What's the longest anyone has waited for tenants to go? We're buying.

Vender has just reissued the section 21. Court next. Been going on since Feb. When we viewed tenants showed us round pointing out every little fault. Should have guessed then.
We're not desperate as still have our home. Plus other stuff going on. But curious to know if anyone has had similar? TIA

And who can blame them, I'd be pretty upset and belligerent if I was forced to move out of my home.

Fair enough if they want to stay as long as they are legally entitled to occupancy but do you really think it’s OK for tenants to intentionally damage someone else’s property? Certainly the law would not be on their side if that’s what you mean, but it would also be childish, rash and just a nasty thing to do. Not to mention short-sighted — tenants who do things like that usually end up losing a lot more in the long run than if they had behaved like adults with a shred of dignity.

Businesssecretsofthepharoahs · 12/08/2024 16:09

My sister recently evicted tenants. It took 20 months from issuing the Section 21 to the bailiffs finally evicting the tenants. They left behind absolute carnage which has taken another four months to put right.

Crikeyalmighty · 12/08/2024 16:19

@PeriIsKickingMyButt absolutely- it's your home, just not your property .

But that is my point, why is it OK that the Council gets to insist on forceful eviction? How expensive and traumatic for everyone concerned and not every landlord is a big rich one. Some are temporary landlords or an old granny’s type pension. The whole market is a mess and it is only getting worse because now landlords only rent to those who are professionals etc because no good landlord wants to be landed with any hint of an eviction risk. It is a vicious circle.

Because the law says you aren't entitled to homeless accommodation unless you're homeless. There isn't the housing stock to house people before they become homeless. It doesn't exist. They can't house people in emergency accommodation unless they present as homeless.

Just what I was going to say. It's their temporary home at best.

Bollocks

It's not technically theirs though is it. They live there yes, but it's the landlords property

It's the landlord's bricks and mortar. It's the tenant's home. You're mixing up the word home to mean 'owns the building' which it doesn't and never has. It means the place where you live.

PeriIsKickingMyButt · 12/08/2024 17:22

K0OLA1D · 12/08/2024 13:36

Where have I said they aren't allowed a stable home. Bloody hell.

I rented for most of my pissing life. I've been asked to leave before tenancy had ended due to the death of the landlord, I've been a HA tennant. I am just stating fact, that as a renter the property is not yours. Your home yes, but not yours.

No, you said several times it wasn't their home. And now you're backtracking because you made yourself look silly. Home means where you live. Not where you own.

PeriIsKickingMyButt · 12/08/2024 17:24

Soonenough · 12/08/2024 15:00

A lot of these situations could be avoided if the Council accepted the date on the eviction notice or the ending of a tenancy as proof of renters needing a home. To tell people to wait until bailiffs come is disgraceful. The renters are in limbo and the LL have to go through a long and expensive process. It is this kind of scenario that puts LL off renting to anyone on housing benefit .

They can't do that though as there is an enormous shortage of housing stock so they can only provide housing to people who are actually homeless. While you are legally allowed to occupy your home you aren't homeless! Section 21 notice isn't the 'end of a tenancy' anyway.

Crikeyalmighty · 12/08/2024 17:27

@MotherofWhippets81 I can beat you in terms of rent and our lovely home is in very nice order . Only reason we haven't bought is we like living in nice areas and started earning really good money at the point we were beyond getting a 'big' mortgage over a normal term- but we do have quite high income-so we will either buy if/ when we inherit or downgrade on rental at some point. Really pisses me off hearing some peoples attitude as if we are all low life's , when I'm probably paying 3 times what they are- and keep it nice- my gardener has been today and comes every 3 weeks in summer - even agent told me the house looks great.

If your opinion is bollocks you can expect to be told so. And when your opinion is not just bollocks but classist, elitist, offensive bollocks then yes, there just may be a need to be so rude.

alrightluv · 12/08/2024 02:49

@BlackShuck3 If people need to sell then yes. Plus these tenants don't want private now they want social housing. There are plenty of other private rents but they are sick of it. In social housing things get fixed much quicker.

No, they want social housing because they get an assured tenancy. Which is ideal if you are sick of moving because private lets.

I guarantee only the most pressing issues get fixed quickly. Everything else is left til its dropping to pieces.

No I haven't at all. I was arguing with the idiot that said that they wouldn't blame the tenants for trashing the place. By saying it wasn't THEIRS.

It's not me that looks silly

StMarieforme · 12/08/2024 17:36

@K0OLA1D it OS their home. It's not their house. 2 separate things.

It's not their property! They rent it, until a time they can no longer rent it. That's the deal

[Edited by MNHQ at poster's request]

Of course it's their home! They live there!

Granted, it's not their asset, ie they don't own it, but it absolutely is their home.

Nooo really? You don't say? I don't think anyone has mentioned it.

I love how me saying home and not house or property is being jumped on but the person saying it's ok to basically trash someone's house because they're selling is not being picked up on.

Isnt it technically the Crown Estate's, with the landlord owning the freehold or leasehold? If we're being technical.

My family home was owned by the council, it didn't make it any less of a home than the one I have mortgaged.

I've asked mn to amend the word home in my original comment to property.

That's what I meant. I was arguing with the poster thinking it was ok to trash a house someone was selling. Ok?

My HA home was a home when we lived there. Thought we'd be there forever, but it wasn't MY property.

The original comment you made was elitist 🙄 sheesh...

GiddyNavyJoker · 12/08/2024 17:57

The snobbery on this thread is awful.

I suspect the council will be encouraging them to sit it out until the very end, otherwise they will be classed as being made intentionally homeless.

buffyajp · 12/08/2024 18:01

Itsjustmeheretoday · 12/08/2024 03:19

It's not your home, if you want your own home then buy it. You are literally "renting" it, the clue is in the name Blush

Actually that’s incorrect. It is the tenants home, until a court evicts them or they leave themselves, just not their house or flat. No justification for wrecking it though.

alrightluv · 12/08/2024 18:03

Can't believe people saying it isn't their home. Of course it is.

Agree that "tenants are scum" is one of the worst things I've read on mumsnet. And of course it's their home even if they don't own it! Even if you own, unless you buy without a mortgage then the property technically belongs to the bank- would you say it's still not your "home"? The snobbery towards people who rent is astounding.

Anyway to answer your question OP, if they're after social housing they will need to be evicted by bailiffs, which will come after a court date which will not be set until the latest S21 has expired. As others have said, I'd expect maybe March or April 2025.

Agree completely. As you say, if you have a mortgage you don’t technically own your house, the bank does.
