As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

I've got a viewing Saturday. Wondering if it will go better as a woman coming so no messing about. Just a quick yes or no. Can you tell I'm still annoyed about the man saying one thing on the day then a complete about turn two days later?

We’re in that twitchy “waiting to hear if mortgage will be approved” stage. Hopefully will hear back this week, with everything crossed for good news. 🤞🏻🤞🏻🤞🏻

Waiting on last few searches for our onward purchase and the same for our buyers on ours. I’d forgotten how stressful this process is.

I’m going to be cheering you all on too. At the moment I would cheerfully vote for any party who made buying a house easier.
Our new house needs more cosmetic work doing than we initially thought but I think that’s always the case once it’s empty.

It's bloody marvelous. So glad we pushed through despite wanting to give up a few times. The dc need more time to settle but our cats are happily exploring the large garden, and we have hens. 😆 Schools are better here, I'm confident the dc will be fine. I work remote and it's a joy to see so much nature from my own window.

Quick question to those who know more than me; if your mortgage Co down value the property you are buying what does actually mean money wise?

Will they lend you less in that case?

Does it depend on your deposit?

Can you all remember how long it took before you started to get your first viewings after listing your properties for sale? I'm getting super impatient but acutely aware there's a general election next week in an already fairly slow market....

Out of interest - is anyone purchasing their property WITHOUT a building survey?

We've had the mortgage survey and the solicitor has done their searches, but we have actually had a survey done of the structure, potential damp etc.

It isn't an old house and was built late 70s.

We were holding off getting one as tbh I thought it would all fall through. DP dad thinks we don't need one and DP just says whatever he's not bothered.

We've also been really right on money but now we can probably afford one and I feel like we should.

I hate this is all on me to think about and sort like everything else.

Worried about a tree. 🙄That he said he liked.
Said it's expensive when he wants to put in a new kitchen yet didn't make any offer even though they were told they are welcome.

@Marshmallowbrain I had one carried out on the property I was going to buy, discovered rising damp. It was a 1930's semi. We pulled out in April.

Now buying a house that is 12 years old and not bothering this time.

Can I also join?! Quite far through the process, selling our house to FTBs and our vendors are buying an empty property. Currently at the enquiries stage so hoping everything is smooth from here (touch wood!)

Our house was built early 2000s and we haven’t bothered with a survey either (2 houses fallen through already so partly fed up with paying for them!)

Ooh I've just spotted this thread. I'm sure I was on something similar when I first tried to sell our flat in 2021!
We gave up when that chain fell apart, and tried again half heartedly last year.
We now have an unexpected baby and we really can't cope anymore (it's a small 1 bed) so we've had it back on the market for about a month and had a really reasonable offer last week!
I'm really hopeful it's going to go through this time. I've also said that if we can't find our inwards purchase in the next month or so, we'll move into rented as we really need to get it done this time. Best of luck to everyone here

Thanks for the new thread. We are buying and selling. At the enquiries stage for our purchase, awaiting searches for our sale. The idea is to complete by the end of July but land registry issues and our snail of a solicitor are making that look less likely.

I posted on Money Saving Expert last night asking for advice on leasehold purchases and some lovely person told me we could be waiting another 2 months 😡 - fair to say I didn't like that advice.

We aren't and neither are our buyers. We are buying a 2000 property that had a full survey when bought 3 years ago, and are selling at 1975 property which had a full survery last bought 5 years ago.

DH mate is also a qualified surveyor so is coming round with us when we view before exchange

We bought leasehold (as it's shared ownership). It took 2.5 months to get to exchange, but the seller's solicitor added a good 6 weeks of delays into that by being so slow. It should've been 6 weeks really.

Hi! Thanks for the new thread. We are in a mire of limbo on both our sale and purchase. So much going wrong I can't even be bothered to list it. I don't know if any of it is critical yet so just trying to get on with life but it's so hard! Started the process at Christmas which was when our house got listed. I know others on this thread have had it far worse but the process is so long and the longer it goes on the more problems seem to come up (like our next door (terraced) neighbours putting in for an extension).

I received 8 emails from my conveyancer yesterday! Big ones. All with separate issues for the sale and purchase. I'm dreading to think of the costs being added on for all the non standard stuff coming up. Just found out our purchase may not have a proper agreement for water supply in place either. Our vendors have been really lapse in their approach to things, and it's all very rural handshakey agreements.

We are at the point of exchange...or would be if top and bottom of the chain could agree completion dates. Our buyers have essentially either changed their position on when they can move or were never truthful in the first place. Next few days could make or break this move.
