@oggdog there's not really anything to recommend apart from it's a bit better than Sutton in Ashfield . You would be better going to chesterfield - I think the issue is you have fixated on a certain type of house and there's not much being built in that area as new builds that's not in a bit of a grim area - as it's a very built up area with not much space apart from next to motorways- and the way nicer areas are properly over in Derbyshire - any reason you want that area? The Edwinstowe ones I sent over are a much nicer location if in Notts- just 'not hilly'

hi we are completley opened minded as to where we go, we have finished with Somerset and devon and would like a change going up country, ot must be a 4 bedroom and with a utility, it seems that new build can offer that a good price but again opene minded and open to all comments and advice, thanks for helping much appreciated.

Agree. Ditto Clay Cross. There are nicer areas but they will be significantly more expensive. Anything very Peak District is at an absolute premium for new build and the very old build is also v expensive but with a whole load of issues that you don’t really want to be taking on in your 70s. You will be pushed to get a 4bed detached with utility in chesterfield for your budget. Is your ds looking for somewhere where he can walk from the house to nice countryside or just commutable by car?

in all seriousness I’d look here. It’s 3 hours from your target area but apart from that it ticks all the boxes (loads on newbuilds, under 330k, local open spaces for walking, it’s very accessible to the national park, beautiful coastline 30 mins away, not horrible, plus it has the amenities of a nearby city.

You'll make his mental health even worse if you drag him to Sutton, Mansfield or any of the other dumps mentioned.

Rude

basicly we go out in the car and find places, we have a hobby which has taken our lives over called Geocaching and this just gets you out to new places all the time.

If you want Peak District borders Belper is nice and you can get a decent house for your budget.

if i cant aford Belper would Ripley be any good

MoiraSuppose · 01/03/2025 19:52

Ripley is nicer than Sutton. But not as nice as South Sheilds.

oggdog · 01/03/2025 19:53

MissAtomicBomb1 · 21/02/2025 22:01

Look at the area around Belper, Derbyshire. Edge of the Derbyshire Dales & Peaks.
Sutton/Mansfield really aren't nice.

hi if i cant aford Belper would Ripley be any good

I feel bad for the people who live in these areas and are reading this. There are a lot of decent, hard working and often professional people living in all these areas. It's just not the affluent side of either Nottinghamshire or Derbyshire, it's the socially deprived areas of these counties.

I wouldn't choose Ripley.

Aside from anything else, it definitely isn't the peak district or near the peak district, and that seems to be your reason for choosing it. So it doesn't fit the brief.

You could go similar travelling distance to the Peaks (or other significant countryside) and have much nicer places.

Are you more interested in having a good house in a not so good location? Or a better location knowing the house will be smaller?

Edited

We need a 4 bedroom house so I presume house wins over area as long as we have access to shops and possibly colleges

All of the above are 4 bed and max 325k. It can be done.

Crikeyalmighty · 01/03/2025 23:14

@LittleHangleton the point is though the OP is only interested in brand new builds- my own view is I would rather buy 65% to 70% outright' on a shared ownership in a brand new build situation if that's what OP wants (and in a very good area indeed- ) with a very small rent payment due. I think it's a far better investment and security for the family than buying in a grim area.

Crikeyalmighty · 01/03/2025 23:20

How about this OP ( not shared ownership either) Ross on Wye

Much nicer area!! Glorious countryside too and not that far a move for you

hi no shared ownership, we are in our 70s no mortgage and dont pay any rent, you gave me some properties to look at, what Newark like.

OP posts:
Perseimmion · 02/03/2025 09:45

Newark is a nice town.

LittleHangleton · 02/03/2025 09:50

Newark is ok, and there are two large, affordable new build estates.

If you're looking that side of Nottinghamshire - look at the newbuild estates in Bingham, Newton, Radcliffe. Also affordable will be Calverton, which has a new build estate.

MissAtomicBomb1 · 02/03/2025 13:20

Are you still looking for somewhere accessible for the peaks OP?

Newark is a good 1.5 hours drive from somewhere like Bakewell.
If you want to be handy for the peak district then you need to draw a line down between Sheffield & Derby then look at places from the centre and to the left of the line. The places you're looking at are in Nottinghamshire and they will be too far away.

LittleHangleton · 02/03/2025 13:33

Right side of Nottinghamshire for the Vale of Belvoir though?

Hi thanks, if i am honest with you i am completley baffled now, it would have been nice to be near the peaks but it seems the nearer you get the more expensive it is, so my next thought was find a decent new build dev with a good 4 bedroom house at a decent price, then its like a bomb expoloding everyone saying dont live dont live there, it has completley baffled me as to where to live, will try your idea of drawing a line, i did like the sound of sutton in Ashfield being near shops and the outlet village, also swadlincote but always issues.

Chesterfield has some great new build sites. It has a decent ish town centre, 30 mins to Sheffield, easy access to the Peaks. Wingerworth is lovely and has several developments in the last 5 years so there are plenty of almost new builds available
