in Middlebeck and Fernwood.
Also some attractive villages off the A1.

hi whats your opinion of Bolsover, there is somw good new builds

OP posts:
MsJinks · 06/03/2025 10:41

Boza, Bolsover, again ex mining community at its heart, quite traditional and insular in parts of the older estates. It is changing slightly with its incoming new demographic - even replaced Skinner with a non labour MP!
Lovely castle, listed building shops, some nice homes, some nice walks not too far, very close to M1.
Also ropey/bordering rough in places, not a pretty area overall and a bit of a drive to anywhere useful/scenic. I'd prefer north of Sheffield personally but I think it is probably a bit up on most of Mansfield at least.
I'm not sure what sort of place you're comfortable living in so can't really recommend one place above another in many cases.

Flibbadibba · 06/03/2025 13:13

If you want to see county lines deals going on in the middle of the high street, crack on. I grew around there and couldn’t wait to leave.

Crikeyalmighty · 06/03/2025 13:33

@Flibbadibba I thought it was maybe me just being a bit snobby- I'm from that area and personally I think the whole area is not nice - hence why I've suggested other areas in East Midlands or Yorkshire that fit that new build criteria.

It's not to say people aren't nice ( although it's very mixed as is anywhere) but it's just not an area I would pick if you have other choices.

The thing is virtually all the new builds too are on edges of industrial estate or next to motorways etc because it was already a very built up area and restrictions because of land areas with subsidence because of mining etc

Out of interest OP if you like that hilly countryside vibe had you thought of south wales?? - I know you said you didn't like my Ross on wye Suggestion

MsJinks · 06/03/2025 13:54

Tbh there are some new builds in chesterfield that really have been built in places they shouldn't have been - quite the chat about those along Derby Road, but I'm no surveyor and don't know all ins and outs - it's probably a consideration with Amy of them just I heard a lot about those.
There are some new builds between Stannington and Dungworth that have glorious countryside and imo a much nicer area but perhaps a bit more expensive.

Does middlebeck flood at all seen some nice houses there

@TinyRebel I do think Newark is nicer @oggdog if the flooding isn't an issue- same with Retford too - I myself would have far less of an issue with Newark or Retford - again Newark on that really good east coast mainline meaning more'in demand' with commuters too - all helps to keep your value. There is more open land out that way too so less building next to motorways/industrial sites etc without the restrictions of past mining or hills

Hi there. I've just read through your thread and you've been given a bit of a hard time! I think it is possibly because if you don't know the area, then there is sometimes as assumption that all of Derbyshire is Peak District, when it very much is not. There are some very run down areas.

Of your list above, I only know a few. Agree that Sutton is pretty bleak, very run down. Ripley is okay, but is still wouldn't be a place I'd want to retire to. Can get quite lairy at night. Somercotes not great either. But, with a car and the willingness to travel you could be in lovely scenery within half an hour.

Not sure of house prices but have a look at Crich, lovely village with great scenery but has some big new build estates. Will see if I can find links.
.

Pizzledog · 07/03/2025 15:53

It seems house prices have gone up loads since I last looked, forget Crich!

Icecreamandcoffee · 07/03/2025 15:58

Lots of Retford floods. Almost every new build house is built on flood land and all the gardens are boggy year round.

Icecreamandcoffee · 07/03/2025 16:00

@oggdog I'll PM you if I can

@oggdog I think you would really have to go and see what you think.

The thing is it's hard for me to know what you would consider ok- you say you live in Somerset, if you live in somewhere like wells or Bath or Taunton I think that area ( with exception of Retford) may be quite a culture shock - if you don't and live somewhere towards Weston or Bridgwater you may think it's not that bad.
