@MovingToPlan, I'd draw a line after this weekend. You've a full price offer, and you don't have to go along with the agent's idea. If I was the FTB, I'd be really annoyed beyond the weekend viewings.

I agree with this @MovingToPlan - I’d be annoyed too if I’d put an asking price offer in and the seller continued viewings. Hopefully you can get an agreed offer by next week and get moving with it all.

Thank you @ibelieveinmirrorballs 😊 It’s such a shame as we accepted their much lower offer due to it being a small chain. Our buyers were under offer to first time buyers. Our purchase is a probate sale so end of chain - probate already been granted. Our worry is that we were aware of about four other interested parties back in July and we were able to secure a good proceedable offer first. Others had made offers but chains had fallen apart or weren’t in a position to proceed.

I have a horrible feeling it will go back on the market when they find out, I wouldn’t blame them, and will get snapped up as although it needs a lot of work it’s in a great position in a commuter town and detached houses don’t come up often.

The thought of having to get our house ready to sell again after making such an effort in the summer is frankly depressing! I will pull myself together as we’ve already spent £3k on the survey, searches, solicitors etc so need to at least try. They may give us a week or two as we’ve already shown commitment to buying it.

@sweetpickle23 Our agent said they couldn’t secure all the money they needed to buy our house plus do an extension. They came round back in September with an architect as they wanted to put a big extension across the back of the house for a fab open plan kitchen. I don’t k ow why they can’t wait and buy the house and do the extension when interest rates have settled back down again. They will have a lot more space compared to their house at the moment, they don’t have kids. So frustrating they’ve taken this long to find out/withdraw.

@newbeliever I’m really sorry - how frustrating, especially if really they should have known whether they could secure all the money before they put an offer in.
@MovingToPlan an offer at full asking price is great. They say most offers come in very quickly so whilst it might have been okay to wait a couple of days, any longer and you don’t want to risk losing the buyer.

@ibelieveinmirrorballs it’s good to see some moving along! It seems to be once every fortnight something happens for me. I’m now 10 weeks in, after offer accepted. And I have no chain, and it’s a cash buyer and not a complicated house!
@Jayknow yes I did keep track - I looked last month and there suddenly seemed to be lots of houses even cheaper than mine! Which was worrying as I thought I’d priced mine quite low. This coincided with the buyer getting spooked over some repair works not having a warranty. But I did look at the houses online and I think they’ve got more issues than mine. It’s weird it’s like there’s a sudden dearth of properties priced like mine, there are some at prices from a year ago, which have had work done and nice kitchens, which are having offers in quick. Or properties which are less good than mine (mine has a 15 year old boiler), but that are really dropping the price. Perhaps some people are getting very fed up.

I’ve got more questions now for documents to prove I own the house from my own solicitor. Which is odd as it’s 10 weeks in, and I’ve given them loads of documents and they surely have the title deeds! And the mortgage! Why isn’t everything asked for at the beginning…

Does anyone else feel like the constant state of the unknown timings for completion is messing with their head a bit? I'm usually really motivated and proactive around the house, but I'm really struggling to get stuff done at the moment, even just basic cleaning. I've lost my oomph.

@NoWordForFluffy I’m less impacted as I’m renting and the house is empty. But in a different way, I’ve had to put everything on hold. I’m paying the mortgage and just don’t have much left. I’m borrowing some on my credit cards to help but no idea if this is going to be complete by Christmas, and able to look for next house. Or if I’m going to be back to square one, and having to look for more money to cover the mortgage! I don’t want to live where I am either - feels like the world is on pause just waiting.

Absolutely, I just feel lost in limbo. Don't even know whether to do more packing in case it gets pushed back until after Christmas

Sadly some people are very unrealistic, don;t have an instinctive grasp of costs, and want everything perfect, and want it yesterday. They will lose any money they spent on architects and surveyors and coveyancers, and be no nearer what they want- that money is lost now and all to pay again when they find another place, which will take a while, so they have wasted time and money, making what they want even further away, rather than buying yours and just saving up for a few years if necessary. You can't cure daft. I'm sorry you're suffering too, though.

Morning!

I emailed my solicitor over the weekend to ask again if the plan is the only o/s matter. The file was being reviewed by a supervisor last week, so she must've thought that we're ready to exchange once we get that agreement.

Surely to god, this week must be the week we get the vendor's agreement to it? Especially as I chased them.

I'm on the email refreshing bench too. 😩😩 I shall call tomorrow if I don't hear anything today.

@NoWordForFluffy YES on the lack of motivation, at the weekend my DH made some passing comment about doing some clearing out in case we're moving in a few weeks and I just couldn't be bothered, I don't think I really believe it'll actually happen.

Heard from our seller's agent on Friday that apparently our solicitors now have everything they need to report to us and were doing second review etc so hopefully we'll hear from them soon. Seems like the thing that's going to hold up completion is our seller's onward purchase which annoyingly everyone we're in contact with is too far removed from to be able to meaningfully chase...

My solicitor has just emailed to say that he's received all the replies now to his enquiries and hopes this is is they need now. So we may almost be there.... fingers crossed!!!!

Argh, hoped our purchase was going smoothly and I would smugly avoid posting in this thread, but clearly not!

Due to exchange tomorrow and complete next week. Seller has just announced that, though she’s happy to exchange tomorrow, she doesn’t want to complete for at least another three months. She’s moving in with her mum, so no onward purchase. Just being awkward. Our mortgage offer expires in 2.5 months.

She’s also turned away tradesmen etc doing surveys, which has burned bridges for us - I wouldn’t mind if she had said no in the first place, but she says yes, confirms a date and time, and then turns them away as “it’s inconvenient”. Seriously very close to pulling out, I am sick to the back teeth of her.
