As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Real confused, our house went under offer 2nd week of July. We liked a house and made offer on it which was accepted. We also got our mortgage approved for the new house. We would be shelling out £600 as the broker fee for the same (the broker has already sent us the invoice for the same :) ).

The issue is that our current buyers still don't have their mortgage approved, which is good 3 weeks since the offer was accepted. I am not sure if I should book the survey for our onward purchase and shell out another £400 on the same when the mortgage for our buyer is still not approved. What do people generally do in chain buying process. Would really appreciate your advice.

Yes they do and also booked for the survey. Wondering if I should book the survey for my onward purchase or instruct searches. In both cases I end up loosing £400 plus £600 (broker fee), if my buyer doesn't end up getting the offer.

Still no news here. Saw some documents saying my vendor wants to be out by mid August as she's a teacher - can't see that happening right now 😭

Our buyer still apparently trying to get a mortgage, since he offered end of April. Agent keeps saying give him another week. How many more other weeks do we give? We've had to start packing now so whole house is full of boxes and rubbish everywhere, so we couldn't show more viewers round even if we wanted to. Ex-H isn't ready to exchange on his purchase though so clearly it's a non-issue, we're all just waiting. In the meantime I am moving into a rental with DD in 2 weeks, feel sick with anxiety over it all. Sick of people telling me how exciting it all must be!!

@runningmom we didn't end up in this situation but discussed it with our solicitors on completion day of our sale and you can make a claim for expenses incurred as a result of them being delayed. IIRC this needs to be actioned on the day, waiting until the Monday means it's too late.

However I'm in two minds about this. Completely understand it's annoying and they are clearly anticipating being late so in your case I'd be tempted to claim any costs. BUT we knew we'd need to be out by 1pm and our removals/packing completely underestimated the job on top of turning up an hour late due to traffic (we'd also packed a reasonable amount ahead). We were flagging by 11am we'd be late out, gave a realistic estimate and the team packing literally didn't stop for more than a mouthful of water until everything was in the van. If our buyers had turned up and started claiming expenses at that point I think I'd have broken down as there was literally nothing we could have done.

When we were originally doing a simultaneous exchange the removals company offered a guarantee for an extra £100 that if there was a delay caused by the chain they wouldn't charge us anything additional. Not sure if this is common but definitely would be something I'd consider (not that I am EVER moving again).

@TerrierOrTerror thanks. Yes I think I can pay an insurance for a few extra hundred for late keys. But once we’ve exchanged I’m asking their EA to put to them they have to be out by 1pm as per contract otherwise ill seek expenses legally….not sure I would it’s more up hurry them along though seeing as they’ve been laid back the whole process I’m anticipating a filthy house given to me at 6pm 🙄

@runningmom we had exactly that situation when we moved last Autumn. We tirned up at 2.30 (exchange was at 11, and we moved 1.5 hours away). They some how thought they could move a whole 5 bed detatched house 300 miles away in a Luton van, including 25 years of clutter (and the belongings of 4 kids).

Our removal men were firm but fair and told them it was time to let them do their job, and hat they would be liable for any additonal costs. It was moved into a pile within 45 mins, and gone within an hour and a half.

The people moving ended up putting everything in the neighbour's garages (he was their mate) and doing runs overnight and through the next few days. They were very, very lucky that it was the one stretch last Autumn that it didn't rain.

House was absolutely filthy, though, like they had never cleaned in 20 odd years. One of tne kids clearky didn't want to move, as they had written "fuck off new family" in Sharpie in a corner.

Took 3 of us (plus a preschooler) 4 solid days to sort it out befire we could unpack properly.. Never been so tired.

We did complain to the agents and solicitors about a skip's worth of waste left in the garden. Gave them the option of professional removal or picking it up that day. They paid for the former.

They had been a nightmare through the process, though. If they had been better, we would have been more inclined to be kind.

@Flubadubba thabks! I think this will happen! They clearly think they can have all day with a ban to empty a three storey house between the two of them! They’re only moving round the corner so ill see them in the local shop so can’t be too brutal with them but essentially they’re the reason we’ve all been delayed by weeks and they don’t seem to care. They’re a young couple, no kids like rest of chain and they’ve been slow from day one.

anyhow, just hoping I can book removals today if if if we exchange today 🙏

think ill be on here a lot today!

I have finally been able to start the conveyancing process now. I have my offer back. But reading through my offer letter the lease length is different to what the estate agent sent the lease length on the property was.

