Sorry @EmilyMay89 the art of communication seems to have been lost

I've just spoken with my solicitor

He has a major attitude problem.

He has no acceptance of his poor communication style having caused any issues, so when he reassures me that we should have everything we need "soon" in order to exchange, I don't really believe it.

I've seen the emails he has sent to the other side and they are almost....deliberately obstructive?

It all seems very reflective of the age of incompetence we are currently living in.

Sadly I don't think I'll be able to stop worrying about it till it's sorted.

the law also really needs to change on how management packs work - the pack doesn't contain a lot of information that it should have....though once again, this may be linked to new high rise laws.

All of these things are of course possible, but it’s never occurred to me that I’d encounter that sort of behaviour when buying/selling property (and I’ve bought a few!). In my view this is what the legal process is for. I think partly because I’m always buying old properties I assume there will be little things wrong with it and it’s par for the course.

Similarly I’d like to hope my buyers will recognise they’re not buying a new gadget from John Lewis, they’re buying a period property that someone has been living in. Nobody is trying to pull the wool over anyone’s eyes but at the same time it’s not a boutique hotel.

In terms of removing fitted furniture etc, unless you go round the day before exchange or even just before completion, how can you be sure? I think it’s quite paranoid behaviour - not saying it never happens, but it does require thinking very little of your vendors.

Same feeling here. If I was covering up a coffee stain with a piece of carpet, what difference will that really make to the buyer in the grand scheme of things? would they not buy a 1mil property because of this? Especially if they had seen it three other times before and measured things up already, done a survey etc.?

@tealweasel yeah I believe my solicitor. I suspect my seller's solicitor said that a response has been given to my solicitor. That doesn't mean they've actually answered them but oh well! At least things are kind of moving

the house my son is buying has a fitted bed that can’t be removed easily so he wants to make sure it’s still there 😂as they sellers wanted to sell him it and he refused so he wante to make sure if they have removed it they haven’t damaged anything in the bedroom

it also has extensive cctv and alarm system that they buyers offered him to buy for £££ but my son said he didn’t want it and if they remove it to make sure they cover up any holes / plaster where the alarm and monitor is

I could very well imagine them ripping it out and leaving big holes everywhere 😂
he has viewed in twice in June when he made his offer and it’s now November and possibly Dec by the time he moves in so six months and a lot can change in six months

The buyers solicitor is still asking about the warranty! They have now asked what are the reasons that there isn’t a warranty… even my normally very polite solicitor is getting exasperated…

Bloody hell, @HopefulSeller! Stiff drink time with those bloody questions.

I haven't chased again yet as I've not heard back from the vendor about the plan. I'll give it til Monday and see where we're at (just keeping my solicitor chasing their solicitor and checking that, other than the plan, we're good to go). I hate waiting.

I am feeling seriously annoyed by the buyers solicitor now and the buyer. Of course I’ll wait but in my head I’m now thinking either buy the house or go away!

It’s like they want me as the seller to protect the buyer against absolutely everything - and no I can’t. I don’t have building regs for things that don’t need building regs. I don’t have warranties for every single repair. Although I have at least 3 warranties! FTB is spooked as solicitor is saying that they absolutely need a warranty for some repairs - but you don’t.

I'm buying a house and in Bed 2 there is a nice fitted desk which would be perfect for my son. I had asked previously if the seller might consider leaving it. The seller said she would be more than happy to, but after asking her hubby he has now decided he wants to take it.

Fast forward 1 week and I had a chap go in to measure up for flooring so I can get a quote and get everything booked in as soon as possible after completion. The vendor asked if she could have the old carpets that were coming up (to be fair they are not that old I just don't want carpet downstairs, I want hard flooring).

I'm thinking a fair outcome would be for me to let her have the carpets and for her to leave the desk? We will both be saving considerable amount of money that way and it feels to me like a win win situation.

Do you think I'm being cheeky suggesting this even though she has already said no to the desk? I genuinely don't think this lady wants to take it as it's quite big anyway. But she really will be saving quite a bit of money on carpets!

