Thoughts on these professional photos please.

We've just put our house on the market having just finished renovating it. The estate agent advised us to have a company come and take the photos for the brochure which we did and paid for.
I cant shake the feeling that they're just a little underwhelming. The estate agent has suggested we take some more 'lifestyle' photos that they could add to the listing but ive realised I'm no photographer and they just look a little crap!

Do you think it would be worth getting the photographer back or am I overthinking it and the photos are fine?

It's empty, yet somehow untidy. The angles are weird, chairs pulled out, unmade beds...it gives an odd impression.

The staging of some of the spaces is odd - what is the bright green thing on the dining table? And I honestly thought the plates were laid with smoked salmon.

I think it's odd that pictures of the garden suddey crop up right in the middle of the photos for no reason.

I always think the order should be:
Front of house
Living rooms
Kitchen
Utility if have one
Downstairs loo If have one
Any other downstairs rooms
Master bedroom
En suite if it has one.
Other bedrooms
Main bathroom
Back garden.

Yours is a bit mixed up

Oh? I think that poster was bang on.

The building is beautiful! The shape and style is interesting and it looks generally well done (kitchens bathrooms etc) but some of the furnishings do look odd.

Why is there a random dining chair in front of a patio door? Why is there a vast nothingness inbwteen the kitchen island and the dining room? Why is there a double bed shoved against a wall in one room? Why are the beds messily made?

You want 2.5mil? You got to be spot on surely?

I wouldn't be happy if I had to pay for those photos .

When I was last selling my estate agent's photographer (a proper photographer, not done by the agent). I didn't pay a separate fee, and they were really, really good.

And my house was a fraction of the price of yours

You have a lovely house but those photos dont do it justice, sorry.

I think you noticed more detail than I did!

The PP I commented on was being unkind, I felt. Your points seem more relevant.

But honestly I looked enviously at the photos & thought, imagine having a house like that, from my decidedly ordinary semi-D!

(The price seemed v high but I'm in Ireland so just assumed it was a particularly desirable location).

Oh, no doubt the house (as in the stuff that will be there when you buy it) is amazing! But you need it to look a million dollars if you want that kind of sale price.

The photos are odd angles, make the rooms look disproportioned. The one with the back of the sofa is just odd
They don't make the house look worth 2.5M, they're fairly average pics for what should be a gob smacking house at that price.
Somehow it does look like a lot of laminate flooring. And the garden looks dull.
But the building is fab, I agree a drone shot and a video would help.
I don't like lifestyle pictures but this house looks unloved.

It looks very bare not sure if that’s the photos or not? It seems to have been de-cluttered to within an inch of its life apart from the alcoholics left over bottles.
Looks lovely from the outside though.

I love your house!
i assume you’ve renovated it and hence the lack of personal stuff - paintings, photos etc. But that makes it easier for the next person to put their stamp on it.

I’d love to know where you’re off to if you’re leaving this beautiful house.

Not the standard I would expect from a high end estate agent and especially not if you’ve paid extra for specific photos. I would call and complain, tell them you’d like someone else to come round and re-do them.

The photos are a mishmash, even looking at the floor plan I couldn’t work out the flow, which bathroom, which bedroom etc. The first photo put me in mind of a house from middle earth, do you have two front doors?

I would expect a virtual tour which would follow the way you would show the house and similar from the photos. It’s a lovely house but looks like bits have been added ad hoc.

I agree that you need a better photographer and to refuse to pay for these.

@AuntyPonsonby the annexe is the separate cottage to the left of the first picture. I find it odd calling it an annexe as I would expect it to be joined to the main house.
@viques, that's the thing, he's managed to get in every bare wall there is but none with any artwork! It doesn't feel empty at all in real life.
@MumblesParty & @KievLoverTwo , I may suggest a drone or aerial photos as that may give a better idea of the space.
@KPops22 yes a bath in our bedroom. Controversial decision but its stunning in real life.
@CapEBarra we have a beautiful original fireplace in the lounge- you wouldn't know it from these photos!

Thank you all for your input, I think I'm justified in going back to the EA and getting them to sort out the issues.

Too bloody right - is it 2.5% of £2.5m?

£62k! That's enough money to employ a pretty well-qualified person full-time for a year! Let them sort out some photos.

Lovely house - I like the first picture, but I don't think the other photos do much for the listing.

There's one of the garden and the grass looks a bit brown and dead in places. Also why is is captioned number 24, when it's the 4th picture of 22? Confused

Thoughts on these professional photos please.
