As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

I’m now livid. Vendors solicitor has come back with another, different issue regarding their onward purchase. Apparently the house number is wrong on the title deeds and no one realised until now. So dates are moving backwards again to end July.

Does anyone know how long it takes to get a mistake like that corrected? They’ve apparently reported it and asked for the fix to be expedited whatever the hell that means.

It feels a bit like they’re taking the piss as it’s something different every time I hear back from them now?

I’ve a hard deadline to leave the rental I’m in (not my choice), it all went quiet end of last week and we have the issue with a charge and now an issue with the deeds.

@TiredCatLady thats shit and it should have been spotted as soon as the title deeds were asked for!

Even expedited can take time. If they have a LR office nearby (cov/leic/notts/gloucs/p'borough) they can go to the office and get it sorted as I remember my mum having to do this when my grandad died.

Update from me and I'm a little bit pissed off (for a change haha) Our buyer wants to move mid august. I queried why with the EA and they said they wont have all their deposit until the end of July. Considering the EA said they had a huge deposit and had seen proof of funds I'm not sure why this has only just been sprung on us. They also want to exchange asap before they have their funds.

Absolutely not! The EA was like if they don't complete then you'll get their deposit. Thats cool but we wont though as their deposit is half of what our deposit would be and then our seller could sue us for any subsequent losses and potentially fuck us financially. No thanks.

Why is everything so fucking difficult and we keep getting told lies!

@fromtheshires this is what their solicitor has been like from the off - absolutely useless. Given they have the title deeds from pretty soon after they’ve been instructed (so that would be April in this case), how have these issues not been noticed thus far?!

Re your buyers, how have they had their proof of funds approved when they don’t actually have enough?! That implies they’re
relying on more than one months additional wages to fund it.

Fully agree with refusing to exchange until that’s sorted.

This whole process is horribly complicated.

I agree! It should have been noticed and your solicitors should have also noted this and queried it months ago too. Hopefully it will be done asap for you!

Fuck knows. It could be they need to draw down their LISA but that should only take a week tops or they may have a 30 day notice account. However if i was buying a house id be drawing it down asap. I don't trust anything or anyone anymore and i just need to done and dusted so i can move on with my life.

Hi all I'd like to join please. I posted a couple of time son the last thread but since we haven't actually got our house SSTC yet I haven't really had much to add.
We had 1 guy who was going to offer and then changed his mind at the last minute because he was worried about some cracks in the exterior walls. We've had 2 surveys done and an insurance guy come to check and they're nothing to worry about but he was worried it might indicate subsidence. Fair enough, I mean it's a lot of money but it's disappointing because we know it ISNT. We have him copies of the reports but I guess he was worried we could have faked them or something.
So now we're trying to decide whether to take the house off the market to get the cracks filled and the house painted over the summer. We have a decorator coming today to give us a quote but think it will be about £8k because it will require scaffolding.
It's so hard to know whether it's worth it or not since nobody else has mentioned it and I know that if someone else likes it the survey will say it's not a problem.
We need to be in and registered by next October though for schools so we can't really afford to take too long.
Also we've found a house but obviously aren't in a position to move till we sell ours. They've had another offer but I don't think they've accepted. We've asked their agent to put an asking price offer for us but unsurprisingly (since we can't currently proceed) we haven't heard anything back.

@fromtheshires it’s for my vendors onward purchase not the house I’m buying else my solicitor would have clocked it.

Now looking at options to put stuff into storage and whether I’ll need to go into some temporary Airbnb accommodation which will cost an eye watering amount at this time of year. I don’t know whether I should be going back and asking for some money off for this - part of the appeal of the property was they needed to move quickly and “aren’t going to mess you around”.

You're right though - the absolute lies told by EAs etc.

Cracks in the wall would put me off unless I knew what was causing it, and that it wasn't serious. What are they from? I don't think you get the truth from potential buyers. I don't think I've given truthful feedback for any places I've looked at, just said we're not interested.

The house we're buying has so many issues. It now turns out it doesn't have an independent water supply, it's a continuation from a neighbouring house and is on their bill. They've informed the water company so I assume that means all the houses on the end of that line (several) are all going to have to have meters put in now. I feel bad for them but they should've sorted all this crap out before putting the house on the market. Everything about it is dodgy! I'm wondering at what point we will draw the line but it's very unique (small house, perfect location, massive garden, fabulous renovation job). We are not risk averse but they've been so bad with paperwork even I'm starting to get worried. They're minted but just seem so lazy about procedure and paperwork.

Scuttling over from previous thread. We are under offer and offer accepted on ongoing purchase. Things going well so far with our sale but have some missing regs which I'm hoping buyers will accept an indemnity certificate for...🤞🤞

Vendor for our purchase is sketchy though, all sorts of contradictory info and has taken 3 weeks to send any paperwork to their solicitor. Paperwork was received today so hoping it goes to our solicitor soon and that we aren't going to have to constantly chase (but pretty sure vendor is going to be a thorn in my side throughout the process and not convinced we will ever manage to push through). Full mortgage offer now in place but property valued at 30k less than our offer...

