Our buyer pulled out just before exchange. Very frustrating for her to do so at the last minute but while I was upset I'm not surprised.

She's wanted the moon on the stick and been very unrealistic throughout the whole process.

She wanted us to pay for an electrics survey on the house. She wanted us to fix everything on the house survey or reduce the price by 8k. She wanted us to replace a broken burglar alarm with a new one. Then she wanted us to remove the burglar alarm. She asked several times for us to remove a bird nest her surveyour wrongly identified as a wasps nest. She asked for building regs compliance certificates for both the bathrooms (we solely put a new suite in to provide context, no electrics or building works) and for us to provide the guarantees/warranties for the loft ladder we installed 6 years ago.

@okthenwhat oh the blooming weird bird nest lady.. so not surprised either. Tbh as much as I’m with you on frustration, sometimes it’s best they pull out and you can move on, glad it works out for you. And do agree I think most of these idiotic buyers seem to think they can play games and be unreadable as you’re desperate to sell.. as annoyed as I am and as much as a burden it is, never would I consider anything but a fair reasonable price and exchange.

I'm gutted to say I'm leaving the waiting room as our buyers pulled out today! After weeks and weeks of stringing us along, they've finally admitted that they won't be able to get a new mortgage offer.

Oh no. I dread this happening. What are you going to do next? Relist or pause for a rethink?

@Housesellingnightmare argh hopefully she’ll cause no more issues! fingers crossed it’ll go smoothly from now.

Re: solicitor that’s bad, have to say my solicitor has been good throughout all the dramas so one area I can’t complain about!!

Hi, can I please join?

We have had had an offer accepted on a house, the mortgage is in place/funds are ready etc.

There is no onward chain as the buyers have already moved out and into a new build, DP’s house has been purchased by aFTB and I’m in rented so only have to hand my notice in.

We’ve completed all the forms and exchange is due for DP’s property in 5 weeks. I’m keeping everything crossed that it all goes smoothly but I’m an anxious wreck, don’t think I’ll ever move again after this 😂

We got our draft completion statement through yesterday and the mortgage deed is being posted to us on Monday. However, I've had no update from our solicitor as to whether the vendor's solicitor has responded to my plan correction (or how long this issue is likely to take to resolve). I'll chase next week as all she said this week was that we can exchange once we have satisfactory responses to enquiries (though I also don't know what they were!).

@MercyNursey, I don't know about you, but I struggle with the lack of control over the process which is what causes stress for me. Our purchase has gone quickly so far, but I'm the type who needs to know exactly what's happening (which I appreciate is very much a me problem!).

The surveys are due back next week so fingers crossed for them, it’s an older house so expecting something but hopefully nothing too bad. I’m a nervous wreck!

Can anyone help with that this might mean please?

Normally when I call my solicitor for an update, they ask who I am and who my solicitor is, then say they'll get one of the secretaries to call me back. They always call back within 10 minutes normally.

Anyway, today, I called and they said my case is with a partner and my solicitor will call me once they receive an update. Could this mean we are close to being able to exchange? We are FTB buying an empty house and it's taking so long. Our offer was accepted the first week of June so we are getting extremely impatient.

@Nortam how close are you to exchange? Are you using a solicitor or conveyancer? If the latter, it could be that a legal issue has cropped up and they need advice. If the former, they could be reviewing pre-exchange?

We are on day 5 of expecting exchange. Hopefully our sellers have finally done their paperwork that needed to be done.

They better bloody have, as we are expecting to move next week!

FTB - waiting to exchange.
Can anyone tell me at what point in the process you first received an exchange date?
I'm offer accepted, Mortgage offer received, searches are back, I have a couple of small enquires outstanding with the vendor.

I'm just not sure when I'm supposed to expect a planned exchange date?

@flipent the agents and solicitors will start muttering about completion dates sometime towards the end. If you are at the bottom of the chain, you may not get so much say, as the rest of the chain is likely to have agreed and negotiated before it gets to you (at least IME). Exchange comes after that and you don't necessarily get a huge amount of notice of the actual day (as it's just a load of solicitors on the phone agreeing to it) other than them asking your permission and telling you things are ready.

All a little bit 'how long is a piece of string?' TBH.

@mummaluma Thanks - There is no chain. I'm buying a vacant property. I'm not too worried about when it is, but is difficult to plan when I don't know if it will be in 4 weeks or 3 months!

@flipent I feel you. We have a tiny chain (buyers-us- sellers- vacant property) and it's been dragging since April. Exchange was authorised a week ago (originally we were supposed to move today?!) But still not happened, so completion next week. Hopefully it'll happen today, as we need to confirm new nursery etc!

All the removal guys we have spoken to seem to be saying the process is taking 6-8 months for a lot of people right now- even for simple transactions.

@flipent this is faster than our previous times- first one was a year from offer (rising market, buyers kept losing onward purchase), second was a long 7 months....

If only you knew half of how badly behaved our chain had been 😂First world problems, though.

We will all get there eventually- good luck! Have you chatted to the EA lately to see what the hold up could be?

Was my reason for asking here really - I don't want to pester the EA if it would be unreasonable to expect a date already.
I only had my offer accepted a month ago - so I may just be being really impatient!

Thanks for your help @Mummaluma I have no idea. We literally get told nothing. All searches have been done that's all I know. I call every 7-10 days but they make me feel like I'm being annoying. I think the longest I've ever been on the phone to them is about 2 minutes. I also have no idea if they are a solicitor or conveyancer. I hope there's not another problem. I can't cope with anymore delays. I am so fed up.

@Nortam we were very lucky the first time we purchased- the agent was amazing and guided us through. Unfortunately, he was a rarity and it feels like everyone hates everyone else ATM. So much apathy.

Solicitor is a protected title, so check their email signature :)

@Mummaluma Absolutely, and I'm not expecting to exchange imminently - but wasn't sure how much notice you get.
There is very little left to do on the tracker my solicitor has provided before exchange.
