We've just put our house on the market having just finished renovating it. The estate agent advised us to have a company come and take the photos for the brochure which we did and paid for.
I cant shake the feeling that they're just a little underwhelming. The estate agent has suggested we take some more 'lifestyle' photos that they could add to the listing but ive realised I'm no photographer and they just look a little crap!

Do you think it would be worth getting the photographer back or am I overthinking it and the photos are fine?
Here's the listing: https://www.rightmove.co.uk/properties/137062946#/?channel=RES_BUY

The photos don't strike me as photos selling a house of that value.

Some of the angles are similar to the awkward ones I've seen on local 5/6 bed extended houses that make it very difficult to visualise how the space would work and feel.

uniresearch2023 · 10/07/2023 20:18

The photos are average tbh, but my question is - where are your curtains?? How does anybody get any sleep in your house?

Jumbojem · 10/07/2023 20:19

GiveOverRover · 10/07/2023 20:16

They don't look any more professional than a standard estate agents snaps, I agree, they're a bit awkward.

This. Plus why do these photographers always use those lenses that elongate the rooms but the make all the doors/cabinets look out of shape? Your eyes won't deceive you on room size when you view and the measurements don't lie either.

pambeeslyhalpert2 · 10/07/2023 20:19

Dammmmmn! Beautiful house!!

FVFrog · 10/07/2023 20:20

@Therearetoomanyofus I agree they are a little underwhelming. I live not that far from you (same county) and my house is still on rightmove. The photographer arranged by my estate agent did a fantastic job, if you’d like details please message me privately and I’ll send you a link and details of the company if you’d like. You house is gorgeous and you live in an amazing area!!

KievLoverTwo · 10/07/2023 20:22

For 2.5 million I would want a virtual tour or video, and not one of those collage of all photo videos, an actual walk through. I see them on 350k houses so it feels tight not to get them on a home of your value.

I would re order the garden photos so you see the biggest garden bits before the smaller ones.

Labelling on photos also helps, bedroom 1, garden, annexe garden, utility etc.

Lifestyle? No, I don't want close ups of bannisters, oranges or taps, but photos from each angle of each room are especially useful, I want to see exactly how much room there is at the end of a bed and to both sides.

Lovely home, good luck with the sale!

Mysteriousgirl2 · 10/07/2023 20:23

The only image I like is the first one, which I think gives a level of intrigue that you need for that type of property.

Why didn’t you make the beds properly? DH is a very high end commercial photographer and those beds would drive him mad (I know-I’ve assisted him on some shoots in the past)

Personally, I would have taken down the shot of the pink container flowers and the back of the house - it looks messy with the chairs sort of tangled at the back and the parasol unopened.

I would also add a bottle of champagne in your table interior shots with expensive looking flutes. You are not just selling a house, you are selling a lifestyle that goes with it.

It’s a lovely house, and sadly not only does the photographer have very little concept of how to light it correctly, but they’ve also got little attention to detail.

Doingmybest12 · 10/07/2023 20:25

They don't look very professional but also it doesn't really look like anyone lives here to me. The angles are odd, no curtains or blinds and a bit minimalist. I am sure you gave a lovely home but I agree these do not show it off well.

LadyAstor · 10/07/2023 20:25

Your house is lovely but the pictures look amateurish.

PTSDBarbiegirl · 10/07/2023 20:26

Mess.

Clymene · 10/07/2023 20:26

I think the photographer hated you. Because looking at the first few photos, it looks like your house is on a tiny plot with next door neighbours in touching distance.

They're pretty bad.

1stepforward2stepsback · 10/07/2023 20:26

They all look a bit out of proportion (maybe some fancy if we to make it look bigger?)

You seem to have decent room sizes but they look stretched and empty in the pictures. A warmer, more natural look would be preferable.

BillyNoM8s · 10/07/2023 20:26

A lot of the photos are too wide/wrong angle.

There are too many things left on shelves and windowsills in quite a few pics.

Agree I'm not sure why the EA have made you pay for independent photos?

It's a nice house. Lovely garden. I'd buy if I had the funds.

ActDottie · 10/07/2023 20:27

This has to be a joke!

Harebrain · 10/07/2023 20:29

Your house is gorgeous but the photos don’t show it off. I think it’s the weird angles they’ve used. I hate lifestyle photos. I don’t need to see a close up shot of a loaf of bread or a bunch of flowers.

GretchenPaisleyHiggenbottom · 10/07/2023 20:30

It looks delighfully twee to me

Therearetoomanyofus · 10/07/2023 20:30

Oh shit, hadn't realised I'd inadvertently posted in AIBU...

I do get the comments, it may seem like a stealth boast but we've worked bloody hard to get it to this and now we are having to sell much earlier than we would have wanted so I wasn't sure if that's clouding my judgement.

In answer to some questions, @Papernotplastic I do actually have a photo of a deer invasion in our garden-maybe I'll send that over 😁

@LizzieSiddal we went with their recommended photographer- do you think I should get a different company in?

@Loobydoobies in all honesty, I'm not entirely sure- feeling a tad robbed now .
@SlightlyJaded ffs, I was going for more of a Waitrose sized boast 😉

@snowgirl1 the in laws live in the cottage where those pics were taken- he was probably too scared to ask to move anything!

CottonSock · 10/07/2023 20:31

They are a bit shit and seem incomplete for the house value.

TheDuchessOfMN · 10/07/2023 20:31

You’re right OP, thoroughly underwhelming.

The couch throw in picture 11 needs attention.

😆

TomorrowToday · 10/07/2023 20:32

Yes. Angles are bad. Doors open look weird. Chair pulled out, weird.

Get someone else.

Also you need to stage your house better.

CJat10 · 10/07/2023 20:32

Odd combination impression of a barren yet untidy house. The wide angle is ridiculous so the rooms look stretched and out of proportion. I agree photos don't sell the property lovely though it is

Therearetoomanyofus · 10/07/2023 20:32

@1stepforward2stepsback this is something that really bothers me about them. The rooms do not in any way need stretching to make them look bigger-if anything it would have been better to close them in and make them look cosier and it all looks so bleak in the photos.

OP posts:
GoldDuster · 10/07/2023 20:33

Why don't this agent provide professional standard photographs as part of their offer? The photos you've got are not great at all, even if they'd been free I'd be underwhelmed.

Sarvanga38 · 10/07/2023 20:34

Beautiful house, but I agree that the photos are not what I’d expect of a professional you are paying to sell a high value house.

Angles rubbish in many of the pics. Cushions not plumped on chairs. Some beds looking a bit studenty. Worst of all - that white flex in the kitchen!

I reckon it’s the estate agent’s brother supplementing his income!
