Oh I'm sorry @EmmaEmerald It's the eve of my father-in-law's funeral, and I'm not with it to be honest. Also in a lot of pain with a bad back. And dealing with many other unlucky awful things all whilst trying to move! Sorry about that.

Just coming for a rant. We are cash buyers but solicitors are doing enquiries. Didn’t ask what enquires we want (though I did say one thing I wanted clarifying). I’ve no idea what enquiries were sent and today when I emailed them as the sellers solicitor says they sent back the initial enquiries at the end of last week to ask them if they had got the answers to them the email I got back just says „A few were answered“. That’s it. No mention of what they were and what they haven’t answered!! Arghhhhh I would have thought as cash buyers we can decide what is important to us to know and what not but seems that’s not the case. Anyway rant over. Glad a lot of you have progressed today.

@Crazymadchickenlady most of the enquiries are about legal stuff rather than specific things. You can always drop them an email with anything specific. I went through the forms the seller had completed and asked some additional questions from this

Yes I’d second that - I’ve never thought of enquiries as particularly being my domain as opposed to the solicitor. I have given my surveyor a few particular things I want him to look out for (the roof, potentially damp basement that could need lime plastering as I’d like to make into proper living space etc).

Gosh it all takes so long doesn’t it… those of you near the finish line must be so excited/exhausted/relieved!

Agree I wouldn’t expect to guide/know what enquiries the solicitors ask- in my experience it’s often a lot of specific legal stuff that I wouldn’t know to enquire about anyway.

weird that they won’t let you know what they are though!

I wasn't told what our enquiries were, as they were all things to protect the mortgagor, from what I could tell.

It takes a stupidly long time, @ibelieveinmirrorballs. Totally unnecessary.

Rant incoming..... Very frustrated!
Sold our house within a few days mid July. Found a new house beginning of August. Everything has been done and ready to go. All contacts signed I've been told and we are waiting to exchange.
Our issue is stemming from an unresponsive solicitor that is acting on behalf of our buyer and also their buyer (didn't think this was allowed. 🤷🏼‍♀️). They're a conveyancing company and they are not replying or answering to ANYONE! Everyone in our chain agreed we wanted to complete this Friday coming (24th)
The last people in the chain need a week between exchange and completion. Therefore we were meant to exchange Friday just been.
Radio silence from our buyers solicitor since this was agreed last Monday. Multiple attempts to contact them. Friday comes and the EA rang them 4+ times. Sent an email raising it to managers and still nothing! We're absolutely furious. Everyone is so desperate to complete but they are ignoring everything. We've got a 2 year old and a baby and it's just so unsettling. We've called so many times to our solicitor, our EA and even our buyers EA. They're all baffled and pissed off too. We've even found our buyers on Facebook and been venting to each other. I can see why people say they will never move again. Apparently today the EA of our buyers has given them one more chance to reply before taking it further above managers.....
Let's see what tomorrow brings ..if anything 😭
If they weren't so 💩 we could have been in in October 😭😭

Ok makes me feel better that it’s not normal to know what the enquiries are. There is no mortgagor to protect though and yes it all takes so long! I’ve found the seller on Facebook and was wondering whether or not to contact them.

if you can't pull out a guarantee for your toaster from 1979 they'll have to pull out. Only to then reveal at the 11th hour that for just 99p you could take out insurance and the whole thing will be just fine. WHY DO THEY NOT JUST SAY THIS FROM THE START?! 😂ha ha tht gave me a much needed laugh, thank you @ibelieveinmirrorballs I should have just said that 6 weeks ago…

@Lisalalala that sounds ridiculously fustrating! Esp as it just seems like it’s slack work behaviour from solicitor rather than any real tricky problem.

@Crazymadchickenlady the additional enquiries sent to me covered two pages, apparently that’s not unusual! It was stuff like ‘the seller has said they do not know whose legal responsiblity it is to maintain the right front garden wall section, as there is no clear indication on the deed, please specify how much of the wall is the property in question’s responsibility to maintain in practice’… or ‘has the downflow pipe been installed by the seller’ (?) or ‘does the seller have a warranty, planning permission and buildings regulation certificate for the bird table in the garden?’

Hi. Joining the Waiting Room.
Sold at asking price in June. Got solicitors involved. Had offer accepted on a house. Buyer pulls out after 8 weeks and loads of paperwork and paid searches :(
Back on the market in September. Sold again (£50k drop) but it’s a cash buyer, no chain :)
Solicitors seem proactive and everyone is motivated to get moving.
No one needs mortgages. The old couple ahead of us have agreed to give us vacant possession, so a really short chain …
… what can possibly go wrong ??? (Don’t ask)
Survey done on our place. Survey results on our new house due tomorrow.
And now we wait ….

By the time we've our heads round offers over meaning stump up another 25-30% we missed out on 2 properties we'd bid on.
Plan C - offered accepted, possession date agreed, only to be told 2 days later the vendors onward purchase has collapsed.
Are we willing to wait ? Yes but not forever , Can we agree a timeline ? Crickets
And then weeks and weeks of complete silence .....
Property is still being advertised as Under Offer.

Yes it's the feeling of not being in control of a situation, it's horrible! I'm literally obsessed with clicking 'refresh' on my inbox just in case anything comes in!

@HopefulSeller Our first buyer had 3 long viewings and then came on a Sunday (bit inconvenient) to measure up… then we heard nothing for 11 days.
shocked when we got a one line email from our solicitor notifying us ‘the buyer has withdrawn’.
@NoWordForFluffy thanks! Email from our surveyor says the report for the cottage we’re buying at the seaside is on its way and there’s ’nothing too horrendous’ !! Whatever that means.
EA says our buyer is keen to exchange before Christmas with completion and moving date in January.
I still feel like nothing is certain in this house buying game.

Urghhhh apparently something has cropped up with our buyer, their solicitor is dealing with it. And the people we're buying from have now said 8th might not be able to work. It either can or it cant, might is not helpful when trying to agree a date with 5 parties involved

Really hoping some more people get over the line this week!

We've had our enquiries through from buyer, nothing unexpected or too scary thankfully. There is one issue where our solicitor has outright suggested indemnity insurance rather than bothering trying to investigate any other way- made me think of you @ibelieveinmirrorballs and how quick and easy it should always be!

Keeping fingers crossed for everyone that we can keep the recent spate of good news going

Indemnity insurance seems to be a licence to print money. Has anybody ever claimed on it, successfully or otherwise?! 🤷‍♀️

I'm waiting til lunchtime, then calling for another update. Surely agreeing a date to complete and having a 30 second phone call to exchange should be simple?! Surely!

It’s just crazy how long things take. I’ve rebuffed the remaining claims by the buyers solicitor asking for building regs/planning for things that don’t need them - but also said I’d be happy to go for indemnity just to get over the line.

Surely really that should take an hour! Just tell buyers solicitor but also take out indemnity. And that should only take a day or so. I think another week will go by… haven’t even had the updated contracts for signing sent to me.
