@MoiraSuppose that's why I'm asking as personally I can't imagine anyone preferring those places over Ross on Wye - but guess what I like isn't the same as what others might - which is why I'm wondering if OP has been to the Peak District - there are some really nice places up in that area and I know it well as originally from Mansfield- but apart from chesterfield there are aren't any new builds I can find in what I call actual Peak District - probably as lots of it is protected land . . I could find OP a nice enough house, needing no work, but not a new build.

@oggdog ok I get that - out of interest have you actually been to the Peak District area before? Is that why you are suggesting it?

yes we have but have an open mind

ok lets forget about the peak district and go for derbyshire or nottinghamshire possibly staffordshire, near to shops must be a new build or 2 years old 4 bedrooms plus garage.

Ok OP- I do like a challenge so here are a new selection in Yorkshire - all with fantastic countryside on the doorstep - I know all these areas and all are honestly nicer towns than the places you have been looking . Thirsk is the town of All creatures great and small - your budget is a challenge by the way for 4 beds , even in cheaper parts of Uk but never say I don't like a challenge

like the look of the one in Retford, what is Redford like.

OP posts:
Crikeyalmighty · 04/03/2025 10:26

@oggdog much more pleasant than areas you've been looking at- mid sized old market town with quite a lot of Georgian and Victorian architecture, coaching inns etc - not unlike some places in Somerset. It isn't hilly around it as heading over to Lincolnshire but surrounded by countryside and some nice country parks very close by - on the mainline to London ( 1hr 15 mins) - it has 2 theatres and a big square and some nice old pubs - think if you want a nice 4 bed new build it will be one of the most pleasant towns you will get for the budget. It's pretty flat too

Retford definitely nicer than anywhere else mentioned

Crikeyalmighty · 04/03/2025 11:53

It's got some particularly nice coffee shops and cafes and other relatively pleasant places very easy to get to like Newark or Gainsborough or Tuxford -it's not a mainly ex mining area , so has a different feel .

There is a lakeside outlet centre at Doncaster- so an easy trip out and Doncaster local airport is reopening too

@oggdog you could do way worse!! I think given what you have said it could well suit - it doesn't have the hills , but you know it's on the east coast mainline - so so easy to pop to York, Durham , London etc - the big issue in the area you were looking is it's very protected so few new houses, apart from ex mining towns and villages - and even then they aren't on the doorstep of the peaks -

hi many thanks, you have put a house in Ripley, what is Ripley like

we live not far from Ripley in a little village and all our houses back on to open fields, it's quiet and no trouble at all, we go in to ripley for shopping and bits. matlock is only a short drive and lots of up and coming housing developments around ripley and in the villages! stay away from some areas like heanor or langley mill though

had to Google the area as we aren't originally from here lol of its where I think it is then it is a lovely area but does look like the development is next to the industrial estate, not to far from denby pottery! lovely walks, lots of open space and fields around! we moved here from inner city as my son is disabled and we wanted peace and quiet! best thing we ever did! derby city centre isn't far about 20 minutes after rush hour down the a52, we normally go into nottingham though and that's a about 40 minute drive bit you do have the option to get the tram at the park and ride. Honestly I can't remember the last time I went into a city centre lol managed to hermit and get everything we need locally or delivered aha

tootiredtospeak · 22/02/2025 17:24

I would go north east Derbyshire instead. Dronfield Eckington Coal Aston close to peaks semi rural and much nicer

Completely agree, lovely places.

MsJinks · 05/03/2025 05:51

I lived near Clay Cross for 25 years, and was still a newcomer when I escaped. It was quite the culture shock when I moved there as I find some of the Derbyshire villages pretty 'traditional' - though with all the new builds demographics are changing some slightly. I can't recommend it though, and it's not pretty, plus nice open space is still a drive away.
Even there Mansfield, Sutton, Pinxton and even Ripley were considered worse than t'cross.
Chesterfield is better - have you looked at new builds around Dunston, Newbold? I know some people who really like it there and you're not so far from nice space or Sheffield. Though, as pp have said Dronfield is nicer.
I guess it depends what takes priority for you though - if having a largish new build is over area then maybe just avoid the worse places and it will be ok - if access to decent facilities and nice places is important then I'd widen the search. Maybe even further north would be give more options (and nicer scenery!)?
Just to caveat there are some very nice parts, and some very nice people, in all mentioned areas - just generally some are very run down or have some issues.

Crikeyalmighty · 05/03/2025 10:36

Whilst I would agree with Dronfield and surrounding -there are no new 4 bed detached houses being marketed within OPs budget. Closest is in chesterfield at £375 - don't know if OP could go up at all

This is nice though OP on south side of Sheffield and just outside Dronfield, it's not brand new but is 'new' in style and condition and under budget.

MsJinks · 05/03/2025 10:46

Hate to say it but whilst there's a lot of nice places south part of Sheffield, Jordanthorpe is really not one of them - quite a ropey area that many avoid.

Crikeyalmighty · 05/03/2025 10:54

@MsJinks yep I get that- you know the area and I don't-

Shame as a pretty nice house.

tootiredtospeak · 05/03/2025 14:53

I think new build detached is probably too far but newish houses in the areas I suggested aren't.

Crikeyalmighty · 05/03/2025 15:46

I think OP said her budget was £330k - not sure if she could go higher - but yes personally if she could go higher I would rather have a new'ish' house in a good area than a brand new one in a not so nice area- I tried to stick to the £340k max -
