@Mummaluma I've never had an email from her. She replies to emails by sending me a letter in the post! But I've checked on their website and she's a conveyancer. Oh I really hope there's no problem! I'm not sure how long to leave it before calling back. Thanks for your help!

I've just emailed the estate agent to see if they had heard anything and the person who was dealing with this sale has left. I know it's not the biggest deal in the world but it's just another thing.

Turns out am buying from a teacher who wants a completion at the end of half term so they can pack, I want completion at the start of half term to get the kids in and settled in my custody time with them over half term so looks like my completion is going to be end of October. Waiting on a mutual agreement date via agents and then I think we might be good to go to get and get an exchange date in the next 2 -3 weeks. One of the suggested completion dates is my wedding anniversary, that's ironic in the middle of divorce!

I called my solicitor today and the plan amendment I made has been sent to the freeholder to approve, with my photo proving that my plan is correct! She said it shouldn't take too long to resolve (famous last words!).

Should hopefully be able to think about exchanging once that's resolved.

Another day, no exchange. The sellers "forgot" to sign their contract and haven't yet turned up at their solicitors to sign. Hopefully we can exchange tomorrow.

All a part pfa much wider pattern of incompetence from them.

@Nortam there are many mysterious things in the world, amongst them our sellers. They are on a slightly different planet. Our buyers are just...well...they are the most difficult people anyone has encountered.

trying to sell my late mothers house. already had one offer fall through due to buyer not being able to get a mortgage - it seems a final parting gift from my mother is a property that is virtually unmortgageable due to the presence of insulating foam in the roof.
verbally accepted an offer from another buyer, who is a property developer, at the start of this week - which is £33k less
but accepted it just to get rid of the damn house and it's dodgy roof before winter
but since accepting on Monday not heard anything from the estate agent or lawyer, so am getting very stressed about the whole thing....

We should have the mortgage deed in the post today (contract and lease already signed). Just need the vendor's solicitor to bloody reply to enquiries, sent over 2 weeks' ago, and the plan amendment issue now. Apparently you can't chase them on the phone, so it's emails only until they deign to respond.

I was warned they were slow, but I hate waiting! We're going to miss the deadline for giving notice on our rental this month. So fingers crossed for next.

You'd think they'd try a bit harder, wouldn't you? Especially as they often want you to exchange 28 days after getting the contract pack. No wonder the HA we're buying (part) from don't worry about hitting that deadline. There's no hope with the sols they've chosen! 🙄

We have the - soggy; the postie drowned our post today in the rain - mortgage deed. We have our witness popping round tomorrow to do the necessary. Another job ticked off the list.

Hope everyone manages to get out soon!

It just keeps going with us 🙄 the service charge from my old flat was taken from my account this week so I contacted them to say it wasn't me anymore (and I cancelled the direct debit!) But they responded to say that the buyer's solicitor hasn't yet sent them the notice of transfer! This should've been done already.
I sent them the solicitors email address - it was in my emails somewhere - so they will now be bombarded with emails from them as they need the service charge money!

Waiting for an exchange date but all 3 parties in chain have agreed completion of 2 weeks today. Everyone has signed contracts and have started packing. Conveyancers and EA all in board. Exciting stuff!

Going from a 1970s mid terrace to a 1950s semi corner plot, can't wait!

5 months sounds decent! We have been on market for over 12 months, on our 3rd buyer but are due to exchange next week thankfully.

A twist in the tale with ours....

All 3 in chain have agreed a completion date of 20th Oct and have started packing but bottom of chain (our buyer) conveyancer still dragging heels over enquiries and won't agree an exchange date!

We plan to move our furniture into storage this Sat but don't feel comfortable doing so without an exchange date agreed.

Frustrating as the bottom of chain conveyancer has the easiest job out of the 3. All contracts have been signed and returned by all parties.

My signed contract is with my solicitor, last couple of relatively minor freeholder enquiries to go!

I finally have all my assorted fixed term savings liquidated - some county / city named building societies have far better customer service than others, one in the Midlands will definitely get my custom again, one in the south east, not so much! - so feeling optimistic for exchange next week and completion on 27th.

Struggling to find a removals company though for the Friday but as nothing is crucial and me and my boys are planning a MASSIVE Ikea haul on the Saturday morning, we can camp out for one night - I can use my car for the camping gear and clothes that needs moving anyway and attempt to get a firm to shift the other stuff early the following week.

Looks like stbexh has just about sorted the deeds transfer of the fmh too which is bloody miraculous.

I exchanged today and complete next Friday on my sale . My purchase is no where near this close though ! (I am in rented )