As I know you’ll all be desperate to know 😜 Everyone has everything they need to exchange and I have given verbal consent as has ex. However, voicemail has been left for my vendor as he’s on holiday so of course we await him before process can start 🤦🏼‍♀️🤦🏼‍♀️🤦🏼‍♀️🤦🏼‍♀️🤦🏼‍♀️

Hoping we can do this today now 🤞

Oh God I hope our buyer tells us something today, the rest of the chain is ready to get on with it and exchange. I feel sick to my stomach that its going to fall through, buyers buyer has put a deadline for completion of the 13th. I have barely had chance to prepare my little 4 year old boy properly for the move because of all the uncertainty and just have stacks of boxes everywhere and he's started to have little accidents at nursery. It's one thing that we're stressed but I'll be more upset that he's been stressed over nothing if this falls through. 😭

That's a very long timeline. I'd be concerned if he hasn't been able to get his mortgage through in that time shouldn't take more than a few weeks max... more like a week to 10 days.

Thing is @Cheeseandcrackers40 Ex-H (who I'm still living in the house with after 2+ years!) also had similar issues. His first mortgage "refusal" took 6 weeks to come through, and then his new application took 2 weeks. So we're sort of inclined to believe it. Plus our estate agent is saying we should wait - they've spoken to the buyer's broker and solicitor. Why would they do that if they thought there was little likelihood of any cash for them at the end of it?

But yes, extremely worried. I'm thinking with me moving out, EX-H's solicitor not ready to exchange on new place, and the house being full of boxes plus the school/bank holidays, we may just as well keep on at the agent but wait till end of August. Then we can get the house ready for viewings again and go back on 1st week September. The main worry with that plan would be if Ex-H loses his onward purchase because that's the only house he viewed and the only one he says he is "willing to accept" ...!!

Just shelled out another £870 for a specialist damp and timber report... I feel quite detached from the whole thing now because we have already agreed in our minds the max we are willing to pay now based on survey/mortgage valuation and not sure if he will budge. Plus I guess knowing there is more work to do on the property takes the shine off it. The damp issues will deffo need sorting as husband has pretty sever asthma and son was recently hospitalised with viral wheezing.

Anyway going on holiday to France on Sunday for 10 days so just focussing on that while other things out of my hand. Also have landed my first yoga teaching job since completing training a few weeks ago which will give me a bit of extra pocket money towards the increased mortgage, council tax etc. So that's something to celebrate 😊

I'm currently waiting for anything to bloody happen... this entire process is driving me mad! We have 4 possible dates left to complete and no one has said a date- it's only us and our buyers who need to agree!!

Apparently they have their report and contracts so surely gave signed them? And needed to shut LISAs if anyone knows how long that takes?

Waiting for a call back where I requested an update..

My update as of 7am today... I'm so bored of waiting when I'm literally ready to go!

I haven’t heard anything so I have just chased the solicitors again to see if there is any news. I have also got the estate agent speaking to the seller to make urgent contact with the management company daily so as soon as I hear anything I will be sure to let you know.

Well, it's been 7 days since my last update and still here in the same position, my vendor still not formally accepting my offer until their offer gets accepted up the chain. Apparently their vendor was waiting until after the weekend to make a decision one way or the other as they had a viewing from a cash buyer. It's Tuesday now and still no decision!! In half a mind to ring their vendor myself to get them to hurry up.

At this point I want to view other houses in case this all goes tits up, as I think the more this is dragging out, the more likely this is the inevitable outcome. I have a couple of viewings booked in with other EAs for the back end of this week, but my top choice for an alternative house is with the same EA that I have my offer in on,so not sure how to broach this topic without scaring them off. The house we have the offer in on is literally our dream house, so if that miraculously comes good then we would cancel all other viewings immediately. But think we need a back up choice ready to go just in case.

We had an offer accepted on a house at the end of March. We were lucky as our house wasn't yet under offer so the vendors kindly let us have two weeks to get our house under offer.

Our sellers have been amazing but our buyers (or their solicitors) are holding everything up. They take forever to respond to any emails and then when they do respond they don't answer our solicitors question. We are trying to arrange a completion date for 20th, all enquiries are back on all properties, everyone has their mortgage offers. We just want a date for when we are moving and they seem to be making it impossible.

I would make the appointment to view @CatLady1994 and say that you really want this other house but you can't wait forever and you aren't sure they are serious vendors....see what that gets you.

Finally at 4pm the one time I nip to the toilet, I get a voicemail: we’ve exchanged with completion for Friday 🎉🎉

The relief is immense. I’m emotionally and physically drained. Add to that mid divorce and with two teenagers, I’m frazzled! But so happy though it’s tinged with some sadness to say bye to the family home.

Removals booked. Most of the packing is done. McDonald’s ordered. Some new direct debits set up and two days to sort the rest!

Phew.
