As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

@AliceinSlumberland and @AshRJ so you both lost buyers some way down the process? I think I will be joining your club - I've issued so many "ultimatums" to our buyer yet here we are with the agent still saying give him another 48 hours to sort it out.

I am sure someone on here was talking about their mortgage being picked to be subjected to an "X" test at the last minute - was it something beginning with H - that is to say no fault on the poster's part, but the building society had just decided Mrs X needs a test of some sort - am I making any sense whatsoever? I'm asking because apparently this may have happened to our buyer, so it might be a genuine excuse?

Hi - apologies missed this @GoingDownLikeBHS I’ve gone down a different route which I’ll explain. But regarding the buyers, I don’t believe it’s anything legitimate. If they suddenly have questions around their finances then their ability to check their own affordability was utterly stupid. Mine have obviously played games , thinking ‘oh it’s been on the market for a while and she’ll go for anything’ , and having been through this before I’m done.

Amusingly they still email the EA to see if I’ve offered to reduce.. I feel a lot of so-called buyers are very unrealistic as to what games they will play and sellers will accept. This latter one’s survey company is also questionable so that ‘oh they are investing money in a building survey’ doesn’t ring true when the survey has spelling mistakes, is emotional and also missing pages after being checked by a 3rd party surveyor..

I’ve decided on a different route. My house is in London and not having wanted to be a landlord I’ve been reluctant to go down that path. But I’m just sick of ‘buyers’ and quite frankly done with EAs. I’m going to take a couple of years and rent it out. Put it up to rent and within two days had 9 applicants - 6 of which are families. (Don’t plan to do HMO’s). I’ve already got a deposit and am going through a thorough background check, etc. I’m aware that it means I won’t be able to buy for a while, but figured it does mean I get to move forward without worrying about it.

Hi @AshRJ - what a carry on, its a nightmare isnt it. I hope landlording works out for you.

I'm moving into a rental myself this month and leaving Ex-H here to keep packing (I hope) and await exchange (we both hope). So our buyer is still trying to get a mortgage. Apparently the first one he had has been referred to someone or something, like a random check at the self service till apparently? So that's been set aside and now he's applied to another provider (think big hight street type). So far we've given him 2 extra weeks, estate agent keeps saying to wait and surely it's not in their interests to do that unless they really think a sale will come from it? I think this is what they call a rock/hard place situation.

Awake at 6am and collected the van at 8.30am.

Beds are made, sofa fits. There are SO MANY boxes yet to be unpacked and I have to totally rearrange the kitchen after my mum unpacked for me, but so grateful for all of the help today.

Just had a celebratory takeaway and Prosecco left by the vendor.

Exhausted but feel so happy.

What a busy day! Bet its nice coming back off holidsy to a new house to explore and enjoy. Hopefully you wont have to be at work tomorrow so you can start making it a home!

I know what you mean about the kitchen rearranging 😂 My mother did it last time we moved and she totally ballsed it up (who puts plates in an under counter cupboard ffs) whilst I was making the beds. Im doing the kitchen myself this time. She can crack on with the cleaning.

@fromtheshires funny you should mention plates. In our new place the top cupboards aren't wide enough for plates. It's driving me mad bending down for them already. Hopefully it won't be too long before we can start on the full kitchen renovation though - keeping a load of boxes and packing paper ready for clearing it all again!

We're struggling with kitchen space!

Why do we have so much plastic?

A new kitchen is definitely on the cards too, next year we need to start planning it as this kitchen will drive us crazy.

Luckily I have another 4 weeks off work (teacher) to sort stuff out!

I think everyone struggles with kitchen space. All the once in a while things like blenders, pasta makers etc really take up useable space!

Welcome to a new week all. May your solicitors be proactive on your case loads and your buyers/sellers/freeholders and mortgage companies read and reply to emails in a timely manner.

It's all go in the shires household for the next few days as we complete on Thursday!

I did my last washing load this morning and disconnected the washing machine and dragged it out. The dirt behind there was 😬🤢🤮.

Im sitting down with a cuppa and shredding the box of receipts, invoices etc in a moment.

Most of the house is now boxed and I will be pushing on with the last little bits . I have sorted out the car insurances over the weekend too. Suprisingly we are actually both getting refunds. It comes to about £50 in total but as Tesco say - every little helps.

We should get confirmation of exchange today and complete on Thursday too.

Just done new school applications 🤞 once we know that I need to sort childcare for the other one. I hope they don't take too long coming back to me as this is what's causing me the most anxiety.

Going to tackle they kids toys today...surrounded by chaos, catching up with washing and supposed to be working...

We aren't physically moving until next Thursday so still have a bit of time. Just don't get much done with 2 little people running around.

@fromtheshires excited for you! We are hoping we can still complete on Friday but waiting for exchange today or tomorrow 🤞😬. We too are boxed in. My ex also unplumbed the washing machine yesterday and took the dishwasher but now the sink water goes straight out of the overflow pipe 😩 so waiting for a part to be delivered so I can try and cap it off. I’ll have to leave a note for the buyers as it’ll be fine once a washing machine is attached. What would you do?!
I don’t want to do too much more in terms of booking broadband etc for new house til we exchange which means I’ll have a manic day or two.
@BG2015 🎉 great news. Gives us all hope.

Keep your fingers crossed for me today but I think it’s more likely to be Tuesday for exchange 😩😩😩

Who is next closest to exchanging apart from those of us who are doing so in the next week and graduating the thread? It's their baton to carry and start a new thread. It would be a shame to see it drop off after 4 threads.

Radio silence today from solicitors. Hoping that means it’s because they’re pulling it altogether but seeing as they haven’t rang to confirm exchange, I’m guessing won’t happen today. Estate agent wants to collect keys as he’s on holiday tmw and is passing them to a family member and doesn’t seem phased but I’m here a bag of nerves and refreshing emails every 2 minutes.
How is this system right?

@fromtheshires my plates are in an under counter cupboard as well. Makes sense to me for various reasons, one being I'll drop them if I take too many at once. And I wouldn't want food in there.

In the midst of trying to sort out additional specialist surveys.... vendor has said he will organise and pay for one of them and send us the report. What do we think about that? Seems a bit weird to me...

Hi all

I feel so deflated

Our buyers have pulled out due to survey results

These were are second buyers. The first didn't have a survey but had a change of circumstances

We cant ask our vendors to hold on any longer. Its been six months and the purchase is ready to go

We're now going to have to figure out what the survey said and spend money on that instead. Maybe we will have more luck next year

Oh no! Can you at least ask them for a copy of the survey? I know id be happy to let you have a copy of it were me. Id feel bad for pulling out and it would make me feel.less guilty.

@openforall sorry to hear. Must be stressful. Maybe offer to pay halves for survey (though they should just give it you!!) and rectify issues yourself?

My solicitors got in touch at 5pm to say couldn’t exchange again today as vendors solicitors still not received confirmation from lender that funds would be released in time for Friday completion. This is because dozy holidaying vendors changed their mortgage last minute. Apparently if he can get this by end of today 🙏 then we can exchange tmw 🤞

Estate agent came to get my keys off me (he’s on holiday as well tmw so needs them to pass on to contingency person), and let slip my vendors had asked him if they could stay in the house til 5pm on day of removals 🤦🏼‍♀️😲 to which he told them no, you need to be out by 1pm! How stupid are people that they don’t read contracts or research the different parts of the process?!

I guarantee if we move Friday, my lorry will be sat outside waiting for them to leave 😡 and I’ll incur charges. In fact, anyone know where you stand on this?!

They have pulled out though. We offered to negotiate but they are not open to a discussion