Nothing is or has been straightforward so far!! Waiting for solicitor to receive draft contract before we do checks and survey!

Ooh, it's nice to find this thread. I'm buying a shared ownership house after leaving my stbx 3 years ago. I've been in rented since then, and I'm so delighted I'm going to be in my own place - well, 25% my own anyway. It's my only option as circumstances are complicated with stbx and we haven't reached an agreement on splitting things yet.

I spoke to my mortgage broker yesterday and hoping when I speak to him again tomorrow he will have worked out who I should apply to.

Can you all remember how long it took before you started to get your first viewings after listing your properties for sale? I'm getting super impatient but acutely aware there's a general election next week in an already fairly slow market....

@RugbyGirl1 I think we had 4 or 5 in the first week, then it went quiet for a week, then 2 second viewings the following week and an offer the week after that. We listed in early May - the election might be slowing things a bit for you. Good luck xx

No news. Emailed solicitor again to see if her supervisor had signed off the buyer’s pack for me to sign and to give me their contact details to chase/do her job for her. Asked if top of chain ready. Radio silence.

The aim was to exchange and complete in the next 4 weeks. Argh…how I’d nobody responds?!

Do you think viewings are going to be quiet now until after the election?

I'm actually pulling my hair out living with my H, things weren't so bad when I could see the light at the end of the tunnel, but now...

He's off work with stress or depression or something and the moping about is driving me insane! He received a form from my divorce solicitor that he needs to fill in - no idea if he has or not :/

I feel bad slagging my solicitor off as she emailed as I was posting before! She sent the pack with all the reports etc so I need to read it all carefully tmw before work. Nothing alarming. Annoyingly she’s asking for something I’d already sent but I’ll overlook that. And my vendor’s solicitor/vendor still haven’t responded to about five enquiries from months ago 🙄😡

I mean short of banging on the vendor’s door (I know where he lives 😜) I can’t do anything!

Im guessing I sign all the stuff on paper and not electronically?! Especially as one needs a witness? Then take it all to the solicitor??

We transferred our deposit today. Solicitor is waiting on final confirmation for our lender that funds will be released in time to exchange and complete Friday.

The EA has emailed chasing completion 3 times today. On the email chain that we have all been discussing the deposit and funds on. I think the vendors are really pushing to complete before end of the month but it's not even been 2 months. Both solicitors are in agreement for Friday. I'm more sure what her fuss is.

I physically dropped our paperwork into the solicitor yesterday. He has been so flaky with communication that I wanted to make sure it went directly into his hands. I dropped it on my way to work. By the time I had got off the tube he had emailed the sellers solicitor.

I think the meeting in person has helped the communication already.

@fromtheshires thanks for the new thread. Nothing to report as waiting for 2nd viewing on Friday and other couple to view another house before making a decision. So D day is Monday.
I reckon I'll see you all off with the problems we've had!
It is reassuring though that it's not just us. I really think the whole system is antiquated and needs changing. We last moved 25 years ago and nothing has changed.... except now we have the internet which should make things simpler.

@TiredCatLady that’s what I thought but in her email she talks about not dating my signatures etc before I send them back 🤷‍♀️ I also have to have a witness on one of them so I’m assuming that doesn’t need to be done in front of her??
I’ll have to read it properly. I don’t want to email and ask her as it could take a week for a response! I can push the pack through her door tonight.

Still in limbo here. We had pre-contract enquiries on our sale last week (but including Q’s about electrical sign off which we don’t have a copy of - are we likely to be asked to get an indemnity do you think? Any idea on cost, if so?) but their main searches were due back sometime this week. Assume we’ll receive more questions arising from those?

Searches on our purchase due back on Friday . Waiting to hear if our mortgage will be approved. Valuation survey took place on Monday, and they confirmed they were happy with it the same day. Gah. Hate all this stuff.

@sugarbyebyeyeah fair enough. The cracks worried me enough that we got the insurance guy to come check. Even when he said it was fine I wasn't convinced so we got our surveyor who did the original survey to come back and do a second one.
The problem is that we have a 1930s house with settlement from the beginning. Then sometime in the 70s or thereabouts some bright spark decided to pebble dash. So the thermal warming on the house on the south facing side expanding in the heat and contracting in the cold. But the pebbledash is rigid. So although the bricks can expand and contract the render can't. And then cracks. So it looks like there could be a problem but there isn't (well not to the house - only to the render)
So we are going to get the render all fixed and then nobody will worry. A surveyor will be able to see it's been fixed but will be able to explain it was historical movement only so hopefully nobody will be put off. What a pain.
Yet another reason to bloody hate pebbledash 🙄

No update for me. No response from the email I sent yesterday. I asked lots of very specific questions that couldn't be fobbed off with 'searches due back soon' 'enquiries are underway' - which is what I have previously got.

No news is good news....so they say!
