What's the longest anyone has waited for tenants to go? We're buying.

Vender has just reissued the section 21. Court next. Been going on since Feb. When we viewed tenants showed us round pointing out every little fault. Should have guessed then.
We're not desperate as still have our home. Plus other stuff going on. But curious to know if anyone has had similar? TIA

I was buying a house with tenants. They had been served section 21. They showed us round and seemed fine about leaving. When the day came to exchange and complete they refused to go. This was early August. The owner didn't get them out for another four and a half months. We were left homeless for a while.

We are the tenants. House was sold in Feb and we are leaving end of August. We had a fixed-term for a year and landlord asked if we would leave early but didn't offer any incentive to do so and we needed time to save a deposit. I know buyers aren't happy but we will be leaving on end date.

@PleaseletitbeSpring sorry to hear that. We can wait and have dh's mum's home to clear as she's gone into a home. I was curious about timing. We did originally think by this summer but probably be after Christmas?
There isn't another house that's as nice in the area. It's semi rural and they rarely come up.

The house we where buying was put on the market then taken off apparently because tenants refused access for viewing, 6 months later the tenants where gone and viewed/offered.

Its now 6 months later and we still aren't in, the owner apparently died right after it was first listed (don't know if thats why the tenant got moved out, technically no one owns or runs the houses currently so they probably can't be let) and the probate has big issues because its a huge buy to let portfolio that cuts across several countries.

We also are faced with the fact its the only house available but we are keeping an eye out in case any others come up even though we have wasted money on the surveys for this one.

I would never buy a home with tenants in, they could dig their heels in and refuse to move and wreck the place.

Keep an eye on when your mortgage offer expires. I don't know what the backlog at courts still is, but if they refuse to leave you are probably looking at 4-6 months before a court will evict them.

@Gettingbysomehow they're friends of one of the owners so hopefully not. They seemed like nice people when we viewed. House was immaculate.

We are having to evict out tenants (haven’t paid rent in over 3 months). We issued a section 8 which they ignored, so we’ve just started courtproceedings and our court date is not till October … so it’s definitely not a quick process :(

And who can blame them, I'd be pretty upset and belligerent if I was forced to move out of my home.

I'd recommend not buying the property. It took my friend several months and a lot of money to remove her tenants, and they'd wrecked the house. She would never be a landlord again (she never intended to be. It was the house she lived in with her husband but he sadly died in a tragic accident and she didn't want to live in it anymore but couldn't face the stress of selling it)

@BlackShuck3 If people need to sell then yes. Plus these tenants don't want private now they want social housing. There are plenty of other private rents but they are sick of it. In social housing things get fixed much quicker.

It's not their property! They rent it, until a time they can no longer rent it. That's the deal

I'm a LL and I have bought 3 houses in the past with tenants Insitu. I asked for a copy of their credit check first saying they had passed at the time the house was rented to them. They were all on a fixed term contract. As it happens they were all good tenants and at the end of their year 2 out of 3 re-signed for a further year. I do know it depends on the type of contract the tenant is on. If on a fixed term contract even if a sale is agreed the tenants don't have to leave until end date in contract. If tenants on a periodic contract they can be served 2 months notice. It can take up to 8 months to get to court. Labour are preparing to issue new law stopping section 21 and making the issuing of a section 8 much harder. Even with a court order if tenants refuse to move out you have to go back to court to get bailiff to evict. LL can't do it themselves. This adds on another 2-3 months. I have friends who are LL who have taken almost 1 year after section 21 issued and all paperwork was in perfect order and tenant deposit protected and gas and electricity certificates given to tenant too.

It's not your home, if you want your own home then buy it. You are literally "renting" it, the clue is in the name Blush

That's a fairly big tar brush you have their. I am sure there are some, like there are some landlords who are. But come on.
