We've just put our house on the market having just finished renovating it. The estate agent advised us to have a company come and take the photos for the brochure which we did and paid for.
I cant shake the feeling that they're just a little underwhelming. The estate agent has suggested we take some more 'lifestyle' photos that they could add to the listing but ive realised I'm no photographer and they just look a little crap!

Do you think it would be worth getting the photographer back or am I overthinking it and the photos are fine?
Here's the listing: https://www.rightmove.co.uk/properties/137062946#/?channel=RES_BUY

There's not much you can do about the street view, that's what the street looks like. It's the main road through a small village. And what you're seeing is the car park at the back of a tearoom/cafe. Would look better if it has been later in the year when the trees are not so bare though!

OP the photos are absolutely fine. They don’t matter as much as MNers think they do. Houses sell on location, condition, floorplan - not on cushions, throws and pot plants. Anyone looking for that square footage at that price point will come and see it anyway.

That isn’t really the answer to the original question, though - the OP has employed someone to do a job, and they’ve done it badly. They should either not be paid, because their work is clearly shoddy, or they should rectify it.

I had to get the photos in MY house re-done as they didn't show it off properly. I think the new ones do the house justice? Whaddya think?

🤣🤣🤣🤣 your mansion looks a dive

LadyLapsang · 10/07/2023 21:42

Some of the photos seem to be taken at strange angles but that wouldn’t put me off were I interested. There seems quite a lot of competition at your price point and I would expect you bought quite low and haven’t had it long. Given that, I suspect you are being pretty ambitious on price.

Yikes!

That's brilliant! Surreal, and if you turn to the left, several intense stories playing out in the car park.

Santasjingleballs · 10/07/2023 21:44

It lacks character to be honest, has low ceilings and small windows…. For 2.5 mill I expect more….good luck in selling it.

BernadetteRostankowskiWolowitz · 10/07/2023 21:44

Yeah I was fairly thorough in my looking at your link and I didn't realise there was a garage - is it on the floorplan?

YellowDots · 10/07/2023 21:46

Houses sell on location, condition, floorplan - not on cushions, throws and pot plants.

Some people can't visualise things though. I can look at a house or a listing like this and I can think 'I can put my table there in that window and that room can be for the triplets because I can fit three beds in and this garden is big enough for my seven motorbikes' but some people can't imagine a room as a bedroom if it hasn't got a bed in it.

ArabeIIaScott · 10/07/2023 21:46

OP, the pictures are rubbish, I'm sorry. The angles are wrong, they've not adjusted the colours/contrast/brightness so they're all too cold and washed out. The runner on the dining room table also doesn't work, no offense. And there are so few pictures, given the size of the house! There's an acre of ground? Yet they've made the garden look very small.

I would ask for a refund and get someone else to do them.

They’re just standard EA photos. OP can have them reshot but she will have to pay and it’s not really worth it. It won’t make the blindest bit of difference to interest or the sale price.

arghtriffid · 10/07/2023 21:47

I agree the photos are not that good. The first photo of the front of your house, isn't great. Some are atrocious - back of sofa and just odd angles which make your house squat, narrow and small.

Well, they do, though. We had an EA who took a lot of crap pictures and we ended up cancelling the whole thing and going with another firm. It made all the difference.

SilverSilverStreet · 10/07/2023 21:47

The (inexpensive) fence is too prominent, especially as it’s in the first photo and another early one.

it looks as if the house has been squashed in the corner of a bigger plot.

At the very very bottom of the blurb is this.

Yet no photos of any of it.

Yea, the carpark is like a hazard perception question from the theory driving test. Or the start of a soap opera.

arghtriffid · 10/07/2023 21:49

It looks like a hobbit house. It is beautiful I'm sure...

NewMeNewYou · 10/07/2023 21:50

Kitchen bottle shelf too cluttered and messy.
Rest of the photos are very clinical, I think for a house of that value the photos could be better.

ReadingSoManyThreads · 10/07/2023 21:51

Woolley & Wallis will totally be calling you tomorrow @Therearetoomanyofus excited about how many viewings your listing has had the night before 😂

NormalForNuneaton · 10/07/2023 21:51

I really can't be arsed to read the whole thread but has anyone mentioned the photo with the bed and toilet in the same shot. Just looks so wrong.

I also thought photos were done by the agent. Who knew.

misslooloo · 10/07/2023 21:52

Interiors photographer here!

I would not be happy with these. The exposures are fine (if you like that sort of everything-is-bright thing) but the use of a wide angle lens is a poor choice. The compositions and central focus of some of the shots are questionable (back of the sofa. Random dining chair in the foreground. Really?!) Some of the lines (walls) are off and there is an awful lot of ceiling in many of the photographs. I get no sense of how it ‘feels’ to be in the space. That comes down to exposure choice again.

Can I ask how much you paid for them?

AndyMcFlurry · 10/07/2023 21:52

Yes you need new photos and a new estate agents. I’d also advise you to hire someone to stage your house, you will recoup the cost in a higher sale price.

Therearetoomanyofus · 10/07/2023 21:52

@BernadetteRostankowskiWolowitz nope, it's not on there. Neither is there a photo of the entrance to the driveway. Its all a bit shit isn't it?

To the people that asked about the two front doors- the front part of the house like looks like a hobbit's house is the original gatehouse. It has been built on throughout time and the other front door added. I didn't give it much thought until this evening 😆

@Mirabai that's the point though- they are not standard EA photos. We have paid a professional photographer to come in and take these photos.

You have a lot of alcohol!
But yes, the photos aren't great. Your house is lovely and needs better photos and ones which flow from the front door.

Did your “crap” photos look like these? They’re not bad.

What will put people off about the house is simply that it’s an extended cottage and the bedrooms are small compared to the size of the downstairs reception space, and too many are on the ground floor.

That will be the dealbreaker here not some clumsy wide-angled shots.

Mirabai · 10/07/2023 21:56

That is standard at this pricepoint.
