I noticed the last one was full, so here we go!

Hello to the newcomers and welcome back to those who are still working their way through the joys of house buying/selling.

OP posts:
instantpotnoodle · 21/06/2023 12:56

We’ve agreed completion on 13th July. We’re ready to exchange but radio silence when we said we want it to happen by end of June at the latest. Getting tetchy!

Myusername4321 · 21/06/2023 12:57

@thewillowbunnies it isn't Barclays you are porting with is it?

They have proved themselves to be totally incompetent this time - like application sent to wrong departments with no application reference and IT issues not getting resolved for weeks!

We are due to exchange soon and it's the only thing we need. Mortgage advisor said they are avoiding Barclays at the minute but because we a porting we didn't have a choice.

Asian · 21/06/2023 13:42

We agreed to exchange by end of June for ours, but the sellers have gone for a holiday without answering the last set of enquiries and without informing anyone. Not sure how someone can take the other person for granted this ways. I am planning to withdraw the offer if the enquiries are not answered by next week. What if they disappear on the day of exchange? I can't trust them anymore. Please advise if this normal?

We're now supposed to be exchanging tomorrow or more likely Friday, it's taken a potential breakdown of the chain to focus attention though.

We’ve had confirmation that we’re aiming for next weds for exchange 🤞🤞🤞

TFMinx · 21/06/2023 18:36

Good luck @BungalowBuyer and @instantpotnoodle 🤞 we're going to look at two houses on Friday, after our chain collapsed. Please let one of these be the one and it all goes smoothly this time!

We have exchanged today! Feel like I have aged 5 years though. Good luck to all on here still waiting for good news. Smile

Reeniebeanie78 · 21/06/2023 22:01

Congratulations @dontlookgottalook - hope you get good news soon @BungalowBuyer and @instantpotnoodle ! And @TFMinx - hope you manage to find something even better! We completed on our house sale last Friday and are due to complete on our onward purchase on Friday. Our house sale and purchase been such a rollercoaster (almost fell through several times on both sides) but hopefully almost there now and we will soon be settled in our forever home and all the stress and sleepless nights will be worth it. Sending lots of positive thoughts to all those going through the process - I found that as soon as I got the number of our buyers/ sellers it made everything go far more quickly (and smoothly!). xx

I'm starting to worry Ive made a mistake with my choice of solicitor. Is it normal to not acknowledge receipt of emails, paperwork or payments? I find it very rude to be honest!

I don't think so but experiences will vary.

i have cocked up some forms. I can't believe I'm saying this but the stress of the whole thing is making me wonder if I should park it. I know I'm being irrational though.

Wednesdayonline · 22/06/2023 15:14

So we have pulled out of the purchase. I feel bad! But seller was so demanding and would not negotiate on anything at all, and we just couldn't do the completion date. I'm not sure what their tactic was, as now suddenly they are open to negotiation since we've pulled out, but for the last 2 weeks would not compromise on anything at all and threatened to pull out if we didn't agree. The whole thing has soured our interest in the house anyway as it needed a good bit of money to do it up and was not being well looked after. Thankfully already had an offer accepted on a probate property, which is dated but immaculate and obviously was a very loved home. Now to start again and hope the grant of probate doesn't take 6 months....

EmmaEmerald · 22/06/2023 15:17

Wednesday I was confused by your previous post as it mentioned something about affordability?

Wednesdayonline · 22/06/2023 15:35

@EmmaEmerald yes we are renting and can't get out of it yet, which is why we wanted to negotiate on completion date so it wasn't quite so soon, otherwise it is difficult for us to afford as paying both mortgage and rent for longer than we had planned to.

EmmaEmerald · 22/06/2023 17:57

Wednesday ah, I see. Always tough to co-ordinate.

interested to know, what sort of legal fees are people incurring for sale only?

I think mine will go over £2k.

museumaccessibility · 23/06/2023 04:56

We're hoping to exchange very soon. We're waiting for our solicitor to send us the report on the searches which seems to be taking forever. We're swapping houses with out neighbour and it's really frustrating being so close to the house but not in it yet. The kids are desperate to get in and get their own rooms. Good luck to everyone in the same position!

Legal fees for just my sale should be about £800.

instantpotnoodle · 23/06/2023 07:48

I think our sale legal fees last year were about £1800

tintin1998 · 23/06/2023 08:09

Hoping that today we will exchange, although I’m not hopeful

EmmaEmerald · 23/06/2023 09:23

Thanks for answers on fees
for me it's a leasehold flat with cladding

so the additions of
management pack
Leasehold Information Pack
now Building Safety Act

I think it will end up at £2000

I'm on tenterhooks also hoping we'll exchange today and in time for me to pick up the keys before the EA closes.

instantpotnoodle · 23/06/2023 14:05

Just transferred our deposit amount to the solicitor for exchange on weds. Always feel sick when any large amount goes off into the banking ether so waiting solicitors confirmation they’ve received it!

Are you simultaneously exchanging and completing?

Could i ask how long your searches took to come back?

BungalowBuyer · 23/06/2023 14:17

@instantpotnoodle No, we've negotiated a Key Undertaking so we can have some agreed work done before we move in.
