Thoughts on these professional photos please.

We've just put our house on the market having just finished renovating it. The estate agent advised us to have a company come and take the photos for the brochure which we did and paid for.
I cant shake the feeling that they're just a little underwhelming. The estate agent has suggested we take some more 'lifestyle' photos that they could add to the listing but ive realised I'm no photographer and they just look a little crap!

Do you think it would be worth getting the photographer back or am I overthinking it and the photos are fine?

Photos are meant to be a key part of what the EA offers, and they usually use a professional that builds a consistent look

I paid £1.1k to my EA to sell my house incl all photos and a video walk through. Admittedly just a 2bed garden flat but they made it look amazing, and It's a fixed price for all their listings, and you only pay if you sell.

I think the photos are poor, strange angles, the back of a sofa, the wooden floors looking washed out. They aren't really showing you the best of a £2.5 m house.

I wouldn't be impressed if I had paid for those photos, they look like badly taken Estate Agents photos.

I don't think that you need any lifestyle photos, just better angles.

It's soulless , it looks like you've vacated and left the bare minimum of furnishings to show how furniture might fit . Put some personal touches in , show it's a home not a show house .

Thoughts:
You need to be clear what is annex and what is main house.
There are lots of bedrooms missing.
There are some funny angles - although looking at the floor plan, some of the rooms are quite long?
You definitely do NOT need wanky photos of bottles of wine, closeup of flowers other such lifestyle pics that are not part of the house.

The photos are OK - if you are selling our house worth a tenth of the value of yours. Do some staging to get some life visible from the angles they are likely to use, get the photographer back in and make sure there are photos of most (all) of the rooms, plus an outline of the plot, and get the photos labelled.

For the price of house yea they're underwhelming. Nothing aspirational about them at all. Looks like a cottage.

@Jennalonglong my bugbear too! And there's no bloody reason for it! We have one small double bedroom and the rest of the rooms are a really decent size! He only took 2 photos of the lounge and the other one had the chest freezer in the shot (it was only in there whilst the garage was being lined- which incidentally you wouldn't even know we have as there are no photos of the garage). The more I look at the bloody photos, the madder I'm getting

The house is opposite the car park, behind the hedge, you can see it if you go to the drive signed Burley Grange.

The photos aren’t good OP. And I would expect at least one of every room, all features such as fireplace, oven if it’s nice etc, and them to be labelled with what room they are. I got very confused.

I would expect a 3D tour. Here all houses have them whatever price point they’re at, and a loot are under 400k.

I think you definitely need to go back to them.

Looking at the pictures I’d say the rooms were small (photographers use wide angle lenses on small rooms…most shots have been taken with a wide angle lenses ergo all the rooms are small), the house is in a small awkward plot, it’s got a very “odd” frontage (can’t really tell what it logs like), I thought the courage was a rat view of the house and the garden looks small.

Now, that’s what I took just from the pictures so it’s not a critique of your house!

You’re not selling the couches so they don’t need to be so prominent.

This. Plus why do these photographers always use those lenses that elongate the rooms but the make all the doors/cabinets look out of shape? Your eyes won't deceive you on room size when you view and the measurements don't lie either.

I really hare that. I want the photos to reflect the actual house. When they do that, I often end up feeling disappointed and cross I have wasted my time. Definitely not in buying mood.

OP the photos are absolutely fine. They don’t matter as much as MNers think they do. Houses sell on location, condition, floorplan - not on cushions, throws and pot plants. Anyone looking for that square footage at that price point will come and see it anyway.

The photos are too obviously stretched. The picture of the front of house gave me the first thought of "hobbit".

I would ask them to sort out. An iPhone could do better.
