I grew up in Annesley, it’s all quite run down and property is cheap for a reason. Some great alternative suggestions and honest opinions on this thread

MissAndrey · 22/02/2025 21:25

You'll make his mental health even worse if you drag him to Sutton, Mansfield or any of the other dumps mentioned.

Crikeyalmighty · 22/02/2025 21:27

@oggdog my 'not that nice/bit rough' might be perfectly acceptable to you of course. It's like when people round here say Chippenham is rough - well it is if I compare it to say Bradford on Avon but it isn't if I compare it to say Mansfield.

oggdog · 22/02/2025 21:32

Crikeyalmighty · 22/02/2025 21:23

@oggdog like the whole area it's a bit rough in my opinion , it is however pretty close to Belper ( 12 minutes or so) which is indeed very nice and very close to nice countryside. I think you would have to go and have a look at the whole area and see what you think - Belper is really nice and there are some lovely houses in your budget but can't see any new builds.

hi the belway homes at whitley road Ripley looks a good bet and the area dont sound too bad either, think we will have to have a few days up there, will starting looking for a cottage with a must have hot tub.

Packingcube · 22/02/2025 21:41

Have you considered the new estate at Bilsthorpe?
Traditionally not the best of areas but it's definitely improving and you would get plenty for your money.
Same with Rainworth.

Crikeyalmighty · 23/02/2025 00:52

@oggdog yes I would because it's hard to get a feel and as I said if it works for you that's all that matters-

hi what is pinxton and clay cross like

LittleHangleton · 23/02/2025 14:26

@oggdog why are you dead-set on the Mansfield / Ashfield and into Derbyshire area? This is nowhere near the peak district, so I'm wondering what is drawing you to the area?

This whole area is ex-mining towns, areas that thr BNP used to be very vocal in and now we have the modern day equivalent with Reform UK strong in the area. These are deprived areas.

There will be many nice, decent people living in the area. But when the whole of Nottinghamshire and Derbyshire is your options - these are not the areas anyone local would choose.

Which brings me back to - what is drawing you to this area?

If you want to be on the edge of the Peak District, you want Carsington, Darley Dale, Cromford areas. Pixton, Ripley, Class Cross, these aren't near thr Peak District. There are much nicer villages in the countryside on the Nottinghamshire Lincolnshire or Leicestershire side of the County. Look for Bottesford, Belvoir, Langer and that side of Nottinghamshire.

LittleHangleton · 23/02/2025 14:31

...or if you want to be closer to the Peak District - look for places actually closer to the Peak District.

Nottinghamshire/Derbyshire side that's likely to be Matlock (v touristy) or Ashborne. Again, neither of these are the Peak District, but they genuinely could be said to be on the edge of the area.

Crikeyalmighty · 23/02/2025 14:44

@oggdog haven't been for very many years- it always really grim - nothing to recommend it - honestly OP if you want Peak District then you would be better looking at Belper, Ripley ( at a push ) or places like Matlock and Ashbourne or Bakewell

Crikeyalmighty · 23/02/2025 14:44

@oggdog or even the chesterfield area

MissAtomicBomb1 · 23/02/2025 15:11

I used to work in Pinxton.
It's another ex-mining village. Pretty run down and nothing to recommend it. Plus it's nowhere near the peaks.

I agree with previous posters that you should steer away from the Mansfield/Alfreton area/ Nottinghamshire border and look at Derbyshire itself.

If you must be on that side, then like Ripley and Denby are in a similar location but better than the areas you've mentioned & should still be within budget.

Personally, I would start by looking at anywhere along the A6 that runs from Derby through the Derbyshire Dales/peaks. You shouldn't really be able to go too far wrong, plus you'll have easy access to lots of lovely places.

Crikeyalmighty · 23/02/2025 15:27

@MissAtomicBomb1 I think the issue is I can find OP a lovely home in that area , but really not many 4 bed detached new builds - which seems to be what OP is looking for. I also think @oggdog you will find that if you do find a new build they won't always be in the nicest or most convenient area for facilities - personally I would also look at other options post 2005 if you specifically want a modern home, but in the nicer towns - I would very much go for 'location' if you want to hold your money in that area - the new builds in these peripheral and not very special locations will I think lose quite a bit of value once not new.

Just to say those I sent you in Edwinstowe are also quite a nice bet though- clumber and rufford park and the dukeries area is nice countryside , although flattish rather than hilly like the Peak District and that villlage is on the edge of Sherwood Forest and way nicer than clay cross etc

CerealPosterHere · 23/02/2025 15:49

Ashbourne is nice, this is a bit over budget though https://www.rightmove.co.uk/properties/153575072#/?channel=RES_BUY

there are cheaper 4 beds but older and terraced.

CerealPosterHere · 23/02/2025 15:52

This is nice, under budget but terraced and older. https://www.rightmove.co.uk/properties/150720530#/media?activePlan=1&id=media10&ref=floorPlanPage&channel=RESBUY

i would certainly be prioritising location for a nicer, non shit hole place over being detached or new.

LittleHangleton · 23/02/2025 16:05

The central question here @oggdog is - are you buying for location, or house?

You will get more house for your money in less desirable locations.

But you talk about the house more like you are chasing an idyllic location. So the house may be smaller, or not detached.

Someone upthread said, and I agree, looking for 10-15yo homes might be a better bet than newbuilds, in terms of value for money. Look for the new build estates from 2010-2015, rather than those being built now. The homes will still be new enough to not be decaying and needing updates, but without the newbuild premium.

we are in our 70s and care for our son so we dont want the hassle of updating hence a new build is what we would like.

I know Chesterfield well, it’s allright. My mate is from there but the accent up there can be a bit strong and I feel like you need a translator sometimes.

oggdog · 23/02/2025 16:16

So if you can get an updated, renovated non new build that would be ok? You’d get more for your money doing that. You pay a premium for a new build, bit like a brand new car vs a year old one I guess.

AyeupDuck · 23/02/2025 16:20

Does your DS know anyone in your area? do you have no support network at all? Any change for someone with a MH issue can be very difficult. Plus their issues still follow them. I have worked with people with MH issues though I’m not a MH professional. Service users just happened to have them along with other issues.

AyeupDuck · 23/02/2025 16:22

@LittleHangleton yep I’m not going to say exactly where I live but Reform UK is spray painted on a wall in town and also Fuck Palestine multiple times in my area.

Crikeyalmighty · 23/02/2025 16:27

@oggdog another thing is does your son have any mobility issues? Lots of the Peak District and the nicer towns are pretty hilly, as is the countryside - ( not dissimilar to round here in Bath - very similar in lots of ways. )

If so, you might indeed be better over in that Dukeries, Ruffird park kind of area or to the east and south of Nottinghamshire/Leicestershire or even Lincolnshire .

Crikeyalmighty · 23/02/2025 16:29

@AyeupDuck yep - when I went back last October to Mansfield I was incredibly shocked how awful the centre was - strangely as I said below some of the bits on the edge were improved - not too bad at all - just would never want to go into the town at all

Crikeyalmighty · 23/02/2025 16:47

@oggdog this might be a good one for you ! It's a nice, quite big village on the Nottingham side - nearest big shopping would be Nottingham ( which is ok) - it has pubs and a few shops and some really lovely country parks very close as well as Sherwood Forest etc- I think this could work for you and nowhere near as grim as other places you have mentioned.