@HopefulSeller, this whole process has been hideous. We're in rented. House is empty. You'd think it would be sodding easy. But no, obviously not. 🙄 I'm sick of having to chase people to just do their bloody job, frankly. If it wasn't for me pushing this along, we'd still be here this time next year!

Thanks @NoWordForFluffy yes it feels right to suggest it, I don't want to be awkward and in all fairness I'll let her have the carpets regardless - I mean what the heck am I going to do with them anyway! I'll suggest it to the estate agent and see what they come back with.... fingers crossed!

This is by far and away the worst part of the process IME - it’s just horrendous and seems pointless stress. Last time I sold this went back and forth for weeks with the buyer’s sol getting more and more aggressive. As per usual everything was solved with indemnity insurance - I have no idea why they don’t just agree this from the get go.

I’ll be in a similar situation with my sale no doubt - I have no warranties and certainly no planning permission or building regs for work that didn’t need it!

I'm not sure.. it's a large piece of wood that's been fitted to the walls somehow but it spans the length of the room so would be perfect for my son's gaming computer and TV. It would be classified as 'fitted' and they've specified they will leave all fitted items in Bed 2 - and when I asked specifically about it, they ended up saying they'd take it. The seller said she thinks it's going to be too big but her hubby still wants to take it. I just hope if they want the carpets that badly that they may reconsider....

and if they say they will make good make sure you check it’s done before you sign the contract

otherwise you might have a a really horrible wall that’s sort of in two sections with lots of holes and that need filling in if that makes sense

We haven't had anything from the vendors solicitors yet. Should we have yet? I realise they also have to fill in the forms etc, but they were previously in a chain that fell apart so I would have expected them to have this ready to go to be honest.

Just wanted to check I wasn't over worried before I chase their agent!

Properties near me are very similar. Ones just come up, not as nice as mine (selling). Main difference between them being it has a conservatory (the one that has come up) whilst mine has a proper extension. Same size roughly. but between 5 - 10% cheaper.

Though an extension is a lot more expensive than a conservatory, feel times are tough and wondering if it could sway my buyer!

So now worried about that!

I do this a bit and I know it’s because I’d also fret if I saw that. I don’t know the sums you’re talking about but I’d far rather an extension than a conservatory and for me a lot would rest on how much I wanted to change to the property I’m moving into - because personally I’m too exhausted by bad experiences with builders to want to have anything to do. Obviously everyone’s different but if your house ticks all those boxes 5-10% isn’t much different. Have they been enthusiastic up till now?

Bit of movement this week - finally - 2-3 weeks after offers accepted. Memos of sale have been issued, mortgage application in, buyer’s valuation booked in for next week. Mine should happen with my onward purchase next week too.

Well we’ve had a rubbish week. Our buyers pulled out on Monday. Can’t believe they are pulling out now when we are almost at the point of exchange. Gone straight back on the market this week but seems very quiet and no viewings booked as yet. Our agent hasn’t told our purchasers yet to buy us a but of time but not sure that’s going to make any difference anyway. Feel so fed up with it all and can see the house we want slipping away from us 😥

@Jayknow i do this too. I wouldn’t worry, an extension is far more preferable than a conservatory. You can’t help but monitor the market!

Oh @newbeliever so sorry to hear this. If it’s any consolation your vendors also won’t want to lose you as they’ll be fearing the same for themselves.

Is there a long chain / is your vendor in a rush?

Feel for you - it’s such a difficult time to be trying to move.

Prepping for viewings is EXHAUSTING. We keep the house in generally tidy condition as standard, but there is so much extra to sort when wanting to present it to the critical eyes of buyers. I don't want to do it indefinitely.

We have received an offer at full asking from a FTB, but the EA wants to create a buzz and achieve a higher price / bidding war.

After today, I am accommodating a viewing next week, someone who works shifts, and then I need to draw a line under it. I also don't want to irritate the people who have actually put an offer in!

It seems like a lot of work for a potentially small bump in sale price - I'm not expecting more than an extra 5k - 10k if we get competing offers. The area we're in wouldn't justify it.

@MovingToPlan, I'd draw a line after this weekend. You've a full price offer, and you don't have to go along with the agent's idea. If I was the FTB, I'd be really annoyed beyond the weekend viewings.
